WELCOME TO CENTERBUILD On behalf of ICSC and the Program Planning Committee, welcome to the 2013 CenterBuild Conference. CenterBuild brings together professionals from all around the world. The conference offers numerous opportunities to discover more about the retail industry and create lifelong connections. In other words, it’s all about learning and connecting. CenterBuild is a one-of-a-kind experience because it provides you with the opportunity to connect and learn with like-minded design, development and construction professionals in the retail industry. We believe you will find this year’s program meets these expectations. Many of you are arriving early to take advantage of our combined agenda with the ICSC RetailGreen Conference. Tuesday will provide an opportunity for sports-based and Green Tie connecting, or you can learn from the Retail Green sessions that afternoon. Wednesday will be a day of combined sessions beginning with concurrent workshops in the morning followed by a networking lunch in the RetailGreen Trade Expo. Your overall experience at CenterBuild this week will provide you with excellent learning and connecting opportunities. Our dynamic general sessions include our keynote speaker, Jason Jennings, author of “The Reinventors” on Wednesday. Thursday’s session features a great panel discussion focused on public space design as an element of your projects and the related issues. Learning is a key element of CenterBuild. Make sure you take full advantage of the more than 200 Roundtable topics. Our Case Studies and Workshops have an expanded focus this year. The presentations feature projects and work issues related to design and construction beyond our borders. Make sure you bring your smartphone to the sessions this year. Many sessions will offer electronic polling as a way to make the sessions more interactive. Technology and Social Media are also highlighted this year with several workshops featuring LinkedIn and the use of Apps to make you more efficient. Nearly all of the sessions offered at CenterBuild have been approved for continuing education credits. Make sure you track your credits with our reporting paperwork which is available at the registration area. Your completed paperwork must be turned in prior to the end of the conference in order for you to receive proper credit. Finally, we all connect at CenterBuild. Those connections may happen at one of our outstanding receptions, interactive sessions, games of golf or our annual CDP (Certified Development, Design and Construction Professional) dinner Wednesday evening. No matter where you make them, I am confident that you will develop many long lasting relationships this year…many of which will be directly related to the success of your future business endeavors. Welcome to Phoenix and the premier retail development, design and construction conference! Sincerely,

Steve Miazga, PE, CDP 2013 CenterBuild Conference Program Planning Committee Chairman

Not only is the First Timers Orientation a terrific networking opportunity where you’ll meet members of the program committee but other first timers as well. It is also a great place to get an insider’s guide on how to plan your schedule, pace yourself, and meet people who share your interests. By attending this important event, you will also have a chance to win free admission to the 2014 CenterBuild Conference! 10:00 – 11:00 am NEW! RetailGreen & CenterBuild Combined Concurrent Workshops For the first time, RetailGreen & CenterBuild will be combining to offer joint concurrent educational workshops. Each session will focus on a relevant industry topic, such as: sustainability, green building initiatives, financing and developing in the current economy; new formats and business strategies; sustainability; diversity and much more. The workshops will be focused on operations, planning, development, construction and design and will be led by top professionals. The workshops will include both presentation and group discussion to maximize your opportunities to share and exchange ideas. A choice of six Concurrent Educational Workshops are offered in this time slot. A) Back Scratcher: Scratch & Tell Grand Canyon 1-3 This is a session like no other. We will create an environment that will stimulate questions and answers that directly involve the audience. We encourage you to question your fellow attendees, questions that normally require the appropriate forum or an appropriate “ice-breaker”. This is your chance to push the envelope. We’re hosting an hour-long “Q&A” session to ask (almost) anything to anybody in the room. There’s one catch though: you have to be willing to answer a question that someone else

7

has. It’s the ultimate game of “Scratch my Back, and I’ll Scratch Yours”, hosted and moderated by Wal-Mart’s Don Moseley. We’ll provide the forum and fill the room with your peers and colleagues; you bring the questions. FACILITATOR: DON A. MOSELEY, P.E. Director of Sustainable Facilities Wal-Mart Stores, Inc. Bentonville, AR B) Trash Talk Grand Canyon 4-5 The retail industry has struggled for years with how to successfully and efficiently divert waste from the landfill. Join this session to learn about how food-to-fuel, composting in shopping malls, and hunting for hangers is becoming commonplace. Kroger, Destiny USA, Kohl’s and Simon Properties will all talk about how their organizations are tackling the task of taking out the trash. FACILITATOR: SEAN K. SELBY, AIA, LEED AP Principal Arrowstreet, Inc. Boston, MA PANELISTS: JOHN FOJUT Vice President, Corporate Sustainability Kohl’s Department Stores, Inc. In most instances, owners are required to disclose information on behalf of both landlord and tenant-controlled utility meters. The session will explain what is motivating the passage of these requirements, explore what is required of building owners and tenants, and provide useful resources on how to comply with the laws. If you own a building, lease space or provide services to customers in California, Washington State, New York City, Philadelphia, Washington DC, Minneapolis, Boston, Austin, Seattle and/ or San Francisco don’t miss this session! It’s one thing to implement a program, but another challenge to put a program in place to keep it up for the entire lifecycle of the store. The panel will review the return on the initial investment realized, as well as the practical solutions implemented to keep the stores sustainable. In addition, this session will discuss the increased emphasis placed on sustainable products being used in retail as well as creating a sustainable store environment. H) Beyond Borders North: Canada, Exploring the Retail Opportunities Grand Canyon 4-5 Over the last decade the Canadian retail landscape has changed from coast to coast with the influx of US retailers going north of the border to expand their customer base and growth opportunities, accompanied by economic growth and development of the urban fabric in Canada’s largest cities. Canada has seen a retail transformational evolution, spurring existing suburban projects into thriving dynamic, life style urban mixed use projects with higher density residential, hotel and office buildings, and becoming the new center for urban transit initiatives around Canada. Present Canadian retailers are seizing on these opportunities also by expanding and enhancing their brand experience in their key markets. J) Brand and Media in Retail Environments Grand Canyon 11-13 With mobile retailing, social commerce and smartphone technology changing the shopping transaction, malls need to incorporate more technology to remain relevant. They also need to project a unique brand and identity that resonates with shoppers in their community in order to distinguish themselves from competing centers. Today’s retail centers are seen increasingly as the social spaces of their communities, that “third place” beyond home and work. Media and Brand are critical components in choreographing the visitor experience in these new parks, plazas and center courts, integrating technology to make them content and information-rich Town Squares. The panel will focus on practical issues of media integration into retail design and construction, as well as content and customer interaction programming that transforms the shopping experience. The lure of expanding into Canada is strong and the growing appetite for retail floor area in major centers is part of what is fueling the current retail development boom. Platinum Sponsors C.W. DRIVER / DRIVER SPG C.W. Driver is a premier builder serving the Western United States since 1919. While our commitment to quality and customer service has not changed over the years, we have successfully adapted to the changes in construction methods, technology and building complexity that have occurred over time. This includes established expertise in BIM (Building Information Modeling) and sustainable building practices. This expertise and adaptability enables our teams to better coordinate with the client, architect and subconsultants on each of our projects, resulting in on-time, on-budget project delivery. C.W. Driver also offers a range of construction delivery options including general contracting, design/build and construction management, enabling us to continue to serve our long-standing clients as their legal and financial needs change. Because we focus on quality, technology and project delivery, we have been able to deliver projects in a broad range of market sectors including education, healthcare/biomedical, entertainment, retail, industrial and civic. We have adopted a regional approach with offices in Los Angeles, Irvine, Ontario, San Diego and San Mateo. This way we are able to establish local knowledge relating to subcontractors, cost trends, city agency requirements and the labor force; fundamental information that enables us to pass on value and excellent service to our clients. Today, more than ever, there is a focus on social responsiveness and sustainability, resulting in many adaptive re-use, renovation, modernization and smaller new construction projects. In order to become a player in this expanding market, C.W. Driver has established a Special Projects Group, Driver SPG, focusing on projects $10-15 million. Historically, Driver has not targeted these projects, specializing instead on large scale new construction and project management. Driver SPG is a standalone company headquartered in Anaheim and will serve all of Driver’s key regions: Los Angeles, Orange, Ontario, Ventura, San Diego, as well as Northern California. Operating with less overhead, Driver SPG provides cost-effective project delivery without sacrificing the high level of quality and service that has made C.W. Driver a premier builder. Structured to self-perform work and provide lean management teams, Driver SPG will benefit from enhanced efficiency and flexibility. At the same time, Driver SPG will have access to C.W. Driver’s advanced technological resources including Building Information Modeling (BIM), and proven cost and time management systems.

JoS. A. Bank Charles Bank came to Baltimore, Maryland from Lithuania in 1866 and opened a small tailor shop in the city. By the turn of the century, he had branched out into the manufacturing of pants and his grandson, Joseph A. Bank, joined his small company in 1898 as a cloth cutter. As sales grew, many customers wrote to the Company to request clothing swatches and to order merchandise. We developed a list of several hundred names and sent them a mimeographed model description and price list along with the swatches. Our first bound catalog was an 8-page brochure with drawings of merchandise along with 64 cloth swatches, and mailed to approximately 10,000 customers. In early 1960’s, we opened six store locations and by 1981, there were 11 retail stores and a consistently growing catalog business that lead to 25 more in the next ten years. In the spring of 1994, JoS. A. Bank Clothiers became a publicly owned company, trading its stock through the NASDAQ Stock Exchange and opened 12 new full line stores across the country. In the late 1990's the Company had about 100 stores. In 1999 a new management team was formed. Under this new team a decision was made to increase the number of stores and develop the Internet business. Starting in March 2001 a new store design was unveiled in Charlottesville, Virginia. Since that time the Company has opened over 530 new stores to bring us to well over 630 locations. The retail store growth has been designed to provide our customers a convenient location for shopping either near where they live or work. As we go forward, we continue to adopt new business concepts such as tuxedo rental, big and tall sizes and new factory stores which will provide career opportunities for our Associates. Jos. A. Bank continues to refine its prototype to stay current and build stores that are more sustainable. JoS. A. Bank. a company with a rich heritage dating back to the early 1900's, a tradition of quality, a history of growth and a bright and challenging future.

PrimeComposite Primekss Rabine’s PrimeComposite, the world’s first jointless concrete, produces concrete floors that are strong and durable as well as virtually crack free. An acre of concrete can be poured without a single joint. This strong concrete allows for thinner floor designs with reduced life cycle costs, making it economical to construct and maintain. PrimeComposite jointless floors are ideal for warehouses, retail stores, industrial factories and manufacturing facilities. PrimeComposite is sustainable. The concrete industry is responsible for 5% of global CO2 emissions. PrimeComposite is up to 30% thinner than traditional concrete floors and produces up to 50% less CO2 than normal making it more sustainable and cost effective. The jointless concrete process also eliminates silica dust, which is created from sawcutting. Shrinkage and other joints in concrete are like potholes on the road - they slow down traffic and damage vehicles. Our steel fiber-reinforced, non-shrink concrete flooring system eliminates the joints in concrete and consequently, post installation problems.
