INTRODUCTION
Camela Farm, Camblesforth comes to the Market due to the pendingretirement of the farming Partnership of A Boast and Son. Camela Farmhas been in the ownership of the Boast family since 1972, with otherland in their ownership since 1942.
The Farmhouse and Buildings are situated on the edge of the village ofCamblesforth which is situated on the A1041 Selby to Snaith Road, beingsituated approximately 5 miles from Selby and 7 miles from the town ofGoole and 6 miles from Junction 36 of the M62 motorway.
The Farmhouse offers traditional accommodation with a range of FarmBuildings including a modern Grain Store and General Purpose Shed.
108.58 acres of land are situated within a ring fence to the north of theHomestead and being primarily Grade 3 arable land. There is a furtherblock of 50.48 acres of land off Wade House Lane, Drax (approximately2 miles from the Homestead) which is predominantly Grade 2 arableland. Located to the east of Drax Power Station is a further 11.59 acresof Grade 2 arable land (approximately 1.5 miles from the Homestead).
The land varies from mixed sand to medium to heavy clay capable ofgrowing a variety of cereals, oilseeds, pulses and root crops.
BASIS OF SALE
The Farm is offered for sale by Tender, either as a whole or in up to 4lots thereby enabling prospective purchasers to offer for Camela Farmcomprising Farmhouse, Buildings and 108.58 acres of land or up to 3further lots of arable land ranging from 0.64 acres to 50.48 acres or anycombination of lots to add to existing farming enterprises.

RIGHTS OF WAY, EASEMENTS AND WAYLEAVES
The property is sold subject to all rights, rights of way, whether public
or private, light, support, drainage, water and electricity supplies and
other rights and obligations, easements, quasieasements and restrictive
covenants, and all existing and proposed wayleaves and masts, pylons,
stays, cables, drains and water, gas and other pipes whether referred to
in these particulars of sale or not.
Both Lots 1, 2 and 4 are crossed by overhead power lines.

OUTGOINGS
Camela Farm House is placed in Band E for Council Tax purposes, withCouncil Tax of £1926.90 payable to the Selby District Council for2015/2016. Drainage rates are payable in respect of the farm buildingsand arable land. The drainage rates are payable to the Selby InternalDrainage Board with rates payable of £428.10 for 2014/2015.
SCHEDULE OF LAND AND AREAS
National Grid numbers and areas as identified on the Rural Land Registerhave been used in the schedules of the Lots and are for referencepurposes only. They are believed to be correct but the purchaser/s shallbe deemed to have satisfied themselves by inspection and measurementor otherwise that that the description contained in these particularsdescribes the property and any error or mis-statements shall not annulthe sale or entitle the purchaser/s to any compensation.
SPORTING RIGHTS
All sporting rights are in hand and will pass to the purchaser of the respective Lots.
BASIC PAYMENT SCHEME ENTITLEMENT
All arable land is currently registered on the Rural Land Register and has beenused for the activation of Single Payment Entitlement between 2005 – 2014.
The Seller owns a total of 68.69 hectares of Single Payment Entitlementswhich have been converted to a similar number of Basic PaymentEntitlements.
It is anticipated that a total of approx 68 hectares of Basic PaymentEntitlements will be activated for the Claim year 2015 as at 15th May 2015.
The Seller will transfer to the Purchasers of respective lots theappropriate number of Basic Payment Entitlements activated for that lotas at 15th May 2015 to enable them to make an application for the 2016year Basic Payment.
A copy of Single Payment Scheme SP5 forms for 2014 is available forinspection as will be a copy of the 2015 Basic Payment application asand when it has been submitted.
The Basic Payment received for 2015 shall be reserved to the Seller andthe Purchaser will be required to enter into an undertaking to meet allcross compliance of the Scheme’s requirements until 31st December 2015.
TENANT RIGHT
Land has or will be cropped by the Seller for the 2015 harvest, details ofwhich are set out under the individual Lot numbers below.
The Seller shall continue to apply all tillages and sprays up until theCompletion Date of the Sale.
The Purchaser of each respective Lot in additional to the purchase priceshall pay a Tenant Right payment for all crops sown prior to completionof the Sale on a seed, fertiliser, sprays and labour basis, such costings tobe in line with the CAAV Guide to Costings Schedule and all other inputsto be supported by invoices.
In addition, the Purchaser shall pay an Enhancement Value payment of£75 per acres for all winter sown crops and £50 per acre for all springsown crops.
There shall be no payment for Residual Manurial Values or UnexhaustedManurial Values.

The Purchaser/s shall not be entitled to make any claim for dilapidationor deductions whatsoever.
QUOTAS AND CONTRACT TONNAGES
There are no quotas or contract tonnages attached to the land to be sold.
LAND CLASSIFICATION AND SOIL TYPES
The land is shown on the former Ministry of Agricultural Fisheries andFood Land Classification Plans for England and Wales as Grade 2 andGrade 3. The land is shown on the Soil Survey of England and Wales asFoggathorpe and Formby soil series.
ENTRY LEVEL STEWARDSHIP
The Land has not been entered into the Entry Level Stewardship Scheme.
NITRATE VULNERABLE ZONE
All land is situated within a designated Nitrate Vulnerable Zone.
EXCHANGE OF CONTRACTS, COMPLETION AND POSSESSION
The successful Purchaser/s will be expected to sign a binding contractwithin 21 days of being notified that their Offers have been accepted bythe Seller. Legal completion of all Lots shall be 5th June 2015 or earlierby arrangement.
