Seven Possible Reasons Your (Occupied) Home is not SOLD

1. The listing price is too high. Ultimately your house is worth what a buyer is willing to pay for it, not necessarily what you think it is worth.

Advice: Listen to your Realtor and price your home realistically.

2. Your house doesn’t show well. If your house is cluttered, needs repairs and updates, don’t expect to sell quickly for top dollar. The majority of buyers today are looking for move-in ready homes. You CAN expect a lowball offer.

Advice: De-clutter, repair anything at all that needs to be fixed such as a leaky faucet, cracked tile, etc. Update wherever possible. Countertops, cabinet hardware, backsplash, light fixtures, plumbing fixtures and flooring updates are all cost effective.

3. Your house is too taste specific. You may love that ruby red dining room or your collection of china dolls, but you are not the new owner!

Advice: To appeal to the largest number of buyers, paint a neutral color. Pack up any collections, diplomas, trophies and most family photos.

4. Ineffective marketing. You cannot get offers if nobody knows about your house and nobody will know about it unless it is well advertised and marketed to the target buyers.

Advice: Choose a Realtor who is an aggressive marketer. Make sure the Realtor uses all avenues for advertising. It should include signs on the property, lots of phone calls and emails, open houses, flyers/brochures, newspaper ads, Kijiji ads, networking at meetings, etc.

5. Poor curb appeal - Most potential buyers will do a drive-by of your home to help them decide if they want to see the inside. Often the curb appeal outside is an indication of the inside. This is really the all important first impression!

Advice: Trim the trees, shrubs and grass. Plant some colorful flowers. Add a couple of urns and/or flowering baskets. Put away children’s toys, hoses, gardening tools and garbage containers. Make sure all the exterior lights are working and in good condition. Replace door hardware, doorbell, mailbox, etc if need be. Paint the front door a bright color to draw the eye of the buyers.

6. Limited accessibility to view your home. Buyers today are super busy and if it is a hassle to get a showing, they will often move on to other homes more easily accessible.

Advice: Do everything possible to facilitate viewings of your home. A lockbox is a great idea because it allows any Realtor access to show their client.

7. Location is undesirable to many buyers.

Advice: This is one factor you cannot change. Your asking price has to reflect the location. Value in real estate is based on location, location, location.
