1 SUMMARY REPORT

1.1 This soft landscape method statement has been commissioned by Jabhill Properties

Ltd in order to discharge conditions 8, 9 & 10 of planning reference EPF/2043/12

dated 03 December 2012.

1.2 This report includes:

Methodology for the preparation, planting and maintenance of new soft

landscaping

Detailed planting scheme and specifications for proposed planting.

Scope and limitations

1.3 The contents of this report are copyright of Tim Moya Associates and may not be

Methodology and guidance

1.4 This report has been prepared in accordance with British Standard 4428:1989 Code

of Practice for general landscape operations (excluding hard surfaces) and British

Standard 5837: Trees in relation to design, demolition and construction –

Recommendations (2012) which provides a methodology for the assessment and

protection of trees and other significant vegetation on development sites.

2 SEQUENCE OF OPERATIONS

2.1 The sequence of operations followed as part of the landscaping process are:

ground clearance works

preparation and cultivation

Planting of trees and other vegetation

Maintenance and aftercare

3 GENERAL PRINCIPLES TO AVOID DAMAGE TO RETAINED TREES

3.1 No fires will be permitted within 20m of the crown of any tree.

3.2 No changes in soil levels will take place within the tree protection zones without prior

written consent of the local authority.

3.3 No materials, vehicles, plant or personnel will be permitted into the tree protection

zones at any time without the prior consent of the arboricultural consultant.

3.4 Any liquid materials spilled on site will be immediately cleared up and removed from

the site. If liquid fuel or cement products are spilled within 2m of the tree protection

zone, the contractor will report the incident to the arboricultural consultant

immediately.

3.5 The contractor will report any damage to trees or shrubs, whether caused by

construction activities or from any other cause, to the arboricultural consultant

immediately.

4 PREPARATION OF PLANTING AREAS

4.1 Refer to BS 4428:1989 Code of practice for general landscape operations.

4.2 All debris and weeds will be cleared from the planting areas prior to the soil

preparation.

4.3 New shrub beds to be planted outside of tree protection zones will be prepared using

machinery to a depth of at least 0.4m. A rotovator will then be used to create a fine

tilth and to incorporate soil improvers where necessary.

4.4 A layer of bark chip mulch, 75mm in depth will be applied following planting to reduce

the colonisation of weeds and to assist with moisture retention. (Section 7.10.3

BS4428).

4.5 New trees will have an area of at least 1m² mulched with the tree centrally located

unless otherwise stated.

5 NURSERY STOCK PROTECTION

5.1 All plants purchased from the supplier will be clearly labelled with the botanical name

of the plant; the suppliers name and other information i.e. plant passport number.

Also provided will be country of origin and age of plant.

5.2 Plants will be free from pests and diseases and show no signs of damage. All plants

will be inspected upon delivery to the site.

5.3 Exposure to adverse weather conditions will be avoided. Plants will not be allowed to

dry out and will be stored away from strong winds.

5.4 Bare rooted plants will have protective wrapping removed and will be firmly heeled

into a prepared trench and covered with topsoil.

5.5 All plants will be appropriately maintained until used and be kept away from possible

sources of contamination or damage. The drying out of all plants will be avoided by

watering of the roots if necessary.

5.6 All plants will be in accordance with BS3936:1992 Specification for nursery stock,

and Horticultural Trades Association (HTA) National Plant specification guidance.

6 PLANTING

6.1 Refer to the Landscape scheme 220106-P-13 at Appendix 1 for species, numbers,

sizes and planting densities.

6.2 Planting will be carried out in the next available planting season. This usually runs

from October to March but is dependent on weather conditions. Container grown

plants can be planted outside of this time providing adequate aftercare is available.

6.3 All bare root hedges will be either notch planted or trench planted. Hedge trenches

will be a minimum of 400mm deep and up to 750mm wide for double rows.

6.4 Excavations for tree pits will be at least twice the diameter of the root spread and 1.5

times the depth of the roots of the stock to be planted.

6.5 The bottom and sides of the pit will be broken up to allow deep root penetration and

so as not to create a sump effect in the hole.

6.6 Following pit excavation, the plants will be carefully placed into the hole with all roots

spread out and any damaged roots pruned back to sound growth. Container grown

plants will be carefully removed from the pots and the roots gently teased out by

hand to ensure no circling roots remain.

6.7 The plant will be placed into the pit ensuring roots of adjacent trees are retained

during the process.

6.8 The plant will be carefully held upright in the middle of the pit whilst the excavated

soil is put back over the roots in thin layers.

6.9 The plant will be shaken gently up and down, so that when backfilling the soil gets

between and around the roots. The soil will be firmed down.

6.10 The plant will be planted ensuring that the nursery mark on the stem is level with the

final level of the backfilled soil.

6.11 The final backfill layer will sit slightly proud of the existing surrounding soil levels.

6.12 All trees planted will be staked using the method shown on the planting plan.

6.13 A maximum depth of 75mm of composted wood chip mulch will be applied for the

entire width of the pit around the base of each plant to form a continuous line of

mulch along new planting areas.

6.14 Preparation and planting of all trees and plants will be in accordance with BS 4428:

1989.

7 REINSTATEMENT & GRASSING OF AREAS

7.1 All new lawn areas will be stripped of the top 100mm of soil and layer of new

multipurpose topsoil added.

7.2 Turves should be in accordance with the recommendations given in BS 3969 and

should be composed of grass varieties suitable for the intended use of the area to be

laid.

7.3 The newly levelled area will be turfed in accordance with BS 4428:1989.

8 IMPLEMENTATION

8.1 The landscape proposals will be implemented and maintained as detailed in section

9, by a client approved landscape contractor for a period of 12 months following

completion.

8.2 On completion of the implementation of the landscape proposals, the contractor

contact will invite the Planning Authority to inspect the completion of the scheme.

8.3 Any necessary amendments to the implemented landscape proposals will be

undertaken immediately after the inspection and reported back to the Planning

Authority.

8.4 Any tree or shrub forming part of the landscaping that dies, is damaged, diseased or

removed within 5 years following completion shall be replaced during the next

available planting season (October to March inclusive) with a tree or shrub of the

same species and size.

8.5 Within one month of the end of the 12 month maintenance period the contractor will

issue a report to the local authority detailing all visits and work undertaken within the

period.

9 AFTERCARE AND MAINTENANCE

To be carried out by a client approved Landscape contractor in accordance with the maintenance agreement.

Spring

9.1 In March/April plants will be checked for survival.

9.2 Any plants that have died will be replaced using the same methods for planting.

9.3 Any loose soil around the base of the new plants and any plants lifted by frost will be

firmed down by foot.

9.4 Mulching depth will be checked and reinstated to a depth of 75mm if inadequate.

9.5 Regular watering will occur. See section 10.Irrigation.

Summer

9.6 Plants will be inspected and checked for any diseases or problems and rectified as

appropriate.

9.7 The mulch will be checked and reinstated if found to be inadequate.

9.8 Weeds will be removed by hand if found to be growing in the mulched area.

9.9 The plants will be formatively pruned where identified as necessary to ensure good

long term form.

9.10 Regular watering will occur. See section 10. Irrigation.

Autumn

9.11 Ties and plants will be checked to establish whether or not they have a secure root-

hold and can remain upright.

9.12 Stakes and supports will be removed where plants indicate they can support

themselves.

9.13 Mulching depth will be checked and reinstated if inadequate.

9.14 Regular watering will continue if prolonged summer temperatures extend into the

season or if drying winds occur. See section 10. Irrigation.

10 IRRIGATION

10.1 All areas of new planting will require irrigation throughout the growing season.

10.2 Water requirement will be dependent on species, soil types and weather conditions,

however newly planted standard trees up to 18-20cm in girth will require

approximately 30litres per day from april-september. This can be reduced in

prolonged wet spells.

10.3 Watering will be carried out using a hose pipe fitted with a fine rose (subject to local

restrictions).

10.4 Irrigation will be carried out for the first two growing seasons to ensure good root

establishment.

10.5 Irrigation will be carried out first thing in the morning or late in the afternoon to avoid

excessive evaporation or leaf scorch.
