clients exactly what they want.” Sandra is
also seeing a trend toward lighter cabinet
wood tones. “We’re seeing a trend toward the
use of lighter, almost natural, wood tones in
flooring and other cabinetry, paired with white
walls,” said Sandra. “With a dark color on the
cabinets, white walls calm the room down
and provide a background where decorative
accessories stand out. We are also seeing a
trend toward not filling the space with cabinets
but opening up the area with decorative items
such as sconces adjacent to the range hood
or windows.” Countertops are trending toward
an elegant, clean and simplistic look. “We still
do a lot of quartz countertops, but quartzite is
also trending,” said Sandra. “Quartzite is not
speckled like granite, but rather it has subtle
waves of color running through it.”
The open floorplan concept has necessitated
design changes. “The open concept has led
to more beautiful organization in rooms like
kitchens, where you will see things like cabinets
with glass inserts that reveal beautiful dishes
inside,” said designer Sara Filthaut with EW Kitchens. “Instead of a desk in the kitchen, there is a shift toward coffee bars, where all
the clutter, and sometimes even a microwave,
is housed within a cabinet which can be closed
when not in use. It’s like the updated version
of an appliance garage.” Kitchen islands are
trending toward being one level and are still
being treated as furniture pieces. “We often see
white on the perimeter with a rich dark stain on
the island cabinets or black lower cabinets with
lighter cabinets above,” said Sara. Countertop
materials are still trending toward man-made
quartz or porcelain that looks like marble.
“Having a slab backsplash without grout lines
is popular as is building up the countertop to
2” thick or more to infuse visual appeal,” said
Sara. In terms of cabinet hardware, chrome and
satin nickel are still very popular, and there has
been a steady increase of brass tones as well.
“In the past designers typically matched metal
finishes,” said Sara. “Now we are using a lot of
mixed metals which work as long as they are in
the same color tone.”
The once popular cherry cabinets are now
waning, according to David Shapiro with ASA Builders Supply / ASA Cabinet Corporation. “Our three top sellers are white or light gray
painted cabinets or a maple cabinet stained with
gray tones,” said David. “We are still seeing
the trend toward shaker doors or recessed
panel doors similar to the shaker style, but
with a little more detail.” Organizing items in
Cabinets and countertops are two of the
most visible design elements that make
up a kitchen or bath. Both help to form
an immediate impression of a home’s style. The
choices in cabinets and countertops are vast,
making it possible to create a unique and on-
trend design statement for each home.
Designer Sandra Daubenmeyer with KSI’s Macomb design center is seeing a shift toward darker cabinets. “Black cabinets
are really trending as are dark navy blues and
dark greens,” said Sandra. “Although the dark,
moody cabinet finishes are gaining in popularity,
we are also seeing light colors emerging, like
sage green, and a lot more custom colors. Many
of our custom and semi-custom cabinet lines
are able to paint cabinets using any Sherwin
Williams or Benjamin Moore paint color. This

cabinets has never been easier thanks to the
many innovative organizational accessories
available. “Our most popular organizing options
include waste basket drawers, spice racks, and
cooking tray organizers that will hold items like
large cookie sheets,” said David. “Two-drawer
pot and pan organizers are also popular, as are
cutlery dividers in the same wood species as the
cabinets.”
Homeowners view their kitchens as
investments, both in terms of looks and
functionality. “We find that homeowners
really loosen up the checkbook and go for
the multitude of cabinet options that are out
there, from the rustic look to blue paint and
all different styles,” said Dave Megge with Carter Lumber. “There really isn’t one trend, except that homeowners prefer user-friendly
cabinets with accessory items like pot and pan
drawers, knife holders, and pan lid dividers.
There seems to be a pull-out accessory for
every item in the kitchen.” In terms of cabinet
hardware, Dave sees bigger profile handles
and the brushed, muted-gold finish as coming
on strong. “I always view the hardware as the
jewelry in the kitchen,” said Dave. “It’s what
draws the eye,” For countertops, granite is still
the top seller. “Granite has perceived value and
it looks beautiful,”
said Dave. “Quartz
is gaining in
popularity as are
the laminates
which closely
mimic granite and
quartz. You actually
have to really
examine some of
the brands to see
that a granite-look
laminate isn’t real
granite. It’s a totally
different product,
with more beauty
and warmth, than
what was produced
years ago.”
The white marble look is still trending in
countertops. “While white is still popular overall
in kitchens and baths, some homeowners
are adding splashes of color whether it’s in
the countertop itself
or in the cabinet finish
or accessory items,”
said Carol Payto with Mont Surfaces. Quartz is still one of the most
popular materials for
countertops because of
its beauty, durability and
strength. “We are seeing
strong sales in both
our Mont Engineered
Quartz Collection and
our Quartzite Collection,”
said Carol. “Our
engineered quartz line
has some stunning light
and white marble-look
options and our quartzite
has whites and grays
with very unique veining
or movement with blue,
gray, black and even
orange tones.” Mont’s

There are as many
different elements and
styles that can make a
kitchen or bath exceptional
as there are home owners
with varied and individual
tastes and preferences.
While there are some trends
in the kitchen cabinet and
countertop arena, there is also plenty of room
for creativity and innovation in the design of
beautiful environments which make a unique
and individual statement in the kitchen or
bath in new and remodeled homes. n

Based on residential permit data compiled by HBA and reported
in the HBA/Carter Lumber Southeastern Michigan Residential Building Activity Report™ a total of 309 single-family home (SFH) permits were issued in Macomb, Oakland, St. Clair and Wayne counties in December 2020. The 2020 total for SFH permits across the four counties was 4,067, down nearly 10 percent from 2019 (4,503).
HBA’s econometric model had forecast 269 permits in December. The higher actual number continues the trend of robust new home construction activity in southeastern Michigan.
December also marked the seventh consecutive month above 300 permits. In fact, the 7-month period of June through December for 2020 totaled 2,851 permits, over 2 percent higher than the same timeframe in 2019 (2,783).
From where we were this Spring, finishing 2020 above the 4,000-permit threshold – and down less than 10 percent compared to 2019 – is pretty remarkable. Perhaps what was more remarkable in 2020, Oakland County (1,721) and St. Clair County (154) each exceed their SFH permits issued compared to 2019 (1,717 and 152, respectively).
The Top 5 municipalities for SFH permits issued were: Canton Twp. (316), Macomb Twp. (310), Shelby Twp. (238), Novi (214) and Chesterfield Twp. (181). Likewise, the Top 5 builders in the 4-county area were: Pulte Homes (486), Lombardo Homes (417), M/I Homes (189), MJC Companies (142) and Toll Brothers (119).
Totals permits issued for multi-family apartments in 2020 (1,850) showed a much sharper decline compared to 2019 (2,387), a drop of nearly 23 percent. After starting 2020 on-par with 2019, activity quickly fell off once COVID restrictions and related policies were put into place in April. Contrasting with SFH permits, uncertainty related to near-term COVID impacts related to multi-family properties resulted in a 37 percent decline in permits issued during the 7-month period from June to December. n

There is no secret that every company out there is not 100
percent compliant with every applicable safety standard and regulation at any given point of time. In fact, it is likely that you could go to the top ten safest companies in America and still find safety issues that should be corrected. However, just because it is unlikely that you will ever achieve a 100 percent compliant company, doesn’t mean you shouldn’t still set goals to reach 100 percent compliance.
It is part of the OSHA General Duty Clause to have a workplace that is free from recognized hazards. That means you should be checking for recognized hazards in some fashion. A great way to do this would be through the means of an audit. Audits give us a chance to find issues that are either ignored or not seen by those who are exposed to the hazards. Audits should be conducted by both internal employees and third party personnel to ensure that all potential hazards are seen and corrected before they lead to accidents.
Internal audits are audits that are performed by employees within your company who
understand basic OSHA regulations. This could be safety monitors, where safety is a very small part of their job, like supervisors, foreman, maintenance staff, or anyone else who is in the area or work-setting on a daily or weekly basis with a good sense of safety. These individuals will have the greatest understanding of how machines operate, what tools work as they should, and what work is performed and how
it is done. Additionally, these individuals will be most competent in knowing the exact ins and outs of why certain hazards are neglected or ignored. The information that these employees obtain cannot be substituted by any 3rd party auditor, which gives reason why internal audits are critical to understanding how safety concerns arise and finding long term solutions that work. Internal audits should be conducted on a set schedule, depending on your level of risks and your available resources. This may
vary between weekly safety audits for those companies who work on-location and the environment is constantly changing, to monthly or quarterly in working environments that have very little day to day changes.
Third party audits are audits that are conducted by a trained safety professional who is familiar with the work that your company performs. These audits allows for a new set
of eyes to come in and inspect your work, facility, or job-site. Having a qualified safety inspector who knows any and all applicable safety regulations is critical to ensuring that you are within compliance and are covered if a random OSHA inspection occurs. Third party inspections can range from very specific inspections in a certain area or job
location, to spot check style audits to see from a general view if your company is moving in the right direction, to a complete wall-to-wall (or site line to site line) inspection. These audits should be conducted usually on an annual basis and there should be some form of a written report generated that indicates your company’s area of strengths and where there could be improvements. Additionally, unless asked otherwise, almost all third party auditors keep the information confidential between the auditor and the company being audited, so there is no sense in trying to hide or cover up any safety issues. Another great reason for a third party audit is that auditors are able to give you corrective action examples for improvements.

Emotional Support Animal Legislation Vetoed By Governor Whitmer
In a disappointing end to the 2019-2020 Michigan Legislative Session, Governor Whitmer vetoed the emotional support animal legislation supported
by AAM and other rental property organizations. The veto came on the heels of Senate passage of
the bills on December 18th. The Michigan House of Representatives originally passed the bills in March of 2020, and then concurred the Senate-amended legislation on December 21st. As you may recall, this legislation was a two-bill effort to help prevent the false representation of possession of an emotional support animal (ESA). The first bill, House Bill 4910, would have created the “Misrepresentation of Emotional Support Animals Act.” This bill proposed:
• A definitional framework for state law• Bars individuals and health care providers from falsely representing
a disability or possession of an ESA• Allow disability documentation requests by housing providers after
resident signs authorization• Requirements for health care providers who prescribe ESAs• Penalty provisions for violations of the law• Allowance for lease termination for false representation• Directive to the Michigan Department of Civil Rights to establish a
hotline which would receive reports of false representations and complaints
The second bill, House Bill 4911, would have amended the Revised Judicature Act to support termination of a lease for misrepresentation of an emotional support animal.
In her veto letter, the Governor stated, “While I appreciate the intent behind these bills – to ensure that housing providers are able to verify
the need for emotional support animals – these bills result in too great an intrusion on the privacy of people with disabilities.” Encouragingly, however, the Governor committed to working toward a compromise on the issue. The final sentence of her letter states, “Nevertheless, I look forward to working with the legislature to craft a solution that strikes a better balance between the need of housing providers to verify information and the privacy rights of people with disabilities.” With the veto and the end of the legislative session, the bills will need to be reintroduced in 2021 and the process starts over. n
Encouragingly, the Governor committed to working toward a compromise on the issue.

information and the privacy rights of people with disabilities.”
