Lot 3 – highlighted pink on the plan 75.86 ha (187.45 acres)This lot is a 75.86 ha (187.45 acres) ring fenced block of grade 2 mixed grass (approximately 10 ha) and arable (approximately 64 ha) land and includes a grain store and general storage building located in the South-Western corner of the lot.

The soils are described by the National Soils Resources Institute (NRSI) as freely draining slightly acid loamy soils.

General InformationTenureThe farm will be let from the 29th September 2016 on a Farm Business Tenancy (FBT) governed by the Agricultural Tenancies Act 1995.

Offers for the whole or a combination of lots which include the farmhouse and buildings are invited based on a term of up to 10-20 years. Individual bare land lots will be let for a maximum of 5 years.

Should the farmhouse (Lot 1) be let separately from the land, this will be let on an Assured Shorthold Tenancy (AST).

Part of lot 2, as shown hatched on the plan, has been identified for future mineral extraction so will be subject to shorter term arrangements.

Rights of Way, Easements & WayleavesThe farm will be let subject to all existing rights of way, easements and wayleaves, whether mentioned in the particulars or not, with the benefit reserved to the Landlord.

Basic Payment Scheme (BPS)The land is registered with the Rural Payments Agency and plans are available in the Data Room.
