DescriptionThe property comprises a cleared site extending to approximately 8.52 hectares (21.05 acres). The site previously benefited from planning permission for a scheme of 163 residential units and a créche.

The site is accessed by the R362 Road and extends southwards to the Cross River on the southern boundary.

There is evidence of construction traffic on site with mounds of construction debris located to the south of the site.

PlanningIn 2006, permission was granted (reference 05/1623) for the demolition of two dwellings and outbuildings that previously occupied the site and the construction of 163 residential units and a crèche together with car parking spaces, roads, footpaths, site services, ancillary site works and a new site entrance.

The decision was appealed to An Bord Pleanala (reference 20.217563) and the decision was subsequently upheld in October 2006.

Further to the above, permission was granted for the construction of 5 residential units together with roads, footpaths, site services and ancillary site works (reference 06/2021).

The decision was appealed to An Bord Pleanala (reference PL20.225524) and the decision was subsequently upheld in October 2008. Both permissions have since expired.

THE SITE

ZoningUnder the current Monksland/Bellanamullia (Athlone West) Local Area Plan 2016 – 2022, the property has three zoning objectives which are New Residential, Strategic Residential Reserve and Recreation and Amenity.

Approximately 2.3 ha (5.7 acres) is zoned New Residential. Uses permitted in principle under this zoning objective include apartments, childcare facilities and residential, S.P.P.

Approximately 2.4 ha (5.9 acres) is zoned for Strategic Residential Reserve. These lands will be developed over the period of the next LAP 2022-2028. They will act as a reserve for new residential lands.

Approximately 3.9 ha (9.5 acres) is zoned for Recreation and Amenity. Café, water based recreational / cultural activities and sports fields are permitted under this zoning objective, S.P.P. Please note that there is a small portion of the land located to the south of the Recreation and Amenity lands that is deemed a flood zone area under the Local Area Plan.
