E-AUCTION NOTICE
Whereas the Bank acting through its Authorized Officer, in exercise of its powers under
Section 13(4) of Securitisation Reconstruction of Financial Assets and Enforcement of Security
Interest Act, 2002 (SRFAESIA), has decided to put up for sale by e-auction the Schedule-1,
PART -A property for realization of the Schedule-1, PART-B debts due to the Bank, upon the
following terms and conditions:
1. Conditions of Sale:
a) Sale is being held on AS IS WHERE IS, WHATEVER THERE AND WITHOUT
RECOURSE basis and the Bank is not responsible for title, condition or any other fact
affecting the property. The property is under physical possession of the bank.
b) The auction sale will be “Online E- Auction through website
https://ubi.auctiontiger.net on 15.10.2020 whose services are engaged by the bank for
conducting e-auction of the mortgage property. The intending bidders are advised to
access the web-site of the above e-auction agency to familiarize with the rules and
regulation of the e-auction, which will provide online training to the bidders to
participate in the e-auction. The contact details of the above agency:- E-Procurement

09619120214; or contact concerned Authorized Officer as mentioned below in
schedule- 1. The particulars specified in the Schedule-1 have been stated to the best of
information of the Bank and the Bank will not be answerable for any error,
misstatement or omission.
c) For the reasons recorded, it shall be discretion of the Authorised Officer to cancel the
sale for any reason and return the bids submitted and Bank would not entertain any
claim or representation in that regard from the bidders.
d) The person declared by the above e-auction agency as the highest bidders of the
property shall deposit 25% (twenty five percent) of sale price after adjusting the earnest
money (EMD) within 24 hours of closure of e-auction. The sale of the property shall
be confirmed in favour of the highest bidder on receipt of the 25% of the sale price. If
the successful bidder fails to deposit 25% of sale price as stipulated here in above then
the sale will be cancelled and earnest money deposited shall be forfeited.
e) The successful bidder shall deposit the remaining amount (i.e. 75% of the sale price)
within 15 days from the date of confirmation of sale by the Bank and in default of
payment as aforesaid the sale will be cancelled and amount deposited till confirmation
of sale will be forfeited. In that event the property will be put up for sale again as
determined by Authorised Officer. On receipt of the entire sale price the Authorised
Officer will issue sale certificate in favour of the successful bidder.
f) On issuance of Sale Certificate by the Bank, sale shall be complete and no claim shall
be entertained by the Bank. If the intending purchaser desires to execute any further
document relating to the sale then the purchaser shall bear all cost and expenses
required for preparation and execution of such documents. The documents prepared by
the intending purchaser shall be vetted and approved by the bank’s panel advocate at
the cost and expenses of the said purchaser.
g) Nothing in this notice constitutes or will be deemed to constitute any commitment or
representation on the part of the Bank to sell the property. Bank reserves the right to
cancel the sale for any reason it may deem fit or even without assigning any reason and
such cancellation shall not be called in question by the bidders.
h) The applicants/tenderers are advised to take inspection of records from the appropriate
authorities to satisfy about the right / title etc., of the land & building in question to
satisfy themselves in all respects before making any offers as later on, no objection of
any kind shall be entertained in this respect by the Authorised Officer or any other
authority or institution.
i) The e-auction shall be held on https://ubi.auctiontiger.net between 11.00 A.M to 1:00
P.M. with extension of 10 minutes duration after 1:00 P.M., if required. During the e-
auction process the intending bidders shall improve their offer in multiple of Rs.
25,000/- (as decided by the Authorised Officer).
j) The Bank reserves its right to accept, reject any or all bids at any stage and vary, modify
and waive any condition of sale in its absolute discretion without assigning any
reason(s).
h) Bidders have to submit them KYC document and quotation online on
https://ubi.auctiontiger.net on or before 5.00 PM on 13.10.2020 along with
RTGS/NEFT/Demand Draft/Pay order for 10% reserve price for each property towards
the earnest money deposit (EMD).
3. Bid for the property and the EMD shall be submitted in separate covers. Cheques will
not be accepted for EMD. Any bid accompanied by a cheque is liable to be disqualified.
4. Bid shall be unconditional and shall only contain the Offer Price for the property being
sold. Along with the bid the intending bidders will submit their e-mail address, contact
numbers, copy of PAN card and address proof. Bids with conditions are liable to be
rejected.
5. On the date of e-auction all the intending bidders are advised to log on to the website
of the e-auction agency within 15 minutes of opening of the e-auction to participate in
the auction proceedings failing which the EMD deposited shall be forfeited.
6. The EMD amount of the unsuccessful bidders shall be returned without any interest
immediately after the closure of the e-auction proceedings.
7. Brokers/Middleman shall not be entertained.

TERMS & CONDITIONS OF ONLINE E- AUCTION SALE
1. The Property is being sold on “AS IS WHERE IS, WHATEVER THERE &
WITHOUT RECOURSE BASIS”. As such sale is without any kind of warranties &
indemnities.
2. Particulars of the property / assts (viz. extent & measurements specified in the E-Auction
Sale Notice has been stated to the best of information of the Bank and Bank shall not be
answerable for any error, misstatement or omission. Actual extant & dimensions may
differ.
3. E-Auction Sale Notice issued by the Bank is an invitation to the general public to submit
their bids and the same does not constitute and will not be deemed to constitute any
commitment or any representation on the part of the Bank. Interested bidders are advised
to peruse the copies of title deeds with the bank and to conduct own independent enquiries
/due diligence about the title & present condition of the property / assets and claims / dues
affecting the property before submission of bid/s.
4. Auction/bidding shall only be through “online electronic mode” through the website
https://ubi.auctiontiger.net provided by the service provider E-Procurement
Technologies Limited (Auction Tiger) A-201, Wall Street=II, Opp. Orient Club,Nr.
Gujarat College, Ellis Bridge, Ahmedabad-380 006 who shall arrange & coordinate the
entire process of auction through the e-auction platform.
5. The bidders may participate in e-auction for bidding from their place of choice. Internet
connectivity shall have to be ensured by bidder himself. Bank/service provider shall not be
held responsible for the internet connectivity, network problems, system crash own, power
failure etc.

7. For participating in the e-auction sale the intending bidders should register their details with
the service provider E-Procurement Technologies Limited (Auction Tiger) A-201, Wall
Street=II, Opp. Orient Club, Nr. Gujarat College, Ellis Bridge, Ahmedabad-380 006
through website https://ubi.auctiontiger.net well in advance and shall get the user id and
password. Intending bidders are advised to change only the password immediately upon
receiving it from the service provider.
8. For participating in e-auction, intending bidders have to deposit a refundable EMD of 10%
of reserve price by way of RTGS/NEFT/Funds Transfer to the credit of on or before
13.10.2020 by 5.00 pm along with bid in Account Numbers as mentioned in Schedule-I,
Part A on Page No. 4 and 5.
9. The intending bidders should submit the duly filled in Bid Form (format available in the
above website) along with the DD / PO / quoting the UTR No. of NEFT/RTGS remittance
towards EMD in a sealed cover addressed to the Authorized Officer, Union bank of India,
latest by 5:00 PM on or before 13.10.2020. The sealed cover should be super scribed
with “Bid for participating in E-Auction Sale- - (Name of the Borrower.)
10. After expiry of the last date of submission of bids with EMD, Authorised Officer shall
examine the bids received by him and confirm the details of the qualified bidders (who
have quoted their bids over and above the reserve price and paid the specified EMD with
the Bank) to the service provider M/s E-Procurement Technologies Limited (Auction
Tiger) to enable them to allow only those bidders to participate in the online inter se
bidding /auction proceedings at the date and time mentioned in E-Auction Sale Notice.
11. Interse bidding among the qualified bidders shall start from the highest bid quoted by the
qualified bidders. During the process of interested bidding, there will be unlimited
extension of “10” minutes each, i.e the end time of e- auction shall be automatically
extended by 10 Minutes each time if bid is made within 10 minutes from the last extension.
12. Bids once made shall not be cancelled or withdrawn. All bids made from the user id given
to bidder will be deemed to have been made by him alone.
13. Immediately upon closure of E-Auction proceedings, the highest bidder shall confirm the
final amount of bid quoted by him to the Authorised Officer, Union Bank of India, and the
Service Provider for getting declared as successful bidder in the E-Auction Sale
proceedings.
14. The successful bidder shall deposit 25% of the bid amount (including EMD) on the same
day of the sale, being knocked down in his favour and balance 75% of bid amount within
15 days from the date of sale by RTGS/NEFT/Funds Transfer to the credit of in Account
Numbers mentioned in Schedule-I Part A on page 4 and 5. In case of default in payment
of above stipulated amounts by the successful bidder / auction purchaser within the
stipulated time, the sale will be cancelled and the amount already paid (including EMD)
will be forfeited and the property will be again put to sale.
15. At the request of the successful bidder, the Authorised Officer in his absolute discretion
may grant further time in writing, for depositing the balance of the bid amount.
16. Municipal / Panchayat Taxes, Electricity dues (if any) has to be paid by the successful
bidder before issuance of the sale certificate. Bids shall be made taking into consideration
of all the statutory dues pertaining to the property.
17. Sale Certificate will be issued by the Authorised Officer in favour of the successful bidder
only upon deposit of entire purchase price / bid amount and furnishing the necessary proof
in respect of payment of all taxes / charges.
18. Applicable legal charges for conveyance, stamp duty, registration charges and other
incidental charges shall be borne by the auction purchaser.
19. The Authorized officer may postpone / cancel the E-Auction Sale proceedings without
assigning any reason whatsoever. In case the E-Auction Sale scheduled is postponed to a
later date before 30 days from the scheduled date of sale, it will be displayed on the website
of the service provider.
20. The decision of the Authorised Officer is final, binding and unquestionable.
21. All bidders who submitted the bids, shall be deemed to have read and understood the terms
and conditions of the E-Auction Sale and be bound by them.
