The Problem

Both Dry and Wet Rot can cause structuraldefects in buildings. Not only is it unsightlybut it is also unhealthy. It can grow at analarming rate in certain conditions. Dry andWet Rot are usually caused by dampness,running water, poor ventilation and badmaintenance or a combination of theseconditions.

Dry Rot is the most serious of all woodrotting fungi. For fungal decay to begin, itrequires water to penetrate wood whichthen allows bacteria and micro fungi tocolonise resulting in the partial breakdownof the cell structure. The timber thenbecome more porous and potentiallywetter. If the moisture content is sustainedabove 30% then Dry Rot can colonize andgerminate which inevitably leads to decay.

As Dry Rot spores are airborne this meansthat all properties are suspectable to attackgiven the right conditions.

Once germination is established thefungus can spread rapidly, even thoughthick masonry walls, in search of timbercausing potentially widespread andextensive damage if not treated at theearliest instance.

Wet Rot fungi, whilst generally not asdestructive as Dry Rot, it can neverthelesscause severe damage if allowed to gounchecked and is a common cause ofstructural defects.

Dry Rot (Serpula lacrymans)

• It is a malignant growth.

• Dry Rot requires moisture contentsas little as 20%. It is also stimulatedby a high relative humidity and a highPH value.

• The vast majority of the infection isoften concealed.

Most common species

Wet Rot (Coniophora puteana)

• It only degrades wet timber that hasa moisture content of above 30%.

• It is most commonly found in joistends, skirting boards and externaljoinery.

• The fungus can develop and live incomplete darkness.

• Wet Rot will only grow where there istimber present.

• Timber suffering from Wet Rot willfeel spongy (even through a coat ofpaint).
