WHAT’S LEFT FOR Cambridge Investors?

With Cambridge’s constantly changing skyline and an ever-growing population, it’s increasingly diffi cult for investors to fi nd value for money in our city. Anton Frost, lettings partner at Carter Jonas Bradshaws, off ers his advice on the areas to unlock.

NORTH CAMBRIDGEWe’ve seen house prices steadily rising in this area over the last two years and anticipate further capital growth in the next 24 months. The announcement of a new railway station in the north of the city has certainly fuelled interest in this patch, particularly in Histon, Impington and parts of Chesterton. Commuters will see the value of the location due to its links to the capital.

SOUTH OF THE CITY – ADDENBROOKE’SThis key area in the south of the city is home to several large new developments that continue to evolve. The Great Kneighton scheme is still expanding and prices remain reasonable for investors, but rents will increase as demand starts to outstrip supply. Tenants are looking for quality accommodation close to the city and this development certainly ticks that box.

CHERRY HINTONThe suburb of Cherry Hinton may have been overlooked by investors in the past, but is worth considering as demand increases in the centre of the city. Great links into town without the price tag means the return here can be greater than city centre areas.

Inspired by nature’s colours, green is on trend this year. Th e theme stretches to green as an eco sensibility, as well as the colour, with many homeowners looking to be environmentally friendly with their decor. Read on to fi nd out how to make your house look and feel good just in time for spring

INTERIORS

Using the great outdoors as inspiration for your home is the perfect starting point for this year’s green theme and an orangery or conservatory is the most effective way to bridge the gap between inside and out.

Featuring more brickwork than conservatories, orangeries are the luxury option. With typically large windows and glass roofs, they are a stylish way to merge the house and garden. With over 25 years of experience, Westbury Garden Rooms, based in Essex, has established a reputation for offering bespoke orangeries.

“Orangeries are a popular alternative to conservatories not just because they look stunning but often because they are

more practically suited to our lifestyles,” says Jonathan Hey, managing director at Westbury. “Orangeries can be built as extensions to kitchens or as multi-functional family spaces, allowing the main ‘living’ room of the home to be flooded with natural light without suffering the peaks and troughs in temperature associated with conservatories of days gone by. Many people are becoming more aware of a connection between nature and well-being and want to invite the outdoors into their home. Westbury designs connect the home with its garden, allowing the owners to enjoy a sense of nature from the comfort of a bright living space.”

Allowing the greenness of your garden to become a backdrop inside your home, conservatories are another viable option for opening up your space. They have come a long way from the once charmless, PVC structures of the 1980s. Having one is an easy way to extend the footprint of your home and modern-day versions can provide versatile spaces which can be adapted to your needs. Whether it’s used as an extension to a kitchen or as a den for teenagers, a conservatory can adapt to the changing requirements of a growing family.

Located in the village of Knapwell, west of Cambridge city, is Jo Alexander, a family-run business that was started in 1999.

Green dream: PREVIOUS PAGE Farrow & Ball’s Yeabridge Green (seen on the door) packs a punch with its earthy undertones. Spring inspiration: ABOVE, CLOCKWISE Frame your view with shutters painted in a lively green hue, from £168/m2, from The Shutter Store. The zesty green apple wallpaper is a classic Scandinavian design, £59 per roll from Scandi Living. Choose conservatory furniture that doubles up for the garden when temperatures hot up like the Neptune Bordeaux Table, £1,175, and Genevieve Wicker Armchair, £225 each, from Jo Alexander.

From pale mint to rich emerald, it seems that this year green is the new grey. Depending on what shade you use, the verdant palette can give a fresh, spring look or a darker, more sophisticated feel. Extending the enthusiasm for the natural hue further is the explosion of jungle prints, botanical textiles and floral home accessories that are currently flooding the high street. For the ultimate green home, you can complete the look by buying into one of the latest eco products.

INTERIORS

The company stocks a range of furniture, much of which is sourced from Indonesia, China and Vietnam, that is ideally suited to conservatories and gardens. Sian Lowri Allpress, director at Jo Alexander, gives her advice: “A conservatory is a wonderful way of bridging the gap between home and garden. They are normally light-filled spaces and a window to the outside. Dress yours with comfortable furniture so you make the space inviting. Rattan is a classic choice for sofas and chairs and works well with rustic teak tables. Give the room interest and charm by adding lots of lanterns, tactile baskets and reclaimed-wood accessories.”

While rattan furniture is a wonderfully apt choice for these garden rooms, intricate wrought-iron pieces, such as the Balmoral and Woodcroft tables and chairs available at One World Trading Company, can give another dimension to the room. The company also stocks a range of reclaimed wooden pieces of furniture and rustic-style accessories, which fit perfectly with the theme.

A conservatory is also the ideal room in the house to showcase real greenery in the form of plants and flowers. Co-founder of online boutique MiaFleur, Hollie Brooks, comments: “Bringing the outside in is a huge trend for SS16; we first saw this with the resurgence of house plants, but this has now transcended into the use of green as a key colour for decor and accessories. A particularly great colour for spring,

green creates a lush urban jungle vibe and brings a fresh look to your home. When choosing house plants, mix faux plants with real ones for an easy maintenance option and choose green home accessories with a splash of brass for a really on-trend look.”

For something a little different, be inspired by Stone & Ceramic Warehouse’s Artist Palette porcelain wood-effect tile range – ideal for flooring or to create a statement wall. The

natural-looking tiles are available in over 60 colours, including bright emerald green for a bold effect.

Finish off the look by selecting bright shutters that will effectively frame the windows and make the most of the view beyond. The Shutter Store’s grass-green range gives a bold statement and a pop of colour to any room, but they particularly work well in rooms adjoining the garden by echoing the green of the outside space. Murray Clark, director of The Shutter Store, comments: “Spring is the ideal time to update your home with stylish shutters in seasonal shades of green. Cool and contemporary, louvred shutters create a polished yet relaxed look, whilst the adjustable slats offer flexibility, flooding the room with light. Highlight beautiful window features and create a real focal point by adding coloured shutters.’’

INTERIORS

We’ve been going mad for grey in our homes, but for 2016 it looks like green is usurping grey as our most popular colour. Choose a dark forest green for drama or a moss green for cosiness, or teal for high impact. Bright apple green works well with an all-white scheme while aqua tones feel fresh – the possibilities are endless.

David Mottershead, managing director of eco-friendly paint specialists Little Greene, agrees: “Subtle shades or bold hues, whichever you go for, green is a life-affi rming colour that brings the outdoors in. Citrine 71 from Little Greene, for example, is both confi dent and sophisticated and fl oods the room with vibrant freshness. In a north-facing room, use this green alongside a pale greeny-yellow and a chocolate brown.”

Charlotte Cosby, head of creative for paint experts Farrow & Ball, has seen the rise in the popularity of green. She advises on how to use the shade: “Yeabridge Green is the cleanest, freshest and most

uncomplicated of our greens. With less yellow than Churlish Green, but more than Breakfast Room Green, Yeabridge Green is a true avocado green. Yeabridge Green will appeal to the existing historic Farrow & Ball user as well as those who are looking for a purer tone in more contemporary interiors.

“Yeabridge Green can be used as the stronger shade in green colour schemes, giving the decoration a sophisticated, confi dent feel,” she continues. “Use it on walls with the glowing neutral Lime White on woodwork and its perfect partner Cooking Apple Green as an accent. For a bold, fun scheme, combine it with Incarnadine and Hague Blue; these will create an intense impact in any space.”

Green also lends itself to wallcoverings that refl ect the natural world: from jungle-inspired wallpapers to those with summery blooms, such as the Flora Jubileum wallpaper at Scandi Living. Nomad, a wallcovering at Urbane Living made from

water-lily leaves, gives the luxurious look of mosaic tiles and has a tactile fi nish with subtle ripples running through it. Perfect for adding glamour and depth to a space.

For something contemporary, try Scion’s Spirit Soul Rhythm and Wabi Sabi abstract prints. Hannah Bowen, designer at Scion, comments: “A trend we see cropping up a lot is the desire for the natural world to be refl ected in our interior spaces. Lush greens are a great way to bring the outdoors to your home, making green a key look.”

Renowned for their on-trend bold and quirky wallpapers, Harlequin, meanwhile, off ers a range of wallpapers inspired by nature – such as Palmetto and Jardin Boheme. Designer Louise Collis gives her insight: “Green is a fantastic colour to use in an interior; it personifi es the natural environment and brings vitality, energy and happiness into your home. Green is also a great accent colour to mix with soft greys and neutrals and is a key trend for 2016.”

From Shimu’s beautiful emerald lacquered cabinets to the pretty lime occasional chairs at MY Furniture, green is often seen as an unusual choice for larger pieces of homeware but in the right setting, they can have a stunning eff ect.

With a range of sofas and chairs in hues of deep moss and olive, Sofa.com has embraced the new colour trend. Emma Williams, head of buying and merchandising at the brand, says: “If you’re looking to update your decor and are not sure which colour to work with, consider introducing shades of green into your home. It’s such a versatile colour and works in any room. You can dress it up with bright, botanical-inspired accessories, achieve a minimal feel by adding black accents or create a soft relaxing space by laying neutral or white cushions and throws. However you decide to dress it, a green scheme strikes a perfect balance of chic sophistication.”

Textile designer Vanessa Arbuthnott also sings the colour’s praises:

“Green is life. Abundant in nature, green signifi es growth, renewal, health, and environment. It is a restful colour with some of the same calming attributes of blue. Olive green is my favourite shade of green and can be a striking colour when used in interior decorating. The hue adds an unusual element to a home. It can be soothing or exciting. However, it is important to learn how to balance olive green so that it doesn't become overwhelming. Take colour cues from nature when decorating with olive green; it appears in food, herbs and leaves. Green looks wonderful with hues of pink and also purple. You can also use subtle wood tones in your interior decorating on tables and cabinets to balance the olive tone.”

Whether you choose one of Sofa Workshop’s modern sofas, which come in shades of Meadow, Verdigris or Parsley, or Marks and Spencer’s Grove Chair in Betsy Print, it is the natural world, and the rainbow of greens it produces, that is the inspiration this season.

Jenny Hurren, owner of home store Out There Interiors, pinpoints this design ethos: “With springtime comes the smell of freshly cut grass, beautiful blooms and the time to venture outdoors, which is why green is always going to be a brilliant trend to bring inside the home around this time, too. 2016 sees a step towards both deep and vibrant greens, bringing a botanical feel to the home. Leafy palms, statement furniture and fun accessories can work together with rustic teaks and mango woods to create a luxurious tropical feel to even the most urban of homes.’

At boutique Atkin and Thyme standout pieces include the vivid Estelle bone-inlay chests and Stellar green marble-top coff ee tables. Co-founder Victoria Atkin comments: “As we lean towards organic infl uences for our SS16 interiors, the colour green becomes an obvious go-to in renewing a depleted decors’ energy. Building from the popularity of lavish jewel tones such as teal, the 2016 green is somewhat more playful,

representative of nature’s serendipitous infl uence. It is lively and luminous, a brilliant hue that enhances our sense of well-being, balance and harmony. Pair with soft neutrals and metallic accents for a refreshed look that leans on style.”

As well as these statement pieces of furniture, it is also easy to pick up on the trend by adding in accessories and textiles, such as Clarissa Hulse’s silk fern cushions and the green glass lamps at Flos and Där Lighting. Philippa Prinsloo, home design manager at John Lewis where you can fi nd a range of home accessories, comments: “This season we’ve been inspired by the vibrant greens found in the exotic fl ora and fauna of jungle and the forest. The bright colours help to accessorise a space and to do so with a bit of wild abandon. A saturated colour palette dominates with oranges, purples and greens mixing with materials such as bamboo and wood to create interesting outdoor furniture ranges and accessories.”

Meanwhile, Cambridge-based Barker and Barker is a specialist in interior textiles and has a range of calming green fabrics and upholstery to choose from. Janet Dixon,

chief designer says: “Green is the colour choice for 2016. Introduce a soft, fresh green tone to your home to create balance and harmony. Green is often associated with nature, so the stylish shade is perfect for bringing the outside in and further creating a refreshing and welcoming space with statement curtains and upholstery. Mix and match any green hues you use with strong, neutral tones or for a bolder look try to harmonize greens with complementary prints and patterns.”

Of course, buying into a green way of thinking doesn’t just mean repainting your walls. From reclaimed wood furniture to environmentally-friendly paints, having an eco sensibility, when it comes to your decor, is equally on-trend.

Cambridge-based design studio Mineheart is a supplier of eco-friendly wallpaper, John Mabhegede, the company’s commercial director, comments: “Mineheart strives to use eco-friendly methods and materials wherever possible. We believe that it is crucial to protect the environment and use its natural resources responsibly. Mineheart’s smooth wallpaper holds the FSC label, which guarantees that the trees that are harvested are replaced or allowed to regenerate naturally. It also means that we are committed to the preservation of entire parts of forests to protect rare animals and

plants. Our environment is a heritage for future generations.”

Choosing natural fl ooring is another way homeowners can opt for sustainable products. Crucial Trading supplies a range of ethically-produced natural fl oor coverings. Emma Hopkins, marketing manager explains: “Natural fl ooring is a biodegradable, renewable and non-toxic alternative to synthetic fl ooring which does not sacrifi ce style. Laneve™ wool, made from 100% ethically produced wool, promises environmental benefi ts and can be traced back to identifi able farmers. Coir fl ooring is made from the husk of coconuts, highlighting another way natural products make their way into our homes and help consumers make greener choices.”

Lastly, you can also make sure your home is overall energy effi cient by ensuring

your doors, windows and roof give proper insulation. East Anglian Roofl ine is a local, family-run business with over 25 years’ experience, and can advise on any roofi ng concerns. Meanwhile Kloeber, also based in Cambridgeshire, off ers bespoke glazing options that are environmentally friendly.

Matt Higgs, sales director and co-owner of Kloeber, says: “Kloeber is mindful that their customers have the environment in mind when choosing their doors and windows be it from an eco friendly production angle or from an insulation point of view. With this in mind, all Kloeber’s timber doors and windows carry FSC certifi cation. In addition to this, both their timber and aluminium doors and windows have double- or triple-glazing options and are certifi ed with low U values giving the maximum possible insulation performance.”
