Koreatown: The gentrification of Koreatown continues to drive high-end development and boost rents in lower-tier inventory. Modern apartments are springing up along the Wilshire Boulevard corridor and development is starting to push into the southern portions of this formerly run-down section of LA. New projects are competing with supply in the established Westside submarkets and up-and coming Downtown for high-income renters. This is one of LA’s hotspots for new residential construction, with around 2,200 units under construction; so, some supply driven vacancy volatility is to be expected.
