  • Set in the heart of highly desirable Brackenbury Village, West London, 11 Tabor Road is the stunning restoration of a Victorian terraced house.

    Purchased by Octavia in 1969, the property had been divided into two flats, which provided social rented housing for many years. One property was on a long term permanent tenancy, whilst the other was let out to short term tenants.

    When the long term tenant moved into permanent nursing accommodation in late 2011, Octavia’s Board recognised that this was the ideal opportunity to restore the property to provide a family home.

    With property prices in the area for similar homes reaching well over £1m, this was the perfect time for Octavia to refurbish and market the property in order to reinvest the profits back into affordable housing projects.

    Kinleigh, Folkard & Hayward were appointed to market the property, which they valued at £1.65m. There were 34 viewings in the first week and the property is now under offer.

  • Built in 1881, 11 Tabor Road has been sympathetically renovated and extended to provide a four bedroom family home with generous entertaining space.

    Located on a tree-lined street, the property is located in Brackenbury Village, a residential district of west London popular with families.

    Octavia purchased the property in 1969 to provide social housing for local people. In common with many properties in regeneration areas of London, Octavia converted the property into flats for short life tenancies, in conjunction with the local Council.

    This kept the property occupied and protected from squatters for many years, whilst providing homes on short term tenancies at very low rents.

  • Located between the Goldhawk Road, King Street, Hammersmith Grove and Ravenscourt Park, Brackenbury Village is home to a collection of independent cafés, delicatessens and gastropubs, which contribute to making the area a thriving community.

    Tabor Road is conveniently situated for public transport with Hammersmith Broadway and Shepherds Bush Green stations nearby.

    The area is also well served for schools, including the West London Free School and West London Free School Primary, which opened in 2013, and The Godolphin and Latymer School, an independent day school for girls

  • Early in 2013, when the property was fully vacant, Octavia tendered for the refurbishment. Qualitas were appointed as architects and construction contractors.

    Planning permission was obtained to erect a downstairs extension to provide a large living area on the basement floor and an additional bedroom with en-suite in a loft extension.

    The exterior has been sympathetically restored to retain period features, whilst the interior has been designed to provide a comfortable family home.

    Interior specifications were chosen carefully to complement the layout of the property yet to suit contemporary family living and as a blank canvas for the purchaser to add their own personal features.

    The refurbishment of the property was completed in March 2014 and it is now under offer. All proceeds from the sale will be reinvested into affordable housing projects.

  • “This three story Victorian terrace house had previously been converted into two flats, one across the lower ground and ground floors consisting of two bedrooms, kitchen and double reception room. A one bedroom flat was located on the upper floor.

    The essence of the project was to re- convert it back into a family home, whilst retaining original features and extending the house at ground floor and loft to meet the contemporary requirements of 21st century family living.

    11 Tabor Road is a west facing property and this needed to be taken into account when designing the layout. The lower ground floor was particularly dark, so to create a spacious, light open plan room, we needed to add as much natural light as possible. This was achieved by the use of a large skylight into the extended side return and floor to ceiling bi-fold doors across the rear.

    The connection between internal family space and the external garden space is now the focus of the lower ground floor. The light wall colours, the gloss white kitchen and pale wood floors add to this contemporary light and airy space.

    The design plan was to create a balance of open plan living whilst ensuring the luxury of a separate reception room to get away from it all. The family space was created with the opening up of the lower ground floor, so the “grown up” space was the original layout of the double reception rooms on the ground floor. This room had the original bay windows which allow natural light to flood in. The walls were kept pale which added to the airy ambiance that we were looking to create.

    The contemporary, light feel of the living space continued into the upper floors of the house. Again the issue of lack of light arose as we extended into the loft. This was addressed by the use of large Velux windows which added natural light, to what would normally be a dark room.

    The” new neutral” soft grey tiles and the modern fixtures and fittings within the bathroom and ensuite shower room complemented the overall look.”

  • With the loft extension, 11 Tabor Road is now laid out over four floors. The living area in the basement comprises a spacious kitchen / reception room with impressive bi-fold doors leading to the private garden, making it ideal for family life or entertaining. There is also a cloakroom and utility area on this floor.

    On the ground floor the elegant double reception room features bay window to the front of the property, again making it ideal for entertaining. There is also a bedroom on this floor which could easily be adapted as a study or home office.

    On the first floor there are two double bedrooms and a family bathroom. Velux windows on the second floor flood the bedroom, en-suite and landing with light.
