LOCATIONThe site is on Montrose Terrace, Edinburgh. The site benefits from a central location on Montrose Terrace in the Abbeyhill area of the city, approximately one mile east of the City Centre. Abbeyhill is a mixed use area of the city, comprising a variety of residential and commercial land uses. The area benefits from proximity to rail (Waverley Station approximately 1.5 miles west of the subject site) and road links to the southbound A1 and A720 Edinburgh City Bypass.

The site is available for alternative uses (subject to appropriate planning permission). Access to the site is via two former crossovers onto Montrose Terrace and West Norton Place.
TENUREHeritable Title.
ENVIRONMENTALThe vendor will provide Environmental Reports to the successful bidders to confirm the condition of the property.
