How, and when was the idea of Chandigarh Citi Center incepted?I have been in the Zirakpur market for over twenty years and have worked with a number of developers. One of the most striking aspects for me was the absence of a proper commercial market in the region. There are thousands of families living right on VIP Road and they have nowhere to go. The first step was to purchase the land and we bought 10 acres – there is no such project even in Chandigarh. Another thing that I was clear on right from the beginning is the importance of parking, which has been taken well into consideration – at a single time, we can easily accommodate more than two thousand cars.

Since you have worked in this region for so long, how have you seen Zirakpur evolve? What are the key attributes and will it continue? What is the future of Zirakpur, according to you?I have seen this city grow from a village, there was absolutely no residential or commercial development during the time we started. From a village, Zirakpur became an NAC and today it is an MC. The presence of hotels like Park Plaza, outlets like Best Price and Decathlon are a standing testament to the viability of Zirakpur.

Yes, the evolution will continue. Commercial development surveys have indicated that Zirakpur is the most appropriate location to invest in, the potential is very high. It has become a vital commercial hub, today. One of the attributes that make it so important is the connectivity – it is a vital point of entry/exit for Punjab, Haryana, Himachal Pradesh and New Delhi. Also, the interest that the state government has taken in Zirakpur have also boosted the region forward. The large working professional migrant population has chosen Zirakpur as its primary choice to settle in; they prefer secure, gated communities and in recent times the improvement in the infrastructure has given Zirakpur another boost.

Except those working in the shops, the project will generate employment for five to ten thousand people. The economy will of course benefit, since employment will increase the purchasing power, which will add value to the market, promoting further commercial development. Even the employees will shop here.

What are the key architectural features which have been taken into consideration for the project?This is the biggest commercial project in the periphery of the Chandigarh Capital Region(CCR) right now. Every minute detail, from designing to even landscaping has been given a lot of attention and thought. Our architect is Mr. Vijay Kataria from New Delhi and we have asked Mr. Suneet Mohindru to consult for us, who has previously worked with companies like DLF and Emaar.

There are common corridors which make an entire floor visible and accessible to visitors. There are ample public utilities on each floor. There are also high speed lifts and vast staircases, all of which adhere to the fire safety norms. There is a 22 feet wide service lane which will benefit the retailers for easy loading/unloading of their products. The sign-boards have been uniformed, with respect to their sizing. This will avoid the clunky, and congested outlook.The Professional Suites is an entirely new concept to the region, of which we have nearly 200 units.

There are also no hidden charges and the maintenance is low.The investors have been presented with convenient options – occupy retail for high rent, large floor spaces for leasing as regional/branch/corporate offices looking for expansions. Insurances offices easily require 8-10 thousand square feet of space and tutorial institutions occupy 10-15 thousand square feet of space.

This is because of number of reasons and some important factors. The key attribute is being the biggest commercial project in the region. The future needs of the clients have been taken well into consideration during the planning stage and have been aptly implemented. With the newly operational international airport here, there is an immense scope for growth. The thinking of the local population evolves when a city is put on the global map. We are also the only project in the region catering to the retail segment, office suites, residential suites, and professional suites.

A Citi Center reflects the pulse of the city. It sets the aspirations of its inhabitants. It serves as an anchor that helps the city to orient itself

in space and time. It is with this mind that Chandigarh Citi Center has been conceived. Zirakpur stands apart as an iconic suburb of Chandigarh, reflective of the exuberant spirit of its outgoing and urbane populace. The Chandigarh Citi Center will become the spatial landmark that would be the new hub and identity for this growing suburb.

The landscape design for the center takes its location within the town as the first inspiration. The ingenious brainchild of Mr. Suneet Mohindru, the site is surrounded by high-rise development that forms its visual context. Since the towers look into the center from a higher perspective, it is crucial that they present a cohesive vision of an urban plaza or a park. This urban space would be a ‘traverse’ which holds together its surroundings by creating a fresh anchor for the town.

The linear plazas at the ground level, in continuation with the terraces over linear built blocks present a directional volumetric disposition. This canvas provided by the architectural context is rendered with a synergetic landscape design that takes on this linearity as the basis for its spatial organisation.

The paving patterns, street furniture, kiosks, water features as well as green patches together reinforce the inherent directional quality of the space to symbolise a

journey or a progression with every feature punctuating the larger whole.

The plaza at the ground serves to integrate the lower and upper levels of retail within the complex. This is done by employing ghat-like informal steps that lead on effortlessly to the lower ground level. While segments of these continuous steps provide walking access, parts of this continuum are broken to form incidental terraces and stepped seating. Informal activities such as tattoo making, henna, origami craft, and story-telling can find an appropriate place within this lively sphere. Similar flights of wide steps lead on from the plaza to the upper grounds. Water and vegetation is included within the plazas in a controlled and slick fashion, adding to the corporate image of the complex. Forms and shapes of kiosks and street furniture too are kept linear and minimalist. The plazas are an arena for recreation, for informal vending and interaction with friends and acquaintances.

While the plazas are a truly urban domain, the terraces are access controlled to allow privileged entry into the open-air elite club that nestles atop these edifices. These terraces comprise jogging tracks, resting areas, yoga and exercise zones, outdoor gymnasium and a swimming pool. The terraces form a visual delight for the surrounding buildings that view Chandigarh Citi Center as well as for the central office block that rises above the rest of the low-height built form.
