The perfect beach home is one that is used to its fullest potential: a vacation spot where friends and family gather
to relax and enjoy the scenery. From the eat-in kitchen to the pool deck, every inch of space is lived in, even where you least expect it – the garage.
Garage conversion rooms have emerged as another specialty of Reynolds Landscaping.

“Most of the clients’ requests are driven by the need to have a space on the ground fl oor that has the convenience of a kitchen,” Hood added. “Some crave a fun space, the ultimate mancave,” Hood jokingly added.

“The family can come in from boating on the bay and make a drink or a sandwich, watch a game on TV, and hang poolside without having to go up to the top fl oor, tracking sand and a wet body through the home just to carry the food and drink back downstairs,” Hood illustrated.
Keeping part of the garage as its original use, a garage, is important to some clients, and that, too, can work into the overall design. There are endless possibilities that are tailored to the client’s specifi c needs and desires.

important,” noted Hood. “A lot of these existing showers are dark, but a shower can now incor-porate downlights for the safety of your children as well as creating a romantic ambience through glowing glass blocks.”

As for choice of materials, think organic. “We focus on mostly stone, tile and wood, try-ing to bring in natural materials, all mindfully chosen for design standards and sustainability to the salt elements we are exposed to here on Long Beach Island.”
The wood can be Brazilian hardwood, ma-hogany or cedar, for instance.

Cynthia Allen’s inviting home office for The Empty Window is a reflection of the window treatment and fabric se-
lections that enliven homes at the shore. Her home in Beach Haven is a restored Victorian, and the design consultant is also in demand for oceanfront contemporaries and any vin-tage in between.
In an interview for the HomeFront, Allen gave a glimpse into what goes into the design process for the window treatments and fabric accessories that fi nish the living space.
“I am an LBI resident, and that is a plus to my customers because I know what products work best on the Island,” she said.
“There are different products for different en-vironments. For instance, do you keep your windows open, or do you use your air conditioner? Are you interested in energy green products, or motorized win-dow treatments?”
The Empty Window pro-vides Hunter Douglas prod-ucts as well as other selec-tions of durable and beautiful materials that customers can touch and feel for themselves to help make their selections.
Allen likes the old-fash-ioned way of doing business – personalized service.
“I consider myself an old-fashioned, full-service design company, in that I do use new technology; however, I like a handshake, I like eye contact, I like to show people hand samples of the products; it’s not all about the computer.”
Allen offers free con-sultations by appointment. Her SUV carries samples of fabrics, window shades and working models of blinds to the customer.
“I love to give individual-ity, personalization. Every job is different, and it’s custom-ized to the client’s home, so no two jobs are ever the same,” she said.
“I come to your house, I’m going to do your house for you, and your house isn’t going to look like your neigh-bor’s, even if you chose the same thing,” she elaborated.

“I might give you different design tidbits to capitalize on what you can do in your house. Or some people don’t want that. Some people, they like red, I like blue; they’re going to get red. I’ll give them advice, but I’m not going to change what they want.”
Allen’s fl air for design is evident, and her enthusiasm is contagious. A number of her clients come as referrals from satisfi ed customers.
“I always, always, always get reinforcement from my past customers because of my service. Service is my most important ideal of the whole company,” Allen emphasized. “My business runs on my service.”

Product lines are frequently updated, and new ideas fl ow. “I am always adding new prod-ucts and services. I am always changing to keep people’s interest perked and keep them excited. I love what I do, and I want people to love what they’re buying.
“I don’t rush them,” Allen added. “A lot of my customers don’t have money to do the whole house right away, so we may do the house over three years. They’ll call me when they have another room to do.”
Allen brings her services to the customer’s home, which has many advantages. “We bring the showroom to you, thus saving you time and, most important, allowing you to focus without interruption on your project,” she said, “and that’s priceless.”

Seeing the samples, especially within the lighting of your own home, is the best way to choose. But we asked Allen for an overview and a few specifi c ideas of what’s available.

The decision may be infl uenced by practical needs – whether the customer seeks privacy; a shield against heat, UV rays or sun glare; whether they want something suited to a rental property; or whether they want touches of elegance for entertaining guests. Or they can have it all in products that combine desirable features.

She displayed sheers with European hems that are weighted just enough to stay put at the bottom, and billow toward the top. With the mild winter and spring we’ve had, there’s a good chance we could be in for one brutally hot summer. You
need to protect not only yourself from the sun, but your home, too, especially on the south and west areas, which catch the brunt of the intense rays.
“Now is the time to start planning on your awning, and summer will be coming up fast,” said Devon Karvan, who, with her husband, Jonathan Karvan recently opened Atlantic Awnings at 36 West 80th Street in Harvey Cedars. “My husband and I had some experience in the awning fi eld in the area, and now we felt it was time to establish our own company on the Island.”
She notes canvas awnings can take three weeks to complete once the order is fi led. But if you wait until summer, the time can be consider-ably longer. So planning an awning can certainly be part of one’s home improvement plan before the busy summer season begins.

The Karvans are not strangers to the area. Devon grew up in Long Beach Township, and Jonathan is from Little Egg Harbor Township.
“We know the area and we love it here,” she said. “Now we’re very happy we have an op-portunity to serve the area. Eventually, we hope to open a showroom. So far, we’ve had good reception with the homes and the businesses. The nice weather this winter has helped us get off to a good start.”
According to the Karvans, the awning market generally consists of residential and commercial installations. The infl uences in fashion and color are evident in both. While residential awnings tend to be more traditional and conservative in both style and color, the industry is fi nding new ways to create shade for the outdoor living
environment, and now there is a solution for all possible scenarios.
The commercial awning buyer, whether it be a restau-rant, hotel, retail shop or other business establishment, is not looking merely for a shade. The buyer is looking for a means to establish an identity for the fi rm. For example, it might be a dignifi ed restaurant with an entrance canopy of dark fabric and brass columns, or a new bar and lounge with an illuminated vinyl awning and colorful graph-ics. While both are eating estab-lishments, each wants to send a different message to potential customers. The proper design and execution of awnings as a means of advertising will add curb appeal and ensure the mes-sage is loud and clear.
Devon Karvan said that whether it’s a home or busi-ness, awnings will reduce heat gain by 65 percent on southern exposures and 77 percent in areas facing west.
“Such protection will help lower cooling expenses,” she said.

From Iridescent to Woodgrain,Tile Styles Come in Many Choices

The Gabes opened their original store, Jack-son Tile and Marble, more than 12 years ago, and in 2010 they added the newer showroom, along Route 9 North. The Jackson store was awarded “Best Tile Store in Ocean County” for 2009 and 2010 in the Asbury Park Press Readers Choice poll, and the Waretown location has done brisk business since it opened.
“We came down here (to Waretown) because we saw a need. People need tile,” said Bradley. “We have a very good track record with the two stores,” due to a combination of quality service and friendly, knowledgeable staff who endeavor to aid customers in creating a design that fi ts the style of each individual home and homeowner.
One of the more popular items recently is wood grain porcelain tile, which mimics various woods, such as hickory, oak, cherry and drift-wood. “That’s a few years in,” said Bradley, and has become extremely popular. “It’s smoking-hot stuff that we can barely keep in the store.”
As Bradley explained, customers often opt for the wood grain tile because they like that porcelain, having been forged in fl ames, is “in-destructible, as well as easy to clean; it can just be wiped off with a wet rag.”
Iridescent colored glass, glass within which tiny seashells are captured, and mesh-mounted mosaic tiles are among the other more unusual products available for purchase and installation to help create an attention-grabbing room.
In keeping with today’s eco-friendly trends, Bradley said some companies do sell “green” tiles, made with renewable resources and re-cycled content, but he hasn’t seen them “really take off yet.”

Ips beetles, also known as en-graver beetles, may be getting jealous of all the attention South-
ern pine beetles have been receiving of late. Alternatively, they may be glad they are not as notorious as their cousins, preferring to remain out of the limelight.
The Southern pine beetle has been in the headlines the past couple of years for a very good reason. The southern New Jersey mainland isn’t called the Pine Barrens for noth-ing. There are about 440,000 acres of pine-dominated forest in South Jersey, and experts are concerned that the beetle could practically wipe them out.
According to the state Depart-ment of Environmental Protection, the beetle re-entered the state only in 2001 but has already destroyed approximately 26,600 acres of pine trees. Even scarier is the fact that about half that acreage was destroyed in 2010 alone. According to U.S. Department of Agriculture Forest Service estimates, 80 percent of the pine forest could be impacted within the next 10 years if no action were to be taken.
The beetle didn’t cross the Egg Harbor River on its persistent march north until 2008. But could it have already arrived on Long Beach Is-land? After all, Japanese black pines, which are ubiquitous on LBI and indeed on much of the northeastern seaboard, thanks to their excellent tolerance of salt spray and soil salt, are also showing plentiful signs that they are under serious attack.
“Everybody thinks the Southern pine beetle is on the north end of LBI, but that’s not neces-sarily true,” said Steve Kennedy, an arborist/designer/horticulturist with Greenwood Tree Service in West Creek. “The Southern pine beetle is still south of us, having just reached the New Gretna-Tuckerton area.”
Still, it is obvious the Japanese black pines are being impacted, and not just on LBI. The University of Rhode Island Landscape Horticulture Program has issued a fact sheet titled “The Decline of Japanese Black Pines.” Kennedy pinned the blame for their demise on black turpentine beetles, pinewood nematodes and, especially, Ips beetles.
They can all be as deadly as the Southern pine beetle. Indeed, many gardeners will tell you that an infestation of Ips beetles is a death sentence for a Japanese black pine. The com-monly recommended treatment for an engraver

beetle infestation is pretty much the same as for the Southern pine beetle: kill the tree so that others may live. In other words, cull a forest or planting site of infested trees to save stronger members of the species.
Kennedy says that approach may be pulling the trigger too early.
“True, once a tree has been completely infested, it calls for the removal of the tree,” he said. “I don’t want people to think I’m a miracle worker. But I’m 100 percent convinced some trees can be saved. I’ve seen it happen; I’ve done it.”
Ips beetles tend to attack already-weakened trees. Tree owners, said Kennedy, are usually the culprits before the culprit.
“People often do two things wrong. They either plant the tree too deeply at the onset, or they pile up soil and mulch too high around it.”

Hanging by harnesses outside the beacon of Old Barney some 176 feet in the air to clean its windows is just one way that
Renee Holzwarth of Loveladies has been able to take a closer, fi rst-hand glimpse at “outdoor il-lumination,” or landscape lighting. The other is by studying it in great depth through books and classes. She looks to put to her knowledge to good use in the form of custom installation and service through her company, Lighthouse Landscape, to enhance the safety, nighttime aesthetics and accessibility of north-end LBI homes.
Holzwarth has been helping clean the glass at the Barnegat Lighthouse along with fi ve co-workers twice a year since her other company, North End Window Wash, picked up the job via the non-profi t organization Friends of Barnegat Lighthouse, which raised money to replace the windows and light system at LBI’s most recognizable monument when the light was reactivated in 2008.
“No matter what the wind is on the ground, it’s always worse at the top,” said Holzwarth. “I get nervous the day of doing it – my feet tighten up; I can’t stand properly. But I’m getting better every year. It’s such a kick to do it and tell all my friends I do it. You don’t really make money after paying fi ve people, but I just love doing it.”
“I stay on the inside and look out,” said Friends of Barnegat Lighthouse board member Michael Banks of Manahawkin, who stood by the profes-sionalism he has witnessed of Holzwarth and crew. “The way she goes out there and cleans them and makes sure everything is sparkling – it’s unbelievable. There’s no way would I get out there on that thing.”
Lighthouse Landscape has been working out of Barnegat Light for the past 17 years and provides service for all phases of landscaping besides pavers on the north end of LBI. That includes regular maintenance, such as rak-ing, bagging and weed spraying.
Holzwarth takes pride in liv-ing, working, and hiring employ-ees locally, as well as taking time to do all landscaping work by hand, especially custom fence and bed work. The company can be reached at 609-494-7373.

to do and have them fi x anything that isn’t right.”Holzwarth had been taking classes through
the Rutgers Office of Continuing and Profes-sional Education for fi ve years including courses in fencing and irrigation, but said she developed a new passion when she discovered the world of landscape lighting.
“I got very excited and turned on to landscape lighting when I completed the course for Janet Len-nox Moyer (author of the 350-page current bible of the trade, simply titled The Landscape Lighting Book),” said Holzwarth. The six-day course pits students in the fi eld for 14-hour sessions of instal-lation practice that covers all angles of landscape lighting, including how to keep things neighbor-friendly and cost effective as well as how to help customers make product choices based on desired outcomes and budget.
Though she takes inspiration from Old Barney, you will not see Lighthouse Landscape installing any circular fi xtures anytime soon in an effort to keep neighbors happy. “You do hear complaints about the lighthouse, like ‘It (the light) comes through my window!’ It sounds silly, but you do hear that.”
The north end of LBI seems an ideal place to focus on landscape lighting, said Holzwarth, where larger homes and estates often coincide with lesser amounts of street or public lighting. “You

It’s beautiful here at night, especially in the summer, but if it’s dark and you can’t make use of it, what difference does it make?” Also, many properties are left vacant in the winter; according to Holzwarth, lights with timers are perfect to add visual security.
“The homes all over the Island – whether new or more old-fashioned – all have features that you’d want to light up,” said Holzwarth, who emphasized unique colors of houses especially.

Fixtures alone represent about 50 to 60 percent of the total cost when installing landscape lighting. Holzwarth also recommends investing in CAST brand LED lamps, which, despite being more expensive initially, end up paying for them-selves after six years of lower electric bills due to their low voltage. Their circuits are also sealed entirely, allowing them to take the salt water that would damage other lamps.
Price range can average $1,500 to $2,000 on the low end to $20,000 to $30,000 on the high end. All work can be plotted out, paid for, and completed in phases, giving customers fi nancial fl exibility.
“Once they decide what they want, I will use a solder pot on every single connection – whether it’s 20 lights or more – connecting them to a main line with a solder fl ux. It’s as if the line was never cut. When you do it the other way – the way most electricians do – you twist it as tight as you can and hope they’re all connected because if they’re not, after 10 or 15 years in a sea-salt-heavy environment like ours, they will fail, and no one will ever fi gure out why that light out there doesn’t work or why there’s an uneven drain on the line. By soldering every connection, it becomes fail-proof.”
The landscaping comes into play not only when installing fi xtures, but also when making sure the electrical lines are buried properly six inches underground, or hidden from view as well as they can be when hung along a tree. For that, Holzwarth makes use of her window-washing ladders to get the job done.
“You’re never supposed to see the bulb, only the effect. I see a 25-foot tree and I’m in heaven because that means you can do moonlighting, which gives an effect as if the moon was shining down on your property, only wherever you direct it to.”
Other options include mirror lighting, wall lighting, step lighting, and uplighting, which can be varied light placed at the base of a tree shooting upward, for example. Broad wash and pinpoint methods give customers choices regarding ac-centuation.

Idle hands are just not Ron Riker’s style. Riker, from Beach Haven, has been in the construction industry for more than 33 years,
and though semi-retired from building custom homes, he still likes to keep his hands busy.
His new venture: Honey-Do Home Repairs. “We do what your honey won’t,” was an idea that tickled his funny bone. “I wanted to do something more in my ad than just the usual home repair stuff.”
And that desire to stand out from the rest has been the hallmark of Riker’s long career.
When he was living farther north, in Keyport, one of his longtime customers was Joe Oldham, editor-in-chief for Popular Mechanics during the 1980s and ’90s. Popular Mechanics invented the do-it-yourself magazine.
“I worked for him on his house in Aberdeen for 30 years,” said Riker. “And he had me fea-tured in the magazine three times.” Riker was fi rst written up for the job he did remodeling Oldham’s kitchen, and then received a huge spread on three bathrooms he updated. The last project was a redwood deck that covered a concrete patio. “I was the project manager, but I also worked on it; I like to be hands-on,” he said.

In the April 1989 issue of Popular Mechan-ics, Oldham wrote, “General contractor and master carpenter Ronald Riker helped us pro-duce our bathroom remodeling guide. Riker has the unique ability to articulate what he is doing so that our writers can capture his knowledge and expertise for the readers of PM.”
The article written by Cliff Gromer noted that the bathroom was just coming into its own as a place of luxury with cathedral ceilings, whirl-pool baths and dressing rooms. “Bathrooms are expanding into the areas of spacious elegance and are often the feature rooms of today’s homes.” The 1990s would mark the beginning of the bathroom as a place of comfort and beauty in its own right.
In “The Great Cover-up” by Thomas Klenck, in a 1992 issue, Riker not only ex-plained how to change a concrete deck into an outdoor room by covering it with a multi-leveled redwood deck, he also supplied the architectural drawings.
His editor again praised him and noted, “He’s the guy we like on the job when we can’t do it ourselves.”

Typically a “Honey-do list” includes small things that need doing around the house, he said, “anything from changing a light bulb, hanging a picture, install-ing a smoke alarm, or a water-filter in a refrigerator. I can do anything from hang a door to build your house. I built a $2 million house right here in Surf City in 2005. I was the project manager, but I also was a hands-on carpenter on the job. I love to work with my hands.”
And Riker doesn’t turn down the small jobs, because he knows small jobs sometimes lead to bigger ones. “I once had a homeowner hire me to redo a 16- by 40-foot deck around his pool, and that was because I changed a few light bulbs for him.”
Riker’s own home, on Bay Avenue in Beach Haven, is distinctive for its purple door and lavender siding. His wife likes the shade, and Riker grew partial to it. He built the house himself in 1999, but the couple has lived in Beach Haven since 1984.
The retired union carpenter started construction work when he still in high school in Keyport, working for a boat works. “That’s when boats were made of wood and had those big fl ying bridges,” he remembers. He

light things and give a glow off everything. Some people might want to just create a safe walkway or illuminate an entertaining environment at night, and that’s fi ne.”

In this economy, some may not be think-ing about major renovations, but small repairs shouldn’t be put off, as they can lead to major repairs, said Riker. If, for instance, a second-story deck is left to deteriorate, it can lead to tragedy or a lawsuit, he noted.
On the day of the interview for the Home-Front, Riker was about to fi nish installing cedar handrails on a deck in Surf City before going on to another job.
“I do one job at a time. I always return phone calls, and I show up when I say I will; people appreciate that.”
Riker often gets work through referrals from satisfi ed customers, and he is satisfi ed with the home repair business. “I like a variety of work. One day I could be hanging a door, the next day I could be building a deck; it breaks up the monotony.
“My wife, Kathy, has a honey-do list, and she asks me all the time, ‘Why are you doing everyone else’s honey-do list? Why not mine?’ and I say, ‘They pay me!’” Actu-ally, Riker admits to being happily married for 50 years.

the collar. If a tree’s collar is covered up with mulch, a condition called collar rot can result. The tree, in response, sends out electrical and pheromone signals. Ips beetles pick up on the signals and move in for the kill.
So, said Kennedy, the fi rst step in saving a tree from an Ips infection is to “remove the over-mounded soil.”
Then, he said, a tree, if it appears to a trained eye to be vigorous enough to survive, can receive an “inoculation” – an injection with a pesticide (he kept the name to himself as a trade secret) to kill what would seem to be the relatively few already-invading beetles and to protect the tree against new arrivals.
Kennedy doesn’t advise people to self-diagnose their trees. If they do, he said, they’ll run off and buy common insecticides, then bombard their trees with them, and, of course, most of the insecticide would run off into the bay.
Instead, he urges people to seek profes-sional advice, and the sooner the better. Indeed, he urges people to have their trees inspected before there is even a sign of trouble. Early detection of a beetle infestation is equivalent to early detection of a disease by a doctor.
What if it is too late and your Japanese black pines are doomed? Well, then it will
be time to plant replacements. Kennedy said a professional should be consulted then as well.
“Should people have to remove their black pines, I want them to know they don’t have to replace them with just the Leyland cypress or cedars, which is what many people are doing. You don’t want to create a new monoculture. There are plenty of other species out there that can grow and thrive on LBI.”
If a new monoculture replaces the old on Long Beach Island, said Kennedy, the tree-loss problem may be solved, but only for a short while. Sooner or later another bug will attack, and any monoculture could quickly be wiped out.

was 17 years old.“I’m now 45 – I can’t believe it.”He said his high school girlfriend’s father
was a landscaper. He didn’t marry his high school sweetheart, but he did fall in love with the fi eld.
Nathan Foote, the owner of Greenwood Tree Services Inc., has also been around the tree business for quite some time.
“I took over the company in 2010, but it has always been a family-owned business,” said Foote. “I think my parents started it in, oh, 1998. I’ve been taking care of trees for a long time.”

When he met Kennedy a couple of years ago, he envisioned even greater things. Ken-nedy, he said, not only knows how to plant trees, prune them and trim them, he also knows how to keep them healthy and how to treat them when they’re sick. Now, said Foote, Greenwood can plant a tree and follow it through life, tend-ing to its every need.
“I’m very excited about where we’re go-ing,” he said.
He should be. Between the Ips beetle on LBI and the rapidly approaching Southern pine beetle on the mainland, Foote and his company should be plenty busy for a long time.
