Regional Property Manager of distressed properties under Receivership and/or REO status. Property types include HOA/COA, Multi-family, high-rise, mixed use and including 912 unit low income apartments in Memphis TN, multiple market rate properties in Louisville KY, market rate and Section 42 mid-rise in Burlington IA, Indianapolis IN, St. Louis MO, DeKalb IL, Rochester MN, Springfield IL and four by four walk-ups in Chicago.

Turned around the operations at a Habitat Company LLC 40 story HOA/COA property by remedying many failing mechanical systems as well as customer service issues due to prior lack of staff service and follow through—effectively coordinated the activities of the maintenance engineering group and project management group (including 5 managers and 40+ maintenance and technical staff).

Completed 25 major projects and additional projects (eight months) valued at ~$2.5 million, including building façade and hallway painting, stairwell masonry work, storage, riser work, heating plant operations, swimming pool rehabilitation, health club demolition/redevelopment, parking deck, and Chicago’s Life Safety Ordinance improvements.

Played a key role in increasing overall occupancy for Wirtz Realty Corporation from 80% to 95% (Chicago, IL) over a four-year period—for a total of 19 properties (6 high-rise, 2 mid-rise, and 11 walk-up properties).

Successfully rehabilitated management office suites within 90 days following a building disaster—flooding (destroying computer and telephone communication systems)—which occurred the day before assuming the general manager role. Identified multiple water system failures and ongoing repair needs in the first seven days; utilized special assessment funds to initiate a total domestic water system replacement project.

Coordinated a special project (refrigerator replacement/installation) for the Chicago Housing Authority along with logistics for 10,150 apartments across 60 locations in Chicago, IL over a span of 14 months.

Managed numerous assigned projects for Wirtz Realty Corporation, such as a $750,000 building façade replacement project, ~ $1.5 million elevator rehab replacement project, building hot water / cold water storage tank replacements, and heating plant operations.

Regional Property Manager: Multi-family oversight of properties in the Chicago-land area, and throughout the expanded Midwest from IL, IN, KY, TN, MO and IA. Traveling on average up to 15 days per month.

General Property Manager: Oversaw the day-to-day operations of a 40-story (Class A), 955-unit residential mixed-use property with 9 elevators, interior and exterior parking, and a 1,300,000 square foot building envelope. Managed a $7.5-million annual budget (property operations) and a five-year capital investment of $27.6 million for a special assessment, multi-project infrastructure rehabilitation. Directed a 40+-member union staff that performed building/unit maintenance and repairs, parking garage duties, loading dock activities, janitorial work, and housekeeping; supervised a 5-member office staff. Performed hiring, employee evaluations (performance reviews), and disciplinary activities (including terminations). Property Manager: Provided leadership to the daily operations of residential property groups responsible for 6 (15- to 20-story) buildings, 2 (10-story) buildings, and 11 walk-up properties. Managed a 55-member union staff. Oversaw lease management, lease negotiations, applicant review approvals, and lease renewals—resident retention.
