1. Many builders are redesigning their product to fit the "new" buyer. Have you done research for your area on what the buyer is looking for? Gebes suggests incorporating surveys into your website and training sales people to question prospects about what their must-haves are.

2. How are you improving your internal organization? Lowering costs and finding improved efficiencies are only one way; what are you doing within your sales and marketing departments?

3. If there are only two ways to make money, decrease costs or increase sales, why not do both? How do you get there? What are the steps involved?

4. Establish a business and technology plan that includes product differentiation.

5. Make sure you have a solid web presence and visit your site often to make sure you are actively telling the right message.

6. Use social networking tools such as Twitter, Facebook, and LinkedIn.

7. Deploy a sales CRM system to manage leads and track them through the buying process.

8. Train your sales department to use technology as a tool to find and close business.

9. Make sure that your processes move you from the sale and marketing step to the purchasing and scheduling step without any additional effort from your staff.

10. By evaluating your sales to construction process and implementing the right processes and the right tech-nology, you keep your overhead low and your productivity high.

11. Do not forget about your customer service and warranty. Make sure every buyer feels like they are the most important. Work with your trades to cut down on warranty call backs and solicit referrals from your happy buyers.

12. Post these referrals on your website.

As the year progresses, my hope is that work is steadily improving for all members of the Asso-ciati on. The comments coming back to the staff and the Home Show Committ ee is that all who parti cipated in the Home Show received a good amount of real leads. I would like to thank everyone who dedicated a great deal of ti me and eff ort to make the Home Show happen, and say, job well done. Additi onally, I would like to ask anyone who has an interest in being a part of a very important committ ee to volunteer to help with planning and executi ng next year’s Home Show. All are welcome and we are always looking for new ideas.

That leads me to remind everyone to consider entering or being a part of our 2013 Parade of Homes. The committ ee is starti ng to plan the event and it is not too early to fi ll out your entry form. Please don’t wait unti l the last minute to enter - do it early! I know the committ ee would appreciate it.

Another fast approaching event the Associate’s Commit-tee has planned for April is our 2nd Annual E-cycle. It will be happening the weekend before Earth Day, April 19th & 20th. The event helps fund our community service eff orts as well as our scholarship program. Both are very impor-tant ways the YBA gives back to the community so please parti cipate if you can, even if it’s in a small way.

Last, I would like to remind all members, if you want to get the most out of your YBA membership, get involved in our events, its great way to network. Join a committ ee, all of our committ ee volunteers are defi nitely people you would like to meet. They are potenti al project partners or customers, so get out there and start building those new relati onships by volunteering. The YBA is a big advocate of members doing business with members and you can make that happen by getti ng involved.

People Don’t Buy What You Do, Enlightenments from the EO

Th ere are quite a few YBA happenings I could talk about for this column: Home Show, Installation, IBS, PBA meeting...but one email in particular from a fellow (are women fellows?) EO from PA has my brain spinning. She sent me a link to a TED talk and I have sat, watched, and tried to absorb this presentation several times. TED is a nonprofi t devoted to Ideas Worth Spreading. It started out as a conference bringing together people from three worlds: Technology, Entertainment, Design. As I prepared to write this column and watched it once again, I sent an email to Staff directing them to drop everything and simply watch - that’s how impressed I am with the video. Now, if you know the YBA Staff and a bit of the dynamic that exists around here, that email directive was not actually enough to get them to watch, it also took a poke of my head in their offi ce and STRONGLY suggesting that I did mean now. Th at almost did the trick.

Anyway, below is the link and a bit of an overview of the 18-min-ute TED talk that I would SUGGEST (I do know my place and would not for a moment think to direct the members to watch) that you watch. It is a short, but powerful, change of perspec-tive on how we present ourselves to our customers and potential customers as we hawk our wares.

Simon Sinek begins by asking what is it that great and inspiring leaders or companies have that makes us believe in them. What is it about the way they think, act, and communicate that sets them apart and draws us toward them? Sinek posits that, in business, we all know what it is we do, some of us know how we do it, but only a few know why we do what we do.

Simak constructs what he calls the “Golden Circle” to describe his thoughts.

His theory is that most of us think outside in, but the great and inspiring do the opposite - think inside out. He uses Apple as his example; if Apple marketed in the traditional way, outside in, it might sound like this:

What? We make great computers.How? Th ey are beautiful, simply designed, and user friendly.Why? Want to buy one?

Simak points out that Apple, instead, markets inside out, like this:Why? With everything we do we believe in thinking diff erently, we challenge the status quo.How? Th e way we challenge the status quo is to make beautiful, simple, user friendly products.What? We happen to make great computers, want to buy one?

He goes on to explain and tie the thought that PEOPLE DON’T BUY WHAT WE DO, THEY BUY WHY WE DO IT, to bi-ology and how our brains work, but I will leave that to you to hear for yourselves. Th e take away, for me, is the relatively simple thought that people will buy or connect when they believe what you be-lieve or want to believe what you believe.

For us at the Association, it should not be to fi rst market our member benefi ts, networking opportunities, or legislative and regulatory advocacy eff orts, outside in. It is presenting our core values and beliefs to mem-bers, potential members, and homeowners of York - inside out. What are our core values and beliefs? You will have to stay tuned to fi nd out, aft er your elected Directors meet in June at the annual Leadership Retreat to have that conversation.

Until then, watch the TED video, look at your own Golden Circle, and think about how you are presenting your message.

RAYAC Housing SnapshotA review of the residential real estate market in York & Adams Counties

2013 Housing Statistics

The REALTORS Association of York & Adams Counties (RAYAC) reports that a total of 731 homes were sold in Adams County in 2012, 12% increase from 2011. In York County 3,848 homes were sold in 2012, an 11% increase from 2011.

The median sales price in Adams County was $164,900 about the same as last year.The median sales price in York County was $141,107, a 1% decrease from 2011.

“In 2012 we have been pleased that the number of home sales in both counties increased by double digits over 2011,” stated Lee Trite, RAYAC President. “Momentum is on our side, though it won’t necessarily be fast,consistent or universal. But after five or six challenging years it’s a welcomed change of pace.”

February 2013 Housing StatisticsThe REALTORS Association of York & Adams Counties (RAYAC) reports that a totalof 125 homes were sold in Adams County in the first two months of 2013, an 81%increase from 2012. In York County 469 homes were sold in 2013, a 1% decrease from2012.

The median sales price in Adams County was $144,300, a 4% decrease from last year.The median sale price in York County was $138,000, a 6% increase from 2012.

“Even though February statistics are a mixed bag, we continue to be confident about the local real estate market,” said Lee Trite,RAYAC President. “Adams County saw a big increase in the number of homes sold and York County remained practically the sameas last year. Buyer activity is really picking up and we are starting to see prices stabilize and even increase in some areas,” addedTrite. She said, “Housing inventory will be the key throughout the year as more buyers take advantage of affordable conditions.”

PREVENTING COMPETITION BY EX-EMPLOYEESI have been “burned” in the past when an ex-employee competed against me. Is there any way I can prevent this from happening in the future?

A: Employers sometimes fi nd themselves in the position of having “trained” their competition. Th at is, you provide years of training and experience to an employee, who resigns his employment to join a company that off ers competing products or services. Th ere are ways to protect your business from such competition.

At the time an employee is hired, an employer may require the new employee to sign a “non-competition” or “non-solicitation” agreement. If an employer desires to subject existing employees to non-competition restric-tions, the employer must off er some form of new compensation or benefi t to the employee in “consideration” for the employee’s agreement.

By agreeing to “non-competition” restrictions, an employee agrees not to compete directly against his or her former employer by off ering competing products or services in the same market area as the former employer. By agreeing to “nonsolicitation” restrictions, an employee agrees not to take any action that would encourage any existing customers (or suppliers or employees) to discontinue their business relationship with the former em-ployer. Many times, both “non-competition” and “non-solicitation” language are included in the agreement that new employees are required to sign.

In Pennsylvania, such agreements are not favored in the law, but they are enforceable if properly prepared. Gen-erally, non-competition agreements are enforceable if they are “reasonable” in terms of defi ning the scope of the restricted activity, the geographic limits of the restriction, and the length of time for which the restrictions apply. Pennsylvania courts have tried to strike a reasonable compromise between unduly restricting a former employee from making a living in his chosen career and protecting an employer’s legitimate interests in shielding his busi-ness and customers from unreasonable interference.

If protecting against unfair competition from former employees, employers are well advised to seek the assis-tance of their attorney in preparing properly worded noncompetition and/or non-solicitation agreements. Th e law in this area has many twists and turns, and legal enforcement of non-competition agreements can be expen-sive and problematic. However, if properly prepared and implemented, employers can protect themselves from unfair competition from former employees.

Go Green with YBAIn 2008, the Consumer Electronics Association estimated that U.S. consumers own 2.9 billion electronic devices and only 24 percent of disposed electronics were recycled. By donating or recycling your unwanted electronics, you can lessen your impact on the environment and allow your device to live on in a new form.

Th e U.S. Environmental Protection Agency (EPA) reported that 2.37 mil-lion tons of electronic waste ended up in landfi lls in 2009, and that the rate of electronic waste has been steadily increasing. Many of these electronic devices contain hazardous materials that can contaminate drinking water and soil if they are deposited in landfi lls. According to Jim Stuart of PAZ Metals, proper recycling is important for exactly those reasons, “there are millions and mil-lions of devices and they all contain heavy metals such as lead, cadmium, and mercury as well as other materials that do not belong in the normal trash stream.”

Recycling electronic devices is a healthy decision for humans, and benefi cial for the overall wellness of the planet. Accord-ing to the EPA recycling one million laptops saves the energy equivalent to the electricity used by 3,657 US homes in one year.

Most recently, the State of Pennsylvania has taken action to be sure these items are being recycled. Th e Pennsylvania Covered Recycling Act states that consumers can-not dispose of covered devices, such as computers, laptops, computer monitors, televisions and tablets with their trash. Th is means that trash haulers will no longer take covered devices unless the municipality has a curbside electronics collection that ultimately sends the devices to an electronics recycler.

Th e York Builders Association is taking part in the eff ort to raise awareness on this subject by holding its second annual E-cycle event the weekend of Earth Day. ReSource York, a retail outlet for low-cost home improvement and home furnishing items, and PAZ Metals, a premium scrap recycling center, have col-laborated in order to make this event possible. Th is is a way for homeowners and businesses to safely and properly dispose of their electronic waste, as PAZ Metals is an R2 Certifi ed Responsible Recycle facility and will follow the cor-rect steps to make sure materials are recycled in the correct way.

Why go green?Increasing energy efficiency can offset the monthly costs of a home equity loan by dramatically lowering energy bills.Green remodeling can adapt a home to regional conditions (such as natural landscaping), provide increased comfort (such as improved air quality), and make a home easier and less expensive to maintain using properly installed, du-rable products. Energy efficiency is the most popular reason consumers choose a green remodeling project.

How big is green remodeling?• 87% of remodelers surveyed by NAHB already incorporate low-emmisivity windows into their projects, 70%

upgrade existing insulation, and 60% install argon gas windows.• Over 80% of remodelers use alternatives to dimension lumber to minimize the amount of lumber taken from old-

What are the top ways to increase energy efficiency?• Install appropriate insulation in area to be remodeled.• Install high-efficiency windows instead of those that minimally meet the energy code.• Seal all exterior penetrations in areas being remodeled.• Purchase only Energy Star®-rated appliances.• Install only low-flow water fixtures.• Upgrade to at least an Energy Star®-rated water heater, or better yet, a tankless water heater.• Purchase the highest efficiency HVAC system you can afford and make sure it is correctly sized for the area you

want to condition.

Be witness to how three years of planning and hard work can help diminish crime in York City.

Th is half-day event will begin at 7am when the Liberty Court will have thirteen gates installed by volunteers. A recognition program will follow where Mayor Kim Bracey, the Women’s Giving Circle, the York County Com-munity Foundation and York City Police Department will thank the dedicated Gates Project volunteers who in-stalled one gate at a time throughout the West End of York City. Since June 2011 more than 270 gates have been installed, which directly lead to a 22% reduction of crimes and a regained sense of security for residents.

Th e gates at Liberty Court are to be dedicated in memory of York City Council member Joanne Borders, who passed away in September. Joanne was a street levelorganizer of countless positive projects for York City and a key component to the design and success of the Gates Project.

E-cycle, recycle, donate...what to do? How many times during a re-model do you � ll a dumpster with items, pay a fee for delivery and/or removal of a dumpster, plus pay a tipping fee for the weight of all

that so called “garbage”? Well, all of that garbage could be, in one way or another, money in your pocket.

E-Cycle may mean taking the materials to PAZ Metals (a YBA Mem-ber) where they will typically pay you for electronic wastes, such as TV’s, computers, monitors, microwaves, and so on. If you sit it out for the garbage, you may get a � ne, or at least a warning, plus having to lug it back in from the curb a� er garbage day.

Another part of our E-cycle program is having the ability to donate things such as building materials, cabinets, and lighting � xtures to ReSource York’s building materials location, orfurniture items to their home furnishings location. In doing this, you can receive a charitable tax deduction and in turn, they get good, sellable items, as well as the ability to employ local, low-income, disabled individuals in partnership with Bell Socialization Services. What better way to help your business bottom line, while also helping others in your community.

So the next time you start to � ll the dumpster with garbage, think about calling one of thesemembers and remember Members Doing Business WithMembers and put some money back in everyone’s bottom line.
