The sale of the 354,576 SF education portfolio located in South Florida 2016 was one of the country’s largest educational-based property deals in history; it sold for a record-setting $71,480,000 ($201.60/SF) in November 2016. The five schools were located in highly desirable growth markets and operated by nationally-recognized charter school operators. The schools had an average of 17 years remaining on their lease commitments and ranged in size from 46,418 square feet to 74,992 square feet. Properties ranged from 2.06 to 17.4 acres.

5 FLORIDA CHARTER SCHOOL PORTFOLIO SALE

Thomas Cooley Law School’s challenge was to find or build a building in a campus setting within two miles of the Oakland University campus. This site would also have to offer the ability to build student housing at a later date, if necessary. The school chose to purchase a building owned by the former Chrysler Corporation. It renovated the existing 67,000 square foot building and constructed an adjacent twin building. The site sits on 67 acres of land that will allow them to build additional housing or parcel for sale. The client’s needs were met from a timing and future land use standpoint. The unique property will serve the law school well for many years. Due to the distressed market, very favorable financial results were achieved for the law school and ultimately their 120,000 square foot facility.

DePaul University was trying to expand their computer services, telecommunications and information systems school as well as their administration area. By understanding the market and the “shadow spaces” that were available in the market, Colliers secured space for DePaul allowing them to expand their computer science school in the campus environment and address their shortfall of administrative space, find them space that was easily convertible for their use allowing them to meet their tight time frame, and procure them space at rates that were $5.00-$6.00 per square foot below market.

DEPAUL UNIVERSITY

CHICAGO, ILLINOIS

National-Louis University’s downtown campus site at 18 South Michigan was too small, physically antiquated beyond the useful life of the property, and enrollments were declining. Colliers was retained to manage the entire analysis and solution identification program submitting 31 sites over a two year period. NLU secured tax exempt interest in the 171,000 SF portion of the building and buy/sell rights for the balance of the building or its space, in the future. Colliers guided the execution of a turn key build out of space, ahead of schedule and under budget and expedited their permit (3.5 weeks from issuance of permit drawings to issuance of permit), which saved NLU $1.0 million in construction acceleration costs. NLU financed the project with tax exempt bonds at 5.1% interest, all in debt service costs / SF = $10.74.
