Overtown
Home to just over 10,000 residents, Overtown is the second-oldest continuously inhabited neighborhood of the Miami area. Gentrification is pushing into the area, as the neighborhood’s proximity to major employment hubs, major transportation routes and public transportation, and civic and cultural amenities proves appealing. In addition, Miami has the highest percentage of rent-burdened households in the country, causing area residents and developers to look to more affordable areas and to areas were transportation options are optimal.
In the late 1980s, development in Overtown followed with the construction and completion of the Miami Arena and transit-oriented development surrounding the newly opened Overtown Metrorail station. During the 1990s and 2000s, community gardens were created, in addition to renovations to the historic Lyric Theatre. Revitalization and gentrification efforts spurred both by the city of Miami and Miami-Dade County were also undertaken.
Overtown is rapidly gentrifying with significant economic drivers in close proximity. METRORAIL – 1.0 MILES FROM SUBJECT The Miami Metrorail is Miami-Dade County’s 25-mile dual track, elevated rapid transit system that runs to downtown Miami and Jackson Memorial Hospital, located just one mile from the subject property. The Metrorail also offers service to Miami International Airport. The Metrorail’s 23 stations are about one mile apart, making the system highly accessible to pedestrians, bus passengers, and drivers, with parking available at 17 Metrorail stations. Miami Metrorail trains arrive with high frequency, from every 7.5 minutes during weekday rush hours to every 15 minutes at midday, and every 30 minutes from 7:30 pm until closing.
MIAMI BECKHAM UNITED MLS STADIUM IN OVERTOWN - 1.0 MILES FROM SUBJECT One of the most influential projects to head to Overtown is the David Beckham MLS Stadium. David Beckham has secured a land deal to bring a 25,000-seat soccer stadium to the Overtown neighborhood of Miami. In June, 2017, the Beckham Group secured the final three-acre plot of the total nine acres on which the stadium will be built. While the MLS has not yet officially awarded Miami an expansion franchise, Beckham’s investors say the group is hopeful that formality will be completed now that a land / stadium deal is in place.
To alleviate local concerns over parking, the Beckham Group says it will shuttle attendees from 2,000 nearby spots in existing lots, coordinate “march to the match” walks, encourage use of the ferry up the Miami River, and use of the Metrorail. The Beckham Group wants to bring economic growth to the Overtown area, also promising 50 full-time jobs once the stadium is completed.

MIAMI HEALTH DISTRICT – 1.0 MILE FROM SUBJECT The Miami Health District is one of the largest medical footprints in the country, and is located in the Civic Center neighborhood. The Health District is one of Miami’s largest employment hubs with an employment payroll of $1.9 billion dollars. LEONARD M. MILLER SCHOOL OF MEDICINE CAMPUSIn addition to the hospitals, The Leonard M. Miller School of Medicine campus is an anchor of the Health District. The school consists of approximately 68-acres of owned and leased land within the 153-acre University of Miami / Jackson Memorial Medical Center complex. Today, over 1,500 research projects are being conducted at the Leonard M. Miller School of Medicine. This area will be the future home of the two-million square-foot UM Life Science & Technology Park. Located in the northeastern sector of the Miami Health District the UM Life Science & Technology Park will be a vibrant urban research park community where people can work and play. Companies from the private and public sector will flourish in mixed-use facilities with labs, offices, retail shops, restaurants, and industry-leading amenities. The plan contemplates a full build-out of five research and development buildings dedicated to life sciences research. Miami is home to 1,781 research institutions and 1,991 testing laboratories. The UM Life Science & Technology Park will facilitate access to these resources and create synergies between the University and tenant companies.
MIAMI-DADE COUNTY COURTHOUSE (HISTORIC AND NEW) – 1.6 MILES FROM SUBJECT A proposed new Miami-Dade County Courthouse is moving closer to reality. The estimated $361 million civil courthouse would serve as replacement for the historic courthouse, located at 73 West Flagler Street in Miami, just 1.6 miles from the subject property. The original courthouse was constructed over four years (1925–28), and was added to the U.S. National Register of Historic Places in 1989. The building is 361 feet tall with 28 floors, and at the time it was built, it was the tallest building in Miami and in Florida. Today, the Miami-Dade County Courthouse provides offices, chambers, and courtrooms for the clerks and judiciary assigned to both the Circuit and County Civil Court and the Family Court. Due to ongoing restoration costs of the original courthouse, a new courthouse was proposed. Support legislation for the new courthouse was approved May, 4, 2017, and seeks ideas from developers, financiers, real estate investment companies, contractors and builders to design, build, finance, operate or maintain a new civil courthouse, with the goal for the city to meet again in early September to review the findings.

MARLINS PARK – 1.1 MILES FROM SUBJECT Marlins Park is the current home of the Miami Marlins, the city’s Major League Baseball franchise. It is located on 17 acres of the former Miami Orange Bowl site in Little Havana, about 2 miles west of Downtown, and only 1.1 miles from 1133 NW 8th Road. Construction was completed in March 2012, in time for the 2012 season. 2,000 new jobs were created when the ballpark opened. The 36,742 capacity park recently hosted the 2017 Major League All-Star Game. LITTLE HAVANA – 2.2 MILES FROM SUBJECT Located just to the southwest of Overtown is the famed Little Havana neighborhood. Little Havana is the best known neighborhood for Cuban exiles in the world. It is characterized by its rich street life, restaurants, music, cultural activities, mom and pop enterprises, political activism, and its welcoming atmosphere. In 2015, Little Havana was included in the National Trust for Historic Preservation’s annual list of 11 Most Endangered Places. In 2017, the Trust declared it a national treasure.
DESIGN DISTRICT Another near-to Overtown neighborhood is the Design District. The area is bound by NE 36th Street to the south, NE 43rd Street to the north, NW 1st Avenue to the west and Federal Highway to the east. The Design District features more than 70 art galleries and 70 luxury boutiques, with an additional 60 boutiques to open in 2017. The district boasts high-end retail focused on furnishings and fashion, as well as architecture firms, showrooms, cafes and fine restaurants. Shaded pedestrian pathways create a friendly, inactive atmosphere. Private collecting museums include the Craig Robins Collection, the de la Cruz Collection Contemporary Art Space, and in 2017, the Institute of Contemporary Art Miami (ICA). Miami is a major center and leader in finance, commerce, culture, media, entertainment, the arts, and international trade. LARGEST EMPLOYERSBecause of its proximity to Latin America, Miami & South Florida serve as headquarters of Latin American operations for more than 1,100 multinational corporations that add up to more than $221 billion in annual revenues. Port Miami is also a major cruise line destination, serving nearly 5 million cruise passengers annually and heralding as the busiest cruise port in the world.
Coinciding with the widening of the Panama Canal, more than $1 billion of capital infrastructure projects are now complete and have transformed Port Miami to a major U.S. global gateway. Port Miami now offers Super Post-Panamax gantry cranes that can service cargo vessels up to 22 containers wide and up to nine containers above deck and eleven containers below. It is estimated that Miami’s cargo business could double in the next 10 years and create over 30,000 permanent jobs for Miami, while increasing the Port’s annual economic impact to more than $34 billion.
In addition, Royal Caribbean is adding a new, $265 million terminal at Port of Miami. The terminal is expected to be completed in 2018 and will more than double the cruise line’s port traffic to 1.8 million. The project is expected create 4,000 jobs.
