This remarkable spot, this secret center of Storm Mountain Ranch, is one of those spiritual places that we are sometimes privileged to visit. Usually such places are found only deep in a National Park. This is exactly what Storm Mountain

Ranch is about. Although it consists of 1,063 pristine acres encompassing meadows, a working ranch, mountainside forest, and a magnificent canyon rich in wildlife, fewer than 40 of those acres

will actually be impacted by human habitation. The meadows, mountainside, and canyon are protected for you and your children, forever, by an ironclad conservation easement. In one of the most meticulously crafted land-use programs ever conducted in the West, only fourteen fortunate families will own private homesteads. Here on Storm Mountain Ranch, these families will search out their own secret centers. Perhaps it will be on their home-stead, or in the canyon wilderness. Like a National Park, Storm Mountain Ranch is a rich natural resource that should be preserved. A team of land and wildlife experts studied Storm Mountain Ranch to identify its scenic, wildlife, and agricultural values. They were chosen as among the best and most experienced in their fields, and all came from a background in which preservation was a high value. For over a year, these experts crossed the land, examining it intensely and in every season. They included biologists, geologists, ranch experts, land-use planners, and experts in fish and wildlife habitat, hydrology, wetlands, and topography. The Colorado Division of Wildlife and Army Corps of Engineers joined as well. After their Year of Study, including careful analysis of plant and wildlife habitats, they defined three conservation areas to be protected forever: the hay meadows, mountainside, and canyon. Conservation easements on these three areas were granted in 1997, ensuring that these lands will be free from development. In addition, there are provisions ensuring wildlife management, logging prohibition, and continued agricultural production. The plan received the Governor’s Award for Outstanding Efforts in Smart Growth and Development.

Richard (Rick) Thompson, President and Senior Biologist of Western Ecosystems, has written hundreds of technical reports for government agencies and private industry, and has worked with the US Forest Service and Colrado Division fo Wildlife. Western Ecosystems provides original research, impact assessments, wildlife inventories, threatened and endangered species surveys, and educational guides. Rick performed the ecological inventory for the Storm Mountain conservation easement, performing numerous onsite studies.

THE HAY MEADOWS

The fertility of land like the hay meadows first beckoned settlers to the Yampa Valley over a .century ago. Now the meadows welcome you as the gateway to the homesteads. The conservation easement guarantees that over 200 acres of open hay meadows will stay in agricultural production

forever, preserving the agricultural tradition of the Yampa Valley. Provisions allow a horse barn, caretaker’s quarters, and other buildings related to agriculture. The beautiful

Western-style drift fence of native lodgepole pine borders the meadows and ranch area.

THE MOUNTAINSIDE

Bursting into spring bud or turning into an autumn kaleidoscope, with its vista to distant peaks, the mountainside

is the ideal place to savor the drama of the ranch’s passing seasons. The 316-acre mountainside conservation area

equals the canyon as wildlife habitat. Its old-growth forest is preserved forever from logging and one guest cabin is

permitted. With trails passing through the lush region our ranch hands call Fern Park, the mountainside is the ranch’s

front door to the Routt National Forest.

WALK ON THE WILD SIDEStorm Mountain Ranch’s conservation areas are being managed for increased wildlife carrying capacity.Even a casual hike usually offers wildlife sightings. Your mountainside and canyon neighbors range from humble ground dwellers like marmot, ermine, and porcupine to lords of earth and sky like heron, eagle, moose, and elk. The preservation of several emerging wetlands communities has earned an appreciative response from the Army Corps of Engineers. The ranch’s thread of waters is an important wildlife resource, too. According to ecologists, 80 percent of wildlife depend on riparian areas at some stage in their life cycle. These precious areas represent less than three percent of the lands of the West.

A MYRIAD OF FLOWERS AND FOLIAGEStorm Mountain Ranch teems with plant life,

from delicate subalpine wildflowers to splendid aspen that shimmer golden in autumn while scrub oak add brilliant crimson patches of seasonal coloration. The mountainside’s breathtaking and ecologically significant aspen/bracken fern community has at times a tropical feeling, rare in the West. Fir trees and blue spruce keep the landscape alive through winter, until the canyon roars with snowmelt and the bright green shoots of spring growth appear once more.

THE CREEK AND CANYON CONSERVATION AREAThe canyon is a wild and magical place. On the warmest days of bright golden sunshine the light is blue, the air is cool, and it smells of pine. Once

you cross the trickling tributary Bear Creek, you know you’re really up-canyon and something changes. It’s like going back in time. Follow the creekside trail to rustic Hideout Cabin, perfectly sited in its natural surroundings for a commanding view of the canyon’s crown jewel, June Falls. A short walk brings you in sight of a second wonder, Walton Creek Falls, as it cascades from the surrounding Forest Service lands. The 276-acre stretch of Walton Creek Canyon, with its forests and granite outcroppings, extends for over two miles. PLANNING THE HOMESTEADS

The intense planning behind Storm Mountain Ranch has its roots in the National Park Service’s philosophyof first planning areas for preservation and then defining areas for recreation and development. The plan for Storm Mountain Ranch is based• on the preservation of the canyon, mountainside, and meadows. The homesteads have been strategically located outside these areas, but these areas are made accessible by an integrated system of trails and roads. Storm Mountain Ranch has only 14 homesteads on 1,063 acres, a fraction of the number permitted by local zoning regulations. Residents will share in common the entire ranch while the legally deeded homesteads range from 35 to 70 acres. Each homestead has an identified building envelope of three to five acres. The location of each homestead was determined only after painstaking study and analysis. The design team spent an entire year and hundreds of hours visiting each homestead during all four seasons. They made this intensive effort in order to understand the most subtle aspects of each homestead: to understand how they related to the landscape, and how they related to each other. HAYING AND HORSES

Nothing could be more Western than your first sight of Storm Mountain Ranch with its rugged stacked log rail drift fence. You know you’re someplace special when you pass through the massive stone entry gate and cross the wooden bridge over a fishing pond. As you enter the ranch, you are surrounded by horse pastures and irrigated hay meadows. The working ranch includes the ranch manager’s house, hay barn, shop, outbuildings, and other facilities for maintenance and haying operations. In 1998, the haying operation produced 174 tons of high-protein hay, almost two tons an acre. The hay is used to feed the ranch’s horses, and surplus is sold.

RIDING AND ROPING

The road leads north past the lakes to the corral riding arena, and Western style wood-and-stone horse barn. Its double pitched gambrel roof is functional in origin, intended to shed snow while maintaining large hayloft capacity. The barn is home to your registered paint horses. Ride, rope, or barrel race in the riding arena, or ride out along the miles of trails that wind through meadows, mountainside, canyon, and up into the Routt National Forest.

The ranch belongs to you, but not the work of managing it. That’s the job of the full-time ranch manager. WATER IS EVERYWHEREGeographers classify most of the American West as "semi-arid." Climate maps show it the same bright orange as sub-Saharan Africa and the Atlas range of Morocco. That's why an abundance of water is miraculous to ranchers, and why gun battles and court battles have been fought over it. In a clean, dry land washed more by sunlight than by rain, Storm Mountain Ranch has water, and plenty of it. It has what the cowboys call "live water:" water that falls, and laughs as it runs over the rocks and smiles as it catches the midday sunshafts up-canyon. It's water that trout love, with a sound to soothe a fly fisher's soul. Storm Mountain Ranch also has lakes on the hay meadows: acres of lakes and ponds for boating, for kids to wade in, and for fishing for the big trout that like to lie in the depths of quiet water. Looking up at June Falls, and just a short walk from the spectacular view of Walton Creek Falls, the cabin is a remote refuge for up-canyon hikers, riders, and fly fishers: a perfect place to gather at the end of the day, seek shelter from the elements, or contemplate the magnificence, peace, and solitude of the canyon.

With over 3,000 square feet of space, Hideout Cabin has ample room for a living room, large fireplace, commercial kitchen, two master suites, and bunk beds upstairs for children and grandchildren. Authentic decor will provide a rustic Western atmosphere. Hideout Cabin is the embodiment of Storm Mountain’s philosophy of building in harmony with the natural surroundings and is a wonderful common amenity.

The National Parks TraditionStorm Mountain’s architect, Bob Fitzgerald, is quick to acknowledge Gilbert Stanley Underwood as a major influence. Underwood’s large national park buildings of the 20’s – most notably Yosemite’s Ahwahnee Lodge – used landscaping and local materials to make the building feel a part of its environment. This style was also cultivated in Herbert Maier’s smaller-scale park buildings and Mary E J coulter’s use of local styles, and consolidated by the massive public works park projects of the Depression Era that used highly qualified planners and artisans skilled in the use of native materials. The parks tradition is only in part a visual style depending on a rustic wood and stone look. It’s also a spirit, creating structures that depend more on local materials and traditions than on formulas. The goal, as Fitzgerald puts it, is a building that seems to spring from the landscape rather than to have been dripped onto it. It’s a process, he says, that begins on the land, is carried through on the drawing board, and then returns to the land in the supervision, selection, and training of the masons and builders.

Ski Town USA

It’s easy to see why Steamboat Springs is called “Ski Town USA.” Kids here learn to ski as soon as they can stand, and even the high school band marches on skis in wintertime. Steamboat snow is so dry and light, it’s known around the world as “champagne powder.” Steamboat Ski Area boasts over 3,600 feet in vertical drop from its 10,568-foot summit. There are almost 3,000 acres of some of the world’s

greatest skiing terrain accessed on 140 trails. Skiers can choose among numerous trails to suit every age and skill level. Nearby Howelsen Hill is one of the few facilities in the world with five ski jumps. It also offers nighttime alpine skiing and snowboarding, groomed cross-country ski trails, ice-skating, and events for kids. ACCESSSteamboat’s municipal airport, three miles from town, serves general aviation on its 4,500-foot runway. The 10,000-foot runway at Yampa Valley Regional Airport, 22 miles away in Hayden, serves both general and commercial flights. Eagle County Airport (in Eagle, serving Vail) is 85 miles away, and Denver International Airport, 170 miles. Steamboat Springs lies below Rabbit Ears Pass on U.S. Highway 40, the major highway connecting the Yampa Valley with 1-70 to Denver. Driving mileages are 150 to Denver, 143 to Ft. Collins, and 100 to Vail.

The Storm Mountain Ranch Design Guidelines have been written to equally ensure that homes and other improvements are designed with the same level of care, attention to detail, and sense of harmony with the landscape. The philosophy of the Guidelines is to create structures with a defined but subtle presence in the landscape. Some of the best examples of this process can be found in America’s National Parks. Built predominantly of natural materials and with superb craftsmanship, our landmark parks buildings seem to have evolved as a natural extension of the landscape. This is Storm Mountain’s goal. The Design Guidelines for Storm Mountain Ranch evoke the style and feeling of National Park architecture. They recognize the landscape as the dominant factor in the design process, calling for a palette of materials and colors that will blend the buildings in with their surroundings. Stone, timber, and logs will convey a sense of strength, character, and heritage, and the scale of structures will complement, not dominate, the homestead. Landscaping will reinforce the harmony of architecture and environment. Within these Guidelines, there is ample play for individual expression and creativity of architectural detail and craftsmanship. When you build on your homestead in accordance with the Design Guidelines, your home on Storm Mountain Ranch will seem to have been here for generations.
