Previous messages have encouraged you to be positive about the good things in Carriage Manor.

Now, more than ever, is the time to think “positive”. There are elements within the Resort that would have you believe that the Resort is “going to hell in a hand basket”. Nothing is further from the truth. With help and support from home owners, Board of Directors and management, Carriage Manor is successfully weathering an economic downturn, while at the same time continuing to maintain our lifestyle, improve the quality of our Resort and protect the value of our property.

Representative of these efforts is the current program to complete needed street repairs. It is an extensive project and can be completed over one or several years, depending upon the desire of owners and available funding. The program, including economic and time options, will be placed on the ballot next February for owner review and indication of ap-proval/disapproval.

Also, it is time to elect four new members to the Board of Directors. I would encourage our owners to assist in the fu-ture of your Resort and consider running for a position on the Board of Directors. The Carriage Manor Board of Direc-tors needs Directors and Officers that want to see the Resort be successfully governed, managed professionally, while enforcing the rules of the Resort equally and unbiased. They will need a progressive eye to the future, and the ability to oversee the short term goals of the Resort in the present.

Before judging the future of Carriage Manor, take a closer look at the many good things that have been achieved, are in progress, or are planned.

MESSAGE FROM THE MANAGER

IMPORTANT: The green copy of your Carriage Manor Permit (Verification of Permit) must be placed in a FRONT window so it is VISIBLE from the street prior to commencing work.

The ARC is a standing committee, within your CC&Rs, that is appointed by the Board of Directors and is chartered by Car-riage Manor’s Conditions, Covenants and Restrictions, (CC&Rs) Part 10, and Architectural Review and Design Guidelines, Part 1 through Part 4.

The ARC is recognized through their hard work and dedication as a volunteer committee whose main goal is to help main-tain the CC&Rs and the Design Guidelines of your community, while striving to maintain the aesthetics of your neighbor-

hoods and enhance the beauty of Carriage Manor, which protects your property investment.

The ARC requests that before you do any work on the exterior of your residence or property, please read the Design Guidelines of the Resort, submit your application and obtain an approved permit through the ARC, for your project(s). Also, some projects may require a Carriage Manor permit, as well as a City of Mesa Building permit. If you don’t know, please ask.

Applications for a permit and/or a variance request may be obtained at the Front Desk in the Administration Building or, if you have any ques-tions, please contact the Administration Office at 480.984.1111 for assistance.

They make rules, and review rule changes, work with multiple committees, oversee the day to day operations with the General Manager and provide guidance for the residents of the community. With the Board of Directors and Management working together, maintaining their separate responsibilities and focusing on the im-portant goals of the community, a Board member position can be a very satisfying and fulfilling accomplishment.

At this time I would like to thank all of my staff for their great par-ticipation in the “Welcome Back” event for our residents. We truly enjoy this event and it was a pleasure to serve our residents at this once a year event. My thanks to Mary Candelaria, Karla Reekie, David Wright, Linda Horgan, Sharon Liuzzo, Marjorie Hillerman, Bobby Henson, Bea Shouldice and Jerry Combs.

The last month of the year 2010, and it seems to go very quickly. I hope as you review the last year that you have found the many good things that life has to bring to you and yours as we start the year 2011.

Carriage Manor Resort has many good things added and as I look over the last year as your General Manager, I can see the differences that a year has made in your Resort. We have completed a new Tennis Court, thanks to the generos-ity of the Tennis Club that funded the project. We remod-eled the Activities Office, thanks to the Bingo management team, a new Pet Park, thanks to the Pet Club, and have searched for and found a talented new Activity Director. Also we have completed four (4) more of our air condition-ers, re-plastered the Pool and Spa, replaced a much needed Pool Heater, and much more.

Our finances are stable and we are building our Reserves for the future and searching for the most effective way to complete our road program by requesting, of the residents, their input on funding. Long Range planning is meeting consistently to look into the future of Carriage Manor and to find the best possible solutions for the Resort for their short and long term goals.

Carriage Manor has four (4) positions open for the Board of Directors in 2011. Please look to the future leaders of the Resort and search for the best qualified to assist in the Gov-ernance of your community. It is important that the commu-nity has seven (7) Board Members that can work in har-mony, be consistent and be fair and unbiased in the govern-ance of your community. Here it is December already and things are really busy at the realty office. The weather is definitely cooler and the resort looks great….fresh and clean! I constantly get positive feedback on how well maintained the resort looks and how friendly and nice the residents seem. I’m always proud to show you and the resort off.

We are anticipating a very active season with many renters and hopefully lots of sales. We have some terrific properties listed that will appeal to a variety of buyers. If you are thinking of investing in a property at Carriage Manor Resort, now is the ideal time to stop in and see what we have while there is such a great selection.

We too, here in the realty office, as in other departments, could really use some volunteer help. Please let us know if you think it might be something you would enjoy doing.

Rental Department: We still have rental units and vacant lots available for January, February and March next year. Tell your friends and relatives to give us a call and make arrangements to come and experience the Resort life. Please contact us or stop in if you are considering renting your park model or property this season. We’re still getting inquiries about rentals and we’ll be happy to help you with whatever your rentals needs may be. The more visitors we have staying here, the more fun and interesting it is for everyone. December and April are fabulous times to experience Car-riage Manor Resort….the weather is terrific and the rates are significantly less than peak rates.

Sales Department: It is time to call your friends, neighbors, and relatives that are back in the COLD country……Tell them we have some extraor-dinary properties and incredibly LOW prices with motivated sellers! A C T I V I T I E S I N A C T I O N

I can not believe that the Holiday Season is already upon us. We all have so much to be thank-ful for. That is one thing about being so busy in the Activities Office is that the months of No-vember through March come and go very quickly.

The month of November had some special events take place. The Veterans Day Celebration was awesome. A huge thank you goes to Harv Hochhalter and those who helped him organize this event, along with all the veterans who participated. It was an honor to sit amongst you.

On the 19th we had the Welcome Back Fiesta which I am very happy to tell you there were over 220 people in attendance. By the reports the staff and I have been receiving, it was a great success. So, thank you to all of you who came out and let us, as staff, serve you.

Moving on to December’s Events.

On Friday, December 3rd, we are sharing deserts and singing Christmas Carols in the ballroom. Bring your favorite Christmas desert and we will provide the coffee. The event starts at 6:30 p.m. On Tuesday, Decem-ber 7th, Reign n Country will be providing music to dance to at 7:00 p.m. in the Ballroom. This will be the first of many dances performed by Reign n Country. Tickets are on sale in the Activities Office for $7. If you have children around for the Holiday Season, we have a signup sheet for activities planned to entertain them. We will be hosting a Christmas Dinner potluck on the 25th of December. Stay tuned for the details.

The New Years Eve Dance is on Friday, December 31st. Tickets are $25 per person. Dinner will be served at 7:00 p.m. with dancing starting at 8:00 p.m. and ending at 12:30 a.m. The meal is going to be catered and will offer a variety of choices. The band who is performing is Chad Freeman and Redline. This band has opened for such performers as Charlie Daniels and Mark Chestnut. The theme for this year’s New Years is Denim and Diamonds, so dress as classy or as comfortable as you’d like.

Since the Suns Basketball game was such a success, I thought I would try a Hockey game. On February 2nd, we will be providing transportation to the Phoenix Coyotes Arena to watch the Coyotes play the Vancouver Canucks. Price of the ticket is $60, which pays for the transportation along with excellent seats. Sign up in the Activities Office before there are no seats available. The maximum we can take is 55.

C H I E F ’ S C O N C E R N S A C C O U N TA N T ’ S L E D G E R Another busy month has passed and I hope everyone had a Happy Thanksgiving.

I enjoyed the Holiday and I had a lot to be thankful for. One thing is a belt that has extra holes in it.

A lot has happened this month with a lot of activities starting up again such as Bingo and Market Place. With a lot of activities going on and a lot of people coming in

from outside the resort, we in Security would like to remind residents of a few things we have noticed. We have had a couple of close calls with bicycles and carts. We want to remind residents that bicycles and golf carts come under the same rules as autos and trucks. The speed limit is 10mph, they must be operated on the right side of the street and must stop at stop signs. There have been a couple of times where a bicy-cle has made a turn from the wrong side of the street and almost ran head on into a cart making the turn from the other direction. Please abide by the rules for operating any kind of vehicle on the streets so we can keep Carriage Manor accident free. We would like to thank all residents that take time to call and let us know when a contractor or vendor, etc is coming in as it really helps and people are responding in a positive way and we really do appreciate the help.

Happy Holidays! Things are back in full swing here at Carriage Manor. I hope you are all en-joying all the events that have been planned for you.

A lot has been said over many months about the need for volunteers in various locations around

your resort. This includes the Activities Office, the Administra-tive Office, the Real Estate Office, the Patio Grille and as well as the set up and tear down for the various functions. I thought I might give you a general idea of what the cost savings of vol-unteerism really is.

I have calculated this savings based upon the Arizona minimum hourly cost for these services, which includes the employer taxes and insurance.

The savings are as follows:

Administrative office – 40 hours a week – $426.00

Activities office – 120 hours a week - $1,278.00

Patio Grille - 150 hours a week - $1,598.00

Set up and Tear down per event - $128.00

Average 10 events a week = $1280.00

This translates into an average monthly cost savings during the season of $18,328.00. That is what makes all of you who vol-unteer so important to Carriage Manor. If you do not currently volunteer, please consider doing so. It’s your money that is saved!

Value Added! That is what it is all about.

We all want to what is best for the COMMUNITY. We here in Physical Properties try our best every day to do what is best for the Resort. We are constantly looking for ways to fix, clean and improve our little resort in the sun. Sometimes we miss something. It isn’t on purpose, but sometimes things slip through the cracks.

This is where our residents come into play. If you happen to see something that we missed, (i.e.) a light bulb out, and door not working or a shower floor that is dirty PLEASE take a minute out of your busy day and stop at the office and fill out a work order.

Work Orders are the backbone of Physical Properties. If we don’t know about it, we can’t fix it.

Our community facilities and grounds are big and we sometimes need that extra set of eyes and ears. If you fill out a work order it just helps us do a better job. Work orders also help me track problem areas that may need to be addressed and it justifies manpower and schedules.

Please assist me by not stopping Housekeeping, Grounds or Physical Properties personnel and telling them about the problem. These persons are already tasked for the moment and may be in the middle of something and can’t pull away to do what you request of them at that time and also, may forget what your problem was while they are doing their assigned duties.

I like to think of this place as a small town. If you have a problem with the town streets you wouldn’t just stop the town garbage man and tell him. You would not stop the mailman. But, you would call the town office and let them know that you have a concern with the streets. Please try to do the same here in OUR little town. You can place work orders in person, by the phone or at any department desk. All it takes is a couple of minutes to go up and see Linda’s “smiling face” and fill out a work order.

We are offering an exciting menu this season for breakfast and lunch, with daily lunch specials available as we move into the January season. It’s a good change for everyone and we hope you will use the kitchen services often. We have tried to maintain low prices and everyone should know that we include the tax in each cover served. Example: for a sandwich that sells for $5.00 the association pays approximately .42 in taxes on that sandwich.

We have cancelled the Breakfast Buffet every Monday, and will be serving our menu items daily for your conven-ience. Although the buffet was fairly well received, we have made the decision to only serve the buffets at the Men’s Friday Morning Breakfast and the Marketplace.

Lunch will still have some new salads, Caesar (with or without chicken), Cobb, Chef, Garden, and more. Our hot and cold sand-wiches will include, but not limited to, Hamburger, Chicken, Ham and Turkey, with each served with or without cheese, along with your choice of side. We are also adding a Carriage Manor Club, a BLT and a nice addition of a diet plate to our every day menu. Our full condiments are also included.

Our sides this year will include Potato Salad, Macaroni Salad, French Fries, Cottage Cheese, Cole Slaw or Chips. These can be or-dered as a side or a full order.

We need volunteers to help with our breakfast and lunch schedules Monday through Friday. If you enjoy cooking, or customer ser-vice, please come in and ask for me and I will sign you up, get your trained, and start you out. Your help will be greatly appreciated.

We hope you enjoy the menu and kitchen services this year and we would appreciate your input on pricing, menu items, customer service and our food quality.

DID YOU KNOW? Beautification Committee

At the November 10th, 2010 Board of Directors meeting, the Board of Directors approved the request from the Beautification Committee to become a Managers Committee. With some discussion the Manager accepted the Committee.

The Beautification Committee is now pleased to announce that the Broadway/Sossaman Corner landscaping project has been approved and is scheduled to begin construction on or about the first week of December and completed before the holiday season.

This project is the result of the Committee’s efforts in its two fund raising events; the Tour of Homes and the sales of the Carriage Manor Cookbook which is still available for purchase at the Activities Office.

The next Tour of Homes is scheduled for January 23, 2011. The Committee thanks all those who have sup-ported these fund raising events and welcomes any donations from Clubs and/or individuals to continue on with Beautification Projects throughout the Resort. Donations can be coordinated with Committee members Jane Sorensen, 373-8826 or Flo Whyte 380-7126.
