Our Annual Meeting will be held on Tuesday, July 27th at 8:00am. It is being sponsored by Reina Ramos of Seacoast National Bank. Residen- tial Marketing will commence at 8:30am. We’re delighted to announce an outstanding group of nominees for Officers (President, President-Elect, Vice President and Secretary/Treasurer) and Directors (three 2-year positions) for the coming year. On pages 12 and 13, you will find a list of nominees and their qualifications, along with the continuing Board members. We are grateful to the Nominating Committee for their conscientious work: Chairman Vince Laviano, Jennifer Atkisson-Lovett, Dave Derrenbacker, Sean Mann, and Linda Prange. Association Bylaws provide the opportunity for additional nominees to be proposed through a petition process. Should any member be proposed by petition, the petition should contain the signature of at least 10% of the REALTOR ® membership and sent to the Association Office prior to July 12, 2010 to the attention of Tom Baker, Secretary/ Treasurer. The nominees will be introduced at the July 13 th Residential Marketing session, and Director nominees will address the members that morning as well. Arrive promptly at 8:30am on the 13 th and 20 th to get to know all the candidates so you can make an in- formed decision! August 16-18 & 23-25, 2010GRI 1 is the most popular designation course ever offered by the Florida Association of Realtors®. Study real estate fundamentals through a “nuts and bolts” approach to the real estate industry. Explore the legal aspects of contracts transaction skills. Learn about ethics in the marketplace, fair housing & diversity, tax implications of real estate transactions, financing alternatives, and business plan-ning. This course also full fills the National Association of Realtors® ethics training requirement for all members.

CE Credits: GRI 1: Standards of Practice has been approved by FREC for Sales Associate’s 45-hour post-licensing credit or 11 hours of specialty CE and 3 hours of Core Law credit for

Florida Realtors 2010 GRI-1 Challenge Examination

Saturday, August 28, 2010 • 1pm to 5pm

The GRI designation is recognized nationwide as the standard for real

estate professional achievement. Earning this designation will set you apart

from the competition. Comprised of three modules, a GRI designation is the

mark of a real estate professional that has made the commitment to provide

a high level of professional services by securing a strong educational

foundation. REALTORS® with the GRI designation are highly trained in

many areas of real estate to better serve and protect their clients.

The GRI designation is obtained by attending a specific, intensive series of courses that total a minimum of 90

hours of classroom instruction. Subjects covered include the Sales Process (business development, sales and

marketing, customer & client services, and cultural diversity) Legal and Regulatory (risk management and

contract law) Technology (communications and real estate business technology), and Professional Standards

(NAR code of ethics, standards of practice and arbitration/mediation).

Florida Realtors offers the option for experienced Realtors and Brokers to use their prior experience to challenge

course content by taking a written examination without attending classroom instruction. Although participants do

not receive licensing renewal credit for the course, successful passing of the challenge examination will count

towards graduation from the institute and the award of your GRI designation.

This year, Florida Realtors is offering the GRI-1 Challenge Examination at the 2010 Conference and Trade Show*

in Orlando on August 28, 2010 at a reduced price of $80.00.

Baron is the President of Trinity Real Estate Resource, Inc., and Vice President of Jones Lang LaSalle, Atlanta, Georgia. He has been active in corporate services and commercial real estate for over 15 years, specializing in corporate transaction management, office and industrial sales and leasing. He has represented corporate clients Adidas/Reebok, Sprint, Nissan, Motorola, Microsoft, Frito-Lay and 3M.

In 2007, he was honored by Jones Lang LaSalle as the firm’s Top Producer. His experience includes developing, marketing, managing and leasing portfolios totaling in excess of four million rentable square feet and $2 billion dollars in volume.

Baron holds an undergraduate degree in Mass Communications from Oklahoma State University, as well as a Juris Doctor (JD), and Master of Business Administration (MBA) from Mercer University. He is currently an Adjunct Professor of Managerial Finance, and Management at the graduate level at Mercer University and Keller Graduate School of Management.

The Course

The prestigious Certified Commercial Investment Member designation is held by a small number of elite commercial real estate professionals, with members in 35 countries.

This 16-­‐hour course is an introduction to the CCIM designation commercial real estate financial and market analysis methodologies, and provides an overview of the four follow-­‐on CCIM courses leading to CCIM designation.

Using a real world case study, this course provides an overview or every aspect of commercial real estate – from market analysis, economic analysis, to deal closing. Every phase of commercial real estate analysis is discussed, including the industry leading CCIM Institute websites: Site-­to-­do-­Business for market analysis information and CCIMREDEX property information (listing) service.

CCIM and CE Credits

RAMC is pleased to announce that we are searching for BETA testers for a solution which will allow Mac users to access MLXchange without a third party software add-on or purchase. The only requirement for your Mac is that it runs on OS X or a newer version of the software. A full roll-out date will be announced once RAMC has received and evaluated our BETA group. How Do I Add an Open House to the Tour? Well, I’m glad you asked! There are a few minor variations on how to do this, but here’s one option:

1. Go to MLXchange and log in 2. From the home page, click on “Modify or Add

New Listings.” 3. Enter the MLS number in the “Find a listing

by MLS Number” box and either hit Enter or click the green arrow.

4. In the Listing Summary screen that pulls up next, click on the link that says “Open Houses”

5. Click on “Add an Open House” 6. Under Open House Type, choose “MLS

Tour”, and fill in the rest of the required fields. 7. In the Date & Time fields, enter the date for

which that area is on tour, and the hours of the open house (Standard tour times are 9am-12:30pm). You can find the complete list of 2010 Tour Areas at our website, www.RAMConline.org

8. Click Submit—and you’re done! Don’t forget to show up at that Tuesday’s marketing meet-ing, or have someone from your office make an announce-ment that it’s open!

Important Message from Steven David While recently teaching at our Association, Steven David men-tioned many of the risks associated with Short Sales. Below is a message forwarded by Steve with a warning of the possible ramifications to Agents either participating in or falling prey to less-than-ethical buyers: Real estate agents plead guilty to "home flopping" (HARTFORD, Conn.) - Real estate agents Sergio Natera and Anna McElaney are scheduled to be sentenced in federal court in August for defrauding a bank in a scheme that has become known as "home flopping." Natera and McElaney pleaded guilty to convincing Regions Bank to take a substantial loss on a short sale without telling the bank they had a buyer lined up who was willing to pay a higher price. Regions had accepted a short sale price of $102,375, but two months later the two sold the property to a prearranged buyer for $132,500. Federal agents say they fear home flopping short sale properties is on the rise nationwide

A Brief Legal Update from the Florida Real Estate Commission Meeting Change to Administrative Rule: Effective June 1, 2010 the Florida Real Estate Commission has amended the administrative rule regarding the time pe-riod a broker must make written request to the title company or attorney to provide written verification of receipt of the deposit. Previously brokers were required to make the inquiry within three days, however that time period is now ten days. The amended text is as follows:

61J2-14.008 Definitions. (1) through (2)(a) No change. (b) When a deposit is placed or to be placed with a title company or an attorney, the licensee who prepared or presented the sales contract (“Licensee”), shall indicate on that contract the name, address, and telephone num-ber of such title company or attorney. Within ten (10) three (3) business days after each deposit is due under the sales contract, the Licensee’s broker shall make written request to the title company or attorney to provide writ-ten verification of receipt of the deposit, unless the deposit is held by a title company or by an attorney nomi-nated in writing by a seller or seller’s agent. Within ten (10) business days of the date the Licensee’s broker made the written request for verification of the deposit, the Licensee’s broker shall provide Seller’s broker with either a copy of the written verification, or, if no verification is received by Licensee’s broker, written notice that Licensee’s broker did not receive verification of the deposit. If Seller is not represented by a broker, then Licen-see’s broker shall notify the Seller directly in the same manner indicated herein. (3) No change.

Clarification on Licensure Status under DBPR records: The Director of the Division of Real Estate provided an explanation of “current inactive”. This has been a popular ques-tion. The director said that “current” means all their CE hours are up to date and that they have paid their license fees on time. Inactive means the sales associate is not currently working for a broker. In this instance, therefore, if they affiliate with a broker then they will be eligible to practice real estate immediately following DBPR’s processing of that update.
