Building Collaborative Partnerships

Multi-dimensional disruption is the future of work and to remain relevant, businesses must embrace the spirit of ‘creative destruction’ and reinvent themselves. At CDL, we are actively seeking strategic investments and partnerships for immediate entry into fast-growing, new economy sectors which complement our business and enhance our recurring income streams.

Last September, we announced our RMB 100 million investment for a 20% stake in mamahome, one of China’s fastest growing online apartment rental platforms. Operating under an asset light model with a focus on internet expansion, mamahome represents an efficient manner to grow market share.

More recently, we also announced a RMB 72 million investment for a 24% stake in Distrii, China’s leading co-working space operator. Distrii will lease over 60,000 square feet of space at Republic Plaza, CDL’s flagship commercial property in the heart of Singapore’s Central Business District, for its first international facility. Scheduled to open in 1H 2018, the space is expected to be one of the largest co-working facilities in Singapore, integrating food and beverage, entertainment, recreational and office facilities.

Aside from contributing future long-term recurring income streams, these partnerships offer CDL immediate exposure to business segments with significant potential growth and future synergies. Both the mamahome and Distrii platforms provide scalability and can be effectively applied to our asset portfolio.

Building on Strength

In 2017, we will continue to execute against three strategic objectives.

Firstly, we will actively seek acquisitive opportunities, deploying our war chest while maintaining strict discipline in our investment approach. CDL is currently very well-poised with a strong cash position of over S$3 billion to capitalise on acquisitive opportunities at the right price, especially during this period of market dislocation.

Secondly, we will continue to recalibrate our asset portfolio, enabling us to unlock value with a specific focus on achieving our funds under management objective and enhancing our price-earnings multiple.

Finally, we will retool our organisation towards a performance-driven approach, enhancing both efficiency and effectiveness. In tandem with this, we will implement several initiatives to develop our human capital from Balanced Scorecards to talent management. By broadening our core competencies, this transformative exercise will position us well to achieve our growth targets for Singapore and overseas.

On this note, I would like to express our heartfelt appreciation to you, our valued stakeholders, for your support over the past year. We look forward to blazing new trails with you in this new year ahead!

World events last year have reminded us yet again that firstly, nothing is ever predictable; secondly, one should never assume nor take things for granted; and thirdly, our response to these changes is even more important than the change itself. The global economy will need time to grapple with these challenges and uncertainties in the near-term, as both markets and industries continue to adapt to a post-Brexit world and a new US administration. Amidst these headwinds, opportunities await — and economies that are agile will be the most resilient. Organisations such as CDL must stay nimble and swift to implement innovative strategies outside their traditional playbook. We believe that prudent capital management, strong stewardship, cost control and investment discipline will be key drivers of business success in the new economy.

Building Value

For over five decades, CDL has built a solid track record in residential property development especially in our home market of Singapore. Despite challenging market conditions, in 2016, CDL, together with our JV associates, sold a total of 1,017 units (including Executive Condominiums), with a sales value of about S$1.25 billion. By comparison, in 2015, we sold 674 units with a sales value of about S$691.5 million. On a consolidated basis, Hong Leong Group emerged as the top developer with the most number of units sold in Singapore for 2016.

Notably, besides clearing our existing inventory, CDL also launched two new residential projects — Gramercy Park and Forest Woods — both of which were well received by the market. The 519-unit Forest Woods, which is a five-minute walk to Nex Shopping Mall and Serangoon MRT interchange and bus interchange in particular, was one of the year’s best-selling condominium projects, and is now 74% sold since its launch in October.

Our overseas development projects in China, Australia, Japan and UK also recorded steady sales performance. In particular, the Hong Leong City Center project in Suzhou has sold a total of 1,031 units to date in its Phase 1 launch. Its strong performance will translate into a maiden profit contribution in Q4 2016 results.

Mr Kwek’s inclusion on the list is a recognition of his efforts in differentiating the Millennium Hotels & Resorts brand from other new hotels in the hospitality scene — by partnering with well-known luxury brands and launching M Social Singapore, a new hotel targeted at millennials.

Notable mentions include the appointment of Marriott International to manage The South Beach hotel, making it the first JW Marriott hotel in Singapore. The hotel, which is part of mixed-use development South Beach, was rebranded as JW Marriott Hotel Singapore South Beach in December 2016.

He also inked a deal to build an EDITION Hotel in Singapore, which will be completed in 2019. The luxury boutique hotel is part of a brand started by hospitality maverick Ian Schrager and is under Marriott International’s stable of hotels.

Mr Kwek had shared his delight at working with Mr Schrager for the first time, although they have known each other for about 20 years, “We can work on a contemporary hotel that will be unexpected, refreshing and one of a kind.”

JW Marriott and EDITION hotels are well-known for their stylish interiors and top-notch service.

Mr Kwek also unveiled a new hotel, M Social Singapore, in June 2016. Designed by superstar French designer Philippe Starck, the same man behind The South Beach hotel, the 293-room hotel in Robertson Quay appeals to millennials, a growing group of travellers.

Other individuals who have made it to the list include singer Nathan Hartono, music conductor Wong Kah Chun and publisher of Epigram Books Edmund Wee.

In an interview with The Straits Times Life!, Mr Kwek shared that he is on the lookout for opportunities, especially during volatile times like these, but it must be at the right price.

FOREST WOOdS In Singaporean newspaper Lianhe Zaobao’s annual ranking of top-selling property developers in Singapore, Hong Leong Group came in first, based on data collected by the newspaper as at 14 December 2016.

The Group, which includes companies such as CDL, Hong Leong Holdings Limited and TID Pte Ltd, sold 1,052 private residential units for the year 2016, amounting to a sales value of S$1.33 billion. These units came from projects like Forest Woods, which was launched for sale in October 2016 and has since sold 380 units.

Located a five-minute walk to Serangoon MRT interchange, the project offers one-bedroom with study to four-bedroom apartments, and single-storey five-bedroom penthouses. Unit sizes range from 506 square feet (sq ft) for a one-bedroom with study to 2,185 sq ft for the largest penthouse unit.

Hong Leong Group’s performance in 2016 was an improvement from the previous year. In 2015, the Group sold nearly 660 units, with sales amounting to S$690 million.

With a steadfast belief in building value for the future, CDL continues to be recognised for its development excellence and contributions towards the real estate industry.

CDL Deputy CEO and CDL China Limited (CDL China) Chairman Mr Sherman Kwek was recognised with the Asia Top Entrepreneurs Award for Promising Business Leader. The award was presented by Fortune Times, an established Singapore-based Chinese financial magazine focusing on equity, real estate and employment topics in Singapore, Southeast Asia and Greater China.

Mr Kwek played an instrumental role in CDL China’s growth. Since establishment in 2010, CDL China has made a total of more than RMB 2.5 billion of acquisitions in China — with four projects in Chongqing, Shanghai and Suzhou totalling over 500,000 square metres (sqm) of gross floor area.

As part of CDL’s strategic diversification, Mr Kwek drove major acquisitions in Japan and Australia. CDL acquired its first residential site in Japan, in Shirokane district of Tokyo’s Minato ward in 2014, and acquired a stake in a prime residential project in Aoyama, also in Minato ward, in 2016. CDL also re-entered Australia’s residential sector in 2015 through a joint venture project in Brisbane’s highly sought after South Bank precinct.

REDAS paid tribute to various real estate industry leaders for their contributions to the industry, during its 57th anniversary dinner themed “Visioning Future, Building Forward”, held in November 2016 at Ritz Carlton, Millenia Singapore.

The late Mr Kwek had served on the REDAS Management Committee for 14 years, from 1981 to 1994, and during his tenure as REDAS President in 1989 to 1990, had initiated the REDAS’ Research & Education Fund to support research programmes, scholarships and institutes of higher learning.

Coming in at the 30th spot, CDL is also the first and only Singapore company to be listed on the Global 100 ranking for eight consecutive years.

The Global 100 is recognised as the world’s pre-eminent sustainability equity index and gold standard in corporate sustainability analysis. The 2017 ranking was announced at the World Economic Forum in Davos, Switzerland in January 2017.

In Japan, CDL continued to accelerate its overseas expansion with an investment into its second residential project in Tokyo — the Park Court Aoyama The Tower. The 163-unit luxury residence has a total gross development value of over JPY 50 billion (approximately S$668 million) and sits on a prime freehold land site in the prestigious area of Aoyama within Minato ward.

Strategically located within a short walking distance to the well-known Tokyo Midtown urban district and Aoyama-itchōme Station, Park Court Aoyama The Tower is connected to the Ginza, Hanzōmon and Toei Ōedo Lines. Residential units in Aoyama are highly desirable among both locals and expatriates.

CDL acquired a 20% stake in the project from Mitsui Fudosan Residential Co,. Ltd., the residential unit of Mitsui Fudosan Group, one of Japan’s largest integrated real estate developers.

Mr Sherman Kwek, CDL Deputy CEO, said, “Japan’s real estate sector, in particular within Tokyo, is experiencing a strong boom

in its residential market with robust demand for well-located condominiums in the central five wards. In land-scarce Tokyo, this is a rare opportunity to participate in a prime freehold residential development.”

Leveraging a successful four-decade partnership on Singapore residential projects, Park Court Aoyama The Tower marks the second collaboration between CDL and Mitsui Fudosan Group in Japan. In 2011, CDL’s hospitality subsidiary, London-listed Millennium & Copthorne Hotels plc (M&C), developed its flagship hotel in Japan, the Millennium Mitsui Garden Hotel Tokyo. The 329-room hotel is currently managed by the Mitsui Fudosan Group.

CDL first entered the Japan residential sector with the acquisition of an expansive 4.2-acre iconic freehold site in prestigious Shirokane residential enclave in 2014. The site will be developed into a luxury residence with the provision of a public park and open space to support the local community.

Comprising 163 luxury apartments, Park Court Aoyama the tower is strategically located within the prestigious Aoyama area of Minato ward. Apartments, which range from 389 to 3,789 sq ft in size, are targeted at high-end domestic and foreign buyers.

Facilities available at Park Court Aoyama The Tower will include an indoor infinity swimming pool on the highest floor.

CDL has established a funds management business through its Profit Participation Securities (PPS) platform. In October 2016, it announced its third PPS initiative, which unlocked value in Nouvel 18, its completed 156-unit luxury, freehold residential development on Anderson Road.

The transaction, which marked CDL’s exiting its interest in the development to a group of Singaporean investors, raised a total of S$977.6 million.

This PPS initiative marks CDL’s first funds management transaction involving a purely high-end residential asset. Its previous PPS initiatives include the monetisation of cash flows from its integrated development — The Quayside Collection — on Sentosa Cove for S$1.5 billion, and a joint investment in an office portfolio comprising three prime assets for S$1.1 billion.

Nouvel 18 is situated on an exclusive prime site of approximately 112,098 square feet, tucked away in a quiet enclave just a few minutes’ walk from orchard road. Designed by renowned french architect, Jean Nouvel, the project has a chic, modern façade and plentiful vertical and horizontal greenery.

ExPAnding HORiZOnSACROSS MulTiPlE diMEnSiOnSFor over two years, CDL has been executing its 5-year diversification strategy. Focused on two key dimensions — geographical expansion and product innovation — it targets to invest S$5 billion overseas in five key markets and raise S$5 billion in funds under management, all within five years.

By the end of 2016, CDL is on track to achieve the targets, with S$2.5 billion of acquisitions and over S$3.5 billion in funds under management.

COnnECTiViTY @ WORK: Cdl has signed an agreement to invest RMb 72 million for a 24% stake in Distrii, a leading operator of co-working spaces in China. Marking its first international foray, Distrii will lease over 60,000 square feet of space at Republic Plaza, to create one of the largest co-working facilities in Singapore.

Leading a new trend in the co-working industry, Distrii’s co-working facility at Republic Plaza will integrate food and beverage, entertainment, recreational and office facilities. Republic Plaza, a prime Grade A office building owned by CDL, is directly connected to Raffles Place MRT Station in the heart of Singapore’s Central Business District. Distrii’s co-working facility at Republic Plaza is expected to open in 1H 2018 as the space is still currently leased out.

CDL Deputy CEO Mr Sherman Kwek said, “In line with CDL’s strategic diversification, we have been actively looking for innovative offerings and new growth platforms that are complementary to our core businesses of real estate and hospitality. With the burgeoning sharing economy, an increasingly mobile workforce and a greater requirement for flexibility, we see strong potential in co-working spaces and the demand for them has been rapidly growing.”

Founded in January 2016, Distrii already has capacity for more than 2,200 members across nine locations in Shanghai, with 80% of this capacity being taken up already. With the rising popularity of co-working facilities in many urban centres, Distrii will be opening a new facility in Beijing in 1H2017 and plans to further expand in this city as well as in Guangzhou, Shenzhen and other global gateway cities.

Users of Distrii’s co-working spaces include start-ups, small businesses, freelancers, independent contractors and frequent business travellers seeking to rent furnished and equipped spaces under flexible and cost-effective terms. These users are also attracted to the smart IT infrastructure, social and collaborative environment that co-working spaces provide. In addition to working alongside industry professionals and counterparts, users are invited to networking events organised by the operator.

According to a 2016 global survey by Deskmag, a leading co-working publication, the number of co-working spaces worldwide surged from just 75 in 2007 to more than 7,800 in 2015, representing a compound annual growth rate of 71%.

Earlier, in September 2016, CDL’s wholly-owned subsidiary CDL China Limited announced it would invest RMB 100 million for a 20% stake in mamahome, a fast-growing Chinese online apartment rental platform.

Distrii’s co-working facility at Suhe Center features an in-house café, a gymnasium, interior green landscaping, an indoor event space and 500 square metres of outdoor event space with lush surroundings.Distrii’s flagship and largest co-working facility at Suhe Center in Jing’an, Shanghai, occupies three floors with 4,200 square metres and a seating capacity of 700.

Ms Christy Donato, Vice-President of Global Brand Management for JW Marriott Hotels and Resorts, is not worried about filling rooms despite global economic slowdown and slower growth rate of tourist arrivals — as the brand appeals to luxury travellers, a growing demographic.

She said, “The luxury travel segment has grown by 50% over the last five years — that’s twice as much as any other type of travel. With (French designer) Mr Philippe Starck designing the property, this hotel already came with a distinct point of view. But we elevated it by marrying the JW focus on service and programming, such as the spa.”

A new 10-treatment room high-end spa named Spa by JW, is slated to open in the second quarter of 2017 in the hotel.

Aside from the hotel, the South Beach mixed-use development also has an office tower, four heritage buildings, a retail area and residences.

Singapore’s first JW Marriott hotel has opened its doors with a brand new look in December 2016, following a S$20 million renovation.

Formerly The South Beach, the 634-room hotel is now managed by Marriott International, and sports a sleek palette of brown and white in its lobby and restaurants. Simple check-in counters with plain white stools greet guests in the lobby, against a feature wall decorated in a staid, brown-and-white quatrefoil motif.

Mr Kwek Leng Beng, Executive Chairman of Hong Leong Group and CDL, said the repositioning of the hotel is to “maximise returns on the property”. The Group is part of a consortium that owns the South Beach mixed-use development.

Mr Kwek added, “Outsourcing (operations) to a third party promotes transparency. It also allows us to concentrate our resources on core areas and drive optimal results for all shareholders.”

Designed sensitively, built sustainably — innovative eco-features are the cornerstone of all CDL residential developments. One such feature is the twin-chute pneumatic waste collection system (PWCS), which facilitates the recycling of household waste.

For embracing best practices in sustainable design and features, the 892-unit The Palette was awarded the Green Mark GoldPLUS Award in 2012.

Furthermore, as compared to the conventional method, the twin-chute PWCS requires only 17 workers instead of 23 workers, resulting in about 31% in monetary savings. It also aids in educating and encouraging residents to cultivate a habit of segregating and recycling their waste.

PWCS was Parc Emily, a private condominium completed in 2008, jointly developed by CDL and TID Pte. Ltd..

With the push towards a more sustainable built environment, public sector projects have started test-bedding and implementing the PWCS. As an early adopter of the system, CDL has hosted several

during the inaugural Productivity Leadership Summit, which was organised by building and Construction Authority (BCa), CDL CeO Mr Grant Kelley shared from a developer’s perspective the business case for productive building technologies.

Held in November 2016 at the Marina Bay Sands Expo and Convention Centre, the BCA Productivity Leadership Summit focused on the integration of Building Information Modelling (BIM) and Virtual Design and Construction (VDC) with Design for Manufacturing and Assembly (DfMA) technologies.

Drawing from CDL’s experience as one of the early adopters of the DfMA building method, Mr Kelley highlighted the benefits of spearheading ground-breaking technologies, such as applying the Prefabricated Prefinished Volumetric Construction (PPVC) method at CDL’s large-scale residential property, The Brownstone, and the incorporation of Cross Laminated Timber and Glued Laminated Timber at the Singapore Sustainability Academy.

Mr Kelley was also a panellist, together with Guest-of-Honour, Senior Minister of State for Home Affairs and National Development Mr Desmond Lee, BCA CEO Dr John Keung, Managing Director of DPR Construction Mr Joseph Yau, and Deputy Managing Director of DCA Architects Mr Khoo Poh Bin, with BCA Board Member Mr Han Fook Kwang as the moderator.

The panel discussed the importance of raising productivity at the national level, and touched on common challenges faced in the adoption of DfMA, BIM, and VDC as well as solutions to overcome them.

CDL and its 24 key partners signed a “Pledge towards Vision Zero through Safe Design — Safe Practices — Safe Culture”, witnessed by Mr Sam tan, Minister of State for Manpower (second row, eighth from the right), and joined by Mr Grant Kelley, CDL Chief Executive Officer (second row, ninth from the right) and other CDL senior management team representatives.

In support of the national Workplace Safety and Health (WSH) 2018 Plus plan, CDL spearheaded a WSH excellence pledge with key partners in its supply chain.

Witnessed by Minister of State for Manpower Mr Sam Tan, at the annual CDL 5-Star Environmental, Health and Safety (EHS) Awards held in November 2016 at the Grand Copthorne Waterfront Singapore, CDL and 24 of its key builders and consultants signed the “Pledge Towards Vision Zero Through Safe Design — Safe Practices — Safe Culture”, committing their collective support for the Construction Industry WSH Action Plans.

The pledge marks the first time that a developer in Singapore has galvanised key partners in its supply chain to support the Action Plans, which entail a recommitment to reduce workplace fatalities by 25% annually to 1.8 per 100,000 workers by 2018.

It is also in line with the WSH 2018 Plus plan and the Vision Zero movement — which aims to instill a mindset that all injuries and ill-health at work can be prevented and that zero harm is possible.

A total of four builders and six workers were also recognised for their outstanding EHS efforts during the awards ceremony. The winners received their awards from Minister Tan who also gave out the prizes to the champion and first runner-up teams for the CDL EHS Cup Tournament, an annual soccer league which promotes a healthy lifestyle and camaraderie among workers.

Held in November 2016, the Clean & Green Singapore (CGS) Carnival is a campaign which aims to inspire Singaporeans to care for and protect its common spaces and environment by adopting a clean, green and sustainable lifestyle. It also hopes to bring to life five pillars of the Sustainable Singapore Blueprint and how people can contribute to a sustainable Singapore.

Highlighting CDL’s commitment to green buildings and its expertise on sustainable development, a CDL branded Eco-Home exhibit was set-up at the carnival to offer visitors environmentally friendly tips on how to save resources on a daily basis. The exhibit was also visited by Prime Minister Mr Lee Hsien Loong, Minister for National Development Mr Lawrence Wong and Minister for Environment and Water Resources Mr Masagos Zulkifli.

During the three-day carnival, visitors were also treated to other exhibits on eco-friendly communities, schools and smart towns.

CDL’s eco-Home exhibit provided visitors with tips on how to incorporate sustainability into various aspects of their lives and homes.

CDL has partnered the National University of Singapore (NUS) for the second time to organise the fourth annual Asia Environment Lecture held in November 2016 at NUS.

Reaching out to the public, private, non-governmental organisations, and educational communities, this lecture is an initiative by two NUS multidisciplinary programmes on the environment: the Master of Science in Environmental Management (MEM) and the Bachelor in Environmental Studies, together with the Law Faculty’s Asia-Pacific Centre for Environmental Law (APCEL). These two programmes also involve the collaboration of nine other faculties and schools at NUS. Chairing this lecture was Professor Tommy Koh, Ambassador-at-Large, Ministry of Foreign Affairs, who also chairs the Advisory Committees for APCEL and the MEM programme.

Delivering the lecture was Dr. Andrew Steer, a renowned climate expert and President and CEO of the World Resources Institute.

His lecture, titled “Growing, Growing, Gone? How to Prosper while Protecting the Global Commons” touched on the recent global political, environmental, technological and financial developments. Based on these observations and the upcoming global trends, he shared his thoughts on what the world could and need to do in order to keep on growing.

In addition, CDL also participated in the Responsible Business Forum on Sustainable Development held in Singapore in November 2016.

Attended by over 600 delegates, the forum, Titled “Innovation and Collaboration to Deliver the Global Goals”, brought together perspectives from businesses, governments, UN agencies, investors and international experts. Workshops were also conducted for each of the 17 SDGs and CDL Chief Sustainability Officer Ms Esther An represented CDL as a panelist for “SDG Goal 11: Sustainable Cities and Communities”.

Delivering the opening address, Minister for National Development Mr Lawrence Wong explained the interdependence of the current economy and business sustainability. He also commended CDL for setting ambitious voluntary targets, beyond the government’s sustainability blueprint targets, to green all existing buildings, and significantly reduce greenhouse gas emissions for each of its buildings.

SEASOn OF giVing:CElEbRATing WiTH THE COMMuniTYas part of CDL’s community outreach efforts, City Sunshine Club (CSC) staff volunteers organised a special half-day Christmas outing at SaFRa Toa Payoh, for children of aRC Children’s Centre.

Resonating with The Sustainable Singapore blueprint 2015’s vision of sustainability and concept of Circular economy, the 6th CDL Singapore Sculpture award adopts the theme “Towards Zero Waste!”.

Accompanied by CSC volunteers, 40 children beneficiaries were treated to a special festive outing to Kidz Amaze — an indoor playground — while the older ones engaged in the sport of bowling.

Following a sumptuous meal of catered lunch, the children welcomed Christmas festivities early by decorating their own special Christmas Tree Party Hat in a light crafts session guided by CSC volunteers. The fun-filled day came to a rousing finale with the distribution of Christmas gifts,much to everyone’s delight.

Since 2011, CDL has been a corporate partner of ARC Children’s Centre — a day-care facility for children with cancer or other life-threatening illnesses, and provides support through active involvement in activities and enrichment programmes for the children.

The 6th CDL Singapore Sculpture Award was launched in November 2016, with a briefing held for schools and members of the art community.

Based on the theme “Towards Zero Waste!”, participants are to conceptualise a sculpture that encapsulates the spirit of sustainability and the essence of a circular, zero-waste economy. The proposed sculptures are to be created using the remaining materials from the construction of the Singapore Sustainability Academy (SSA), such as Cross Laminated Timber and Gulam, verified by the Nature’s BarcodeTM system as coming from responsible sources, and Timber decking. The winning work will also be commissioned for display at the SSA.

The SSA is the first major People, Public, Private (3P) ground-up initiative in support of Singapore’s goals to tackle climate change and the first major training and networking facility on sustainability set up by a local private property developer (CDL) and a non-profit organisation (Sustainable Energy Association of Singapore — SEAS).

In collaboration with its partners, CDL created the “Learning Space @ Limbang” to provide children and youths in the residential estate with a conducive learning environment after school.

In addition, CDL’s staff from its employee volunteer programme City Sunshine Club (CSC) will conduct fortnightly character building courses at the space, for the next two years. This initiative strives to educate 30 primary school children aged seven to 12 on ways to understand, care about and act upon core ethical issues.

The community space was supported by like-minded partners such as National Library Board (NLB), which contributed books for the designated kids’ corner, and National Technological University (NTU), whose students will provide tuition to selected youths in this programme.

Dr Teo Ho Pin, Mayor of North West District said, “I would like to thank CDL for initiating this Learning Space @ Limbang, with support from Limbang Grassroots Organisations, NTU and NLB to inspire the youths, building up their capabilities. I hope that this giving-back spirit will continue to grow within the North West District.”

As corporate partner of the North West Community Development Council (CDC)’s outreach initiatives since 2012, CDL has been providing support to residents of Limbang through various programmes, including distributing festive packs and organising activities on festive occasions, and donating household items to needy families.

“Learning Space @ Limbang”, a conducive learning space cum library located at the limbang Park Residents’ Committee (RC) centre will benefit some 200 children and youths in the limbang community.
