What is the first step to buying property in Abu Dhabi?

If you’re an expatriate, Abu Dhabi is a relatively small market to operate in when it comes to buying property. At the moment, there are three key areas which are being developed. These are Al Reem Island, Al Raha Beach and Al Reef.

Before anyone begins to search for a property, it’s important they have a thorough understanding of what they can buy and what finance options are available. The former would include knowing the types of properties available: the facilities, location, availability (readiness for occupancy), prices, annual maintenance charges and developer’s reputation. The latter requires knowledge of the institutions financing each project, their eligibility requirements, specific terms and conditions including application fees, interest rates, loan to value ratio (LTV) and exit conditions. It is usually recommended to contact a reputable brokerage company to take you through the entire process of identifying a property and facilitating communication with a finance institution. Once the property is selected, the next important step is to document the intent

of the parties in the Purchase Offer or the Memorandum of Understanding (MOU). The important elements to consider here are the deposit terms (especially when the buyer is financed), default penalties on both parties, the duration of the MOU and extension clauses. There may be various complications associated with a particular transaction. For example, when a purchasing party uses cash funds and the selling party is financed. or when there are two finance institutions involved in a transaction. Therefore, the competence of a broker cannot be underestimated to protect yourself and successfully complete your acquisition. Which types of properties are in demand right now? The demand in general is for properties which are either completed or entering completion, that’s the case with villas and apartments. However, the demand is more about specific types of properties in each development. For example, buyers looking to purchase in Al Reef would prefer single row houses as opposed to ‘back to back’ or double row settings. It has been increasingly difficult to accommodate these enquiries as the number of well-located single row properties - of all sizes - available for sale is very limited. Such properties would also, as a rule, demand higher premiums. At Al Reem Island, the challenge has been to help buyers find large properties at affordable prices. We have been receiving enquiries from people looking to purchase 3 and 4 bedroom apartments; however, these are difficult to find and are expensive (on average between AED

2.5 and AED 3.5 million). Most of the towers on Marina Square are catered to small families and executive bachelors and do not offer 3 bed and 4 bedroom apartments. Otherwise, both one and two bedroom apartments have been equally in demand, with one beds more popular with investors and two beds with end-users. As in any market, properties with a view or added features such as a balcony, study or maid’s room attract higher interest.

What is the average price per sq. ft for Abu Dhabi properties?

The current price range in the market is around AED1,100 per sq. ft to AED1,400 per sq. ft. for apartments. However, we expect prices to increase in the next year to about AED 1,250 per sq. ft. once the properties are delivered. However, it is very unlikely that the upper bracket will see significant upward adjustments, with the potential exception of properties in the Al Bandar development.

What are the average yields can one expect for ready-now freehold properties? The rental yield would obviously vary depending on each investor’s circumstances and the property type. But, on average, yields between 8% and 12% (gross) can be expected at this time. You’d expect for these figures to drop over the course of the next 2-3 years when more and more properties enter the market, making things more competitive.

How can I get started with a search? Contact a brokerage company. As the market is fairly small in terms of the offers available, limit your choice to a couple of agencies only, preferably those with an established presence, like Better Homes, as they will cover most of the properties available. You can begin your search at bhomes.com while dubizzle.com is also a good place to look. You have to remember that the same property may be listed with quite a few companies (and at different prices) which may create an illusion of incredible choice when in reality you would be looking at a few properties only.

Are there any additional costs when buying a property? Do I have to register it? Typically, the buyer would be expected to bear the agency fee (part of the selling price) and the developer’s transfer fee (mostly part of the developer’s contract price with the exception of Real Estate Bank which uses the selling price instead) in addition to the purchase price of the property. At the moment, property registration is not required. However, once the properties are handed over, there will be land department registration fees involved. Although there has not been much clarity on the registration process to date, it is expected to be similar to the one currently in place in Dubai, where initial property registration is the responsibility of the developer. Therefore, each developer should advise on the fees involved and the procedure, once these become available. Where the buyer is using bank loans, there will be additional costs associated with finance, which predominantly include loan application fees (0.75% to 1.25% of the loan amount) and property valuation fees (averaging AED 3,000) at the time of purchase.

Is there a minimum duration for a tenancy contract, or can you pay per month?

A tenancy contract term is usually for a period of one year. Presently, however, landlords are often open to receiving two cheque payments.

Do you have to provide any documents other than a residency visa to rent somewhere?

You will only need to submit your valid passport and visa copy. Landlords, on the other hand, might need to provide tenants with the ‘Offer to Lease’ document which the latter can present to his/her company.

Is there a rental committee like there is in Dubai?

As of now, there isn’t a committee that oversees property transactions in the emirate, like you’ll find in Dubai. However, a regulatory authority that formulates, regulates, manages and licenses various real estate related activities is expected to be set up by the end of this year, which can only be a good thing for the city.

What are the benefits of using a company like Better Homes over an independent landlord?

Professional real estate companies like Better Homes are able to ensure that rental rates are realistic, property is managed and well maintained and that the repairs and painting are done the before the tenant occupies it. They also ensure that a condition report is submitted to protect the interests of the landlord and tenant.

Should you always have to pay a deposit on top of any agency charge?

This would be the case in most instances. However, landlords may decide to waiver the deposit if the tenant happens to work for the Government/national institution or an associated company. In terms of agency fees, if you use an agency like Better Homes, you’ll find that the standard commission charge is 5%,

ABU DHABI CITY DISTRICT Considered to be one of the richest cities in the world, Abu Dhabi is a cosmopolitan metropolis and a major cultural and commercial centre due to its position as the capital. The city offers a strikingly contrasting landscape, from sandy beaches and skyscrapers to rolling desert dunes. Joined to the mainland by the Maqta and Mussafah bridges, some of the key suburbs in the city include Khalifa, Electra, Hamdan, Mussafah (residential and industrial) and the beautiful waterfront Corniche. The emirate also consists of the

eastern oasis of Al Ain, better known as the Green City. Abu Dhabi is also very well connected to the other huge island developments underway, such as, Al Raha Beach, Saadiyat Island and Al Reem Island.

AL REEF DISTRICT Al Reef Villas is Abu Dhabi’s first integrated residential community. MUSSAFAH INDUSTRIAL DISTRICTOne of primary industrial areas of Abu Dhabi, this district is home to several manufacturing plants including steel mills and other heavy industries. Plans to construct a channel that will improve access to this industrial zone are underway.

ABU DHABI CITY DISTRICT Considered to be one of the richest cities in the world, Abu Dhabi is a cosmopolitan metropolis and a major cultural and commercial centre due to its position as the capital. Why did you and Victoria decide to move to Abu Dhabi?

I was previously working in the City of London and, to be honest, I was fed up of the UK’s bad weather and high tax rate. My wife had always wanted to live abroad too, so we just thought, why not? We do enjoy the hotel lifestyle and we love the hot weather. I work in private welfare; investment banking for the deVere Group, and I’m obviously now financially better off as I’m not being taxed 40% of my salary.

You’re living right in the city centre, what do you think of it?

We really are in the heart of it. Abu Dhabi is quite a dusty place, it’s not a shiny, gleaming city like Dubai currently is, but we have everything near us here – all of the hotels, bars, restaurants and schools are five minutes away and my office is just down the road. The locality to everything has to be the

best thing about living here. We did think about living in a villa outside of the centre but we like how everything is so close by. Taxis are also incredibly cheap to use.

Tell us about the apartment you chose.

It’s in the Golden Falcon Tower on Hamdan Street. It’s a brand new residence; in fact, we were the first people to move in. The building itself is actually three years old so it can start to look a bit tired but it has a nice finish – plain walls and tiled floors. It has two bedrooms and four bathrooms, including en suites. I also promised my wife a swimming pool and there’s a gym, sauna

and pool all on the roof, so that’s lovely. For the space we have it wasn’t that expensive when we signed up, although I hear that prices have gone crazy since.

Was the space completely empty when you moved in?

Almost. We had to furnish it from scratch but all of the white goods were included, namely the washing machine, fridge and dishwasher. Everything else we had to bring ourselves. Considering the worth of the pieces we were using at home in the UK, we decided not to ship everything over but bought everything from scratch in Abu Dhabi instead.

Where did you shop for all your furniture?

We bought everything from Homes R Us, Pan Emirates and The One. The apartment was finished in brown and beige shades, so we just chose colours to complement

I’d definitely recommend those three names to other newcomers, they were all very good. Everything took two days to arrive and the guys came in, assembled it all and put everything where we wanted it to be. In the UK they just deliver the boxes and leave you to it!

Would you consider living anywhere else in Abu Dhabi?

I have bought two other properties on Al Reem Island, which is an island development just on the edge of the city. One is a two-bedroom apartment and the other a three-bedroom penthouse apartment. The penthouse was going to be our family home but they’re still building it at the moment. It’s one of the only places near the city where expats can actually buy property, so it made sense. There’s absolutely nothing there at the moment, it’s literally a building site.

However, I’m told there will be a Waitrose supermarket next to one of the properties so we’ll be happy with that.

What do you see as being the advantages of living in Abu Dhabi over Dubai?

I think you get a different kind of person here, more of a professional type, whereas in Dubai you arguably get the type of person who loves the party lifestyle. For family and work I think Abu Dhabi is nicer. If you do want to party Dubai is just an hour down the road, then when you’re done you can come home. There are a lot of different nationalities living here too, but I would say there’s definitely not as many expats as there are in Dubai.

Is there anything that you don’t like?

It is a really busy city so sometimes I do worry about my wife walking along with our little boy. There are pavements and zebra crossings but all of the roads have three lanes in every direction. That’s the main reason we are looking to our penthouse in Reem Island for our family home, it will be quieter there.

What do your wife and son think of their new home in the city?

They love it. My wife’s favourite thing has to be the swimming pool – she swims in it every day. In 45 degree heat there’s nothing better than having your own outdoor pool to splash around in. The schools for Austin are good here too, and I never had a pool when I was a kid so I feel that his quality of life has already improved. There’s a lot of trouble in the UK with gangs and knives and you just don’t seem to get that here. From a parent’s point of view, this has to be better.

What makes Al Reef a great place to live? Al Reef Villas was the first development in Abu Dhabi designed around community living. Whilst Dubai has many such communities, such as, The Springs, Dubai Marina, The Greens, there were no such options available in Abu Dhabi until the Al Reef project started handing over. Since then, we have had a great number of enquiries from tenants and buyers.

Al Reef is also one of the few developments in Abu Dhabi that houses wonderfully landscaped green spaces, state of the art gyms, private pools, barbecue areas, expansive children’s play areas and convenience stores, all within walking distance of the residences. Al Reef Villas also come with ample driveway and visitor parking and are ideally located near the Abu Dhabi International Airport, less than an hour’s drive to Al Ain and Dubai.

What are the rents like? Are they coming down, going up or stable? Rents are still high compared to Dubai’s rental prices. There is still a significant shortage of quality residential units in Abu Dhabi. It is estimated that there are 15,000 commuters driving daily from Dubai to Abu Dhabi, this gives us an idea of the kind of demand that could be filled if suitable units were available in the capital. Initially rents in Al Reef were seen to be competitive compared to downtown Abu Dhabi living. However, with a slight increase in the availability of Abu Dhabi apartments, Al Reef’s rental rates have fallen and since then stabilised to AED 115,000, AED 145,000, AED 165,000 and AED 180,000 for 2,3,4 and 5 bedrooms villas respectively.

Is Al Reef a family-friendly community? Al Reef is definitely a family-friendly community. Families who have moved in are extremely happy that their children finally have large open spaces to play in. In addition to three parks in the community, each villa has its own garden. Make a visit to Al Reef in the evenings or the weekend

and you will see people jogging, children playing and riding bikes and friends catching up over coffee. There have also been a couple of street fairs with plans for more when the weather cools. The community pool, gym and convenience stores will also be opening very soon.

How long does it take to commute to the city centre? Currently the commute to the Corniche is 25 to 30 minutes. However, there is a new road opening that will connect the development to the main Abu Dhabi - Dubai highway and the new Khalifa freeway. This will reduce travel time by 5 to 10 minutes.

Are there any retail or F&B offerings within the community? Al Reef Downtown, an apartment development within Al Reef due for completion by mid 2011, will provide a host of retail and restaurant facilities. Currently the nearest supermarket is in downtown Abu Dhabi, though there will be three small grocery shops opening in the next few months.
