Transit Oriented Development (TOD) isessentially any development, macro or micro,that induces people to prefer the use of publictransportation.
In India, this name became more prevalent sinceJanuary 2012 when Ministry of UrbanDevelopment (MoUD) came with the guide linesfor innovative financing.
Reduce/ discourage private vehicledependency and induce public transport use– through design, policy & enforcementmeasures.
Provide Public Transport access to themaximum number of people throughdensification and enhanced connectivity.
To help in making the transport infrastructureviable
To reduce the travelling time of the people Improve the modal split in favour of public
transport Will lead to affordable housing Will lead to easy transport even to poor Helps in getting the better environmental
conditions.
Increase FAR in the Influence Zone Allow the land use change in the Influence Zone Transfer the Development Right Develop the vacant Government land in the Influence
Zone in a planned manner Redevelop the area having old and dilapidated
structures Redevelop the slum areas in the Influence Zone. Encourage the Residents welfare
organisation(RWOs), Private house owners tocombine and agree to redevelop the area along MRTScorridors
Phase I Rs. 718 crores could be raisedagainst Rs. 300 crores targetfixed by Government of India.
Phase II Rs. 209 crores against Rs. 960crores
Phase III Total Rs. 2550 crores to beraised. It is still to start.

It was started as early as 2005 when 1st IT Parkwas commissioned.
Subsequently IT Park Block II & III also completedwith 30000 Sq M area each.

Isolated TOD but in a planned way to be allowed TOD norms are to be finalised early but the
development need not to be stopped on thisground.
Higher FAR should be allowed to Delhi Metro at parto other public and private developers.
Local Authorities to accord the approvals in a timebound manner.
There has to be one coordinating agency forimplementation of TOD projects at Delhi
Mixed land use to be allowed.
The item of Transit oriented development isrequired to be taken seriously as it can make theMRTS projects financially viable.
TOD policy need to be finalized early
Residential development is likely to give morecapital upfront which will be needed to fund PhaseIII and Phase IV. Hence , more land to be madeavailable to DMRC with residential and mixed landuse.
