Organized by California Communities Against Toxics, the event was designed to call on Councilman Bob Blumenfield, Senator Henry Stern and Assemblyman Jesse Gabriel to pressure property owner United Technologies Corporation to do additional environmental testing of the groundwater and soil at the former rocket engine manufacturing plant. Calabasas Park Homeowners Association recently dedicated a bench on Calabasas Lake to the late

Karyn Foley, at right. For many years Karyn and Jim Foley lived in a

home around the Calabasas Lake. After the initial homes were built, the builder no longer wanted to

maintain the lake. A group of residents indicated that they would take this over. The developer said it was

too risky from a legal and insurance point to turn this over to an informal group in the event that the

residents might change their minds. The builder even considered draining the lake, extending the streets, and building more houses. Karyn led a group to formalize

the homeowners association with some mandatory members. She and Jim literally went around and got

signatures to get this accomplished. Thus in actuality, Karyn literally saved the lake. Today, Calabasas Lake

serves as a vital place for residents and their guests to enjoy. The dedication was attended by Jim, their

children, grandchildren, Richard Sherman, president of the Calabasas Park Homeowners Association,

city council members and many friends. Sherman said, “Karyn’s contribution to the Calabasas Park

Students in the News: Jaron Kiviat of Calabasas was named to the fall

2019 Dean’s List at Lasell University in Newton, Massachusetts. To be named to the Dean’s List, he needed to complete at least 12 credits as a full-time student and achieve a semester GPA of 3.5 or higher.

a distinguished group of students at Baldwin Wallace University who have reached BW’s pinnacle of academic honor society achievement with induction into the Dayton C. Miller Honor Society. Brizendine, a graduate of Agoura High School majoring in acting (BFA), was honored with membership that is achieved by less than 4% of the undergraduate student body.

Esteban Xavier Pacquing of West Hills was named to the 2019 Collegiate Choir at Bob Jones University. Pacquing is a sophomore majoring in engineering. The Collegiate Choir is the second tier in BJU’s graded choir program and primarily consists of sophomore singers. At the end of their freshman year, 40 to 45 singers are selected from the first tier University Singers choir to advance into the Collegiate Choir.

Word on the Street 2019 was a year of evolution

- for a species, for the newspaper, for the community.

Who made the most headlines in 2019? Not an individual, but an animal.

Mountain lions were front and center in the news last year - being born, being killed, crossing the freeway. We did numerous stories on new cubs, as well as on several deaths. Some crossed the 101 safely, some were not so lucky on the 405.

The Liberty Canyon wildlife crossing continued to be in the news. Funds have been raised to start the planning, but not enough to complete the project, which is designed to protect the mountain lions as they cross the freeway so they can wander far and wide, breed and propagate the species.

The newspaper grew as well. We launched our Encino Enterprise in March to great reviews from the community there, who said they’d never had “an identity of their own.” Katie Sterling, my one and only, has done a great job following in her family’s footsteps to keep bringing all local news of Encino to residents and employees.

We cover the chamber of commerce, the neighborhood council and issues ranging from traffic to entertainment to development.

And development is another big story in all our papers. There

is so much building going on in Warner Center, and daily we get calls asking what the project is on Variel, when Shake Shack is going to open, what’s going in at the old Toys R Us.

That was our scoop of the year last year - being able to announce before any other media outlet that Amazon was bringing a new grocery concept to Woodland Hills in the old toy store.

Calabasas has its share of new openings also - with new retail and commercial developments, hotel and restaurant changes.

As stories develop we bring them to you weekly. But at the beginning of the year we thought we’d round them all up and present an issue on “What’s Building” locally in 2020.

We’ve done our best to go street by street and cover what’s new, what’s on the way, and what’s

being planned, both in Woodland Hills and Calabasas - starting with the exciting news that Westfield is starting construction on the old Sears building at Topanga, bringing a new and much needed entertainment venue to the west valley.

No news yet on Promenade - as that is still under appeal.

But as news breaks, you’ll find it here - and on our Facebook and Twitter feeds.

The United Chambers of Commerce recently announced their Sixth Annual Inspirational Women of the San Fernando Valley Awards will be held on May 7 at the Hilton in Woodland Hills.

The event will recognize women who have inspired, achieved and made the San Fernando Valley a better place. Honorees will be selected from a wide array of industries including, but not limited to, business, social services, health care and medicine, education, community advocacy, arts, government and non-profit, among others. The honorees will be selected by a group of distinct individuals. The selection committee will be looking for women who have made a profound impact in the San Fernando Valley.

Nominations are now open and self-nominations are welcome. Last year’s recipients were Arlene Alpert, Dr. Yvonne Chan, Natalie Hill, Jean Sinatra and Brenda Young.

according to construction supervisors. This modern

day “roadside” burger stand serves up burgers, hot dogs, frozen custard, shakes, beer,

wine and more.

NEW ON THE

MENU

Chic-fil-A’s 40th L.A. location opened this week in Canoga Park. The store at 8300 Topanga Canyon Blvd. is owned and operated by Craig Stokes, who will oversee 120 team members. The restaurant features a single-lane drive thru. The dining room seats 52 and there is a 12-seat patio. Hours are 6:30 am to 10 pm every day except Sunday. Nearly everything on the Chick-fil-A menu is made from scratch daily, including salads prepared from fresh vegetables and fruit that is hand-chopped throughout the day. The chicken is 100 percent whole breast meat, without any fillers, hormones or additives. Each chicken breast is hand-breaded to order, and pressure cooked in 100% refined peanut oil, which is naturally trans-fat- and cholesterol-free.

Old New York Style Deli & Bakery has opened at the old Pizza Cookery location at 6209 Topanga Canyon Blvd., Woodland Hills. The restaurant features a “fast casual” style deli - order at the counter and be served - along with a deli counter, wine and beer, full scratch bakery and more. Enjoy craft beers and egg creams on tap and a full organic coffee bar. They will also offer catering.

The old Coco’s at 4895 N. Las Virgenes Road, right adjacent to the 101 Freeway, is slated to become Salsa and Beer, offering authentic Mexi-can food from jerez zacatecaz and a large selection of Mexican beers. No word on when construction will begin on the long-shuttered restaurant.

Construction is underway on Porta Via, which will be opening at The Commons. The neighborhood California bistro will offer breakfast, lunch, dinner and a full bar. They have two other restaurants in Pacific Palisades and Beverly Hills. Porta Via features seasonal organic ingredients, wild caught seafood and natural meats.

The old Bernard’s at 23538 Calabasas Road in the heart of Old Town remains shuttered after the death of owner Bernard Rosensen earlier this year. His company, Dining Dancing and Romancing was unable to be reached for comment.

exercise, behavioral therapy, and massage can reduce pain and increase your ability to function. Be aware that not all non-drug therapy treatments are appropriate for all types of pain. Ongoing therapy may be suited for various conditions of back pain and is almost always preferred to surgical procedures.

Cutting back on alcohol and avoiding foods that seem to trigger headaches could benefit the headache and migraine sufferer. Avoiding or controlling stress with meditation or relaxation therapy is effective in most situations. Certain studies suggest that aerobic exercise such as cycling might reduce migraine frequency and intensity.

AMAZON GROCERY OPENING IN WOODLAND HILLSAmazon will open a “new concept” grocery store at the site of the old Toys R Us at

6245 Topanga Canyon Blvd. Opening date has not been announced but is anticipated to be late February or early March. The new concept is said to be different from the “Amazon Go” checker-free grocery store. This will be their first outlet in Los Angeles.

Fry’s Parcel Sold; Store Still Open The Fry’s parcel at 6100 Canoga Avenue in Woodland Hills was sold. Santa Monica-based

BLT Enterprises purchased the eight-acre site for a reported $35 million. BLT specializes in construction management of industrial, office, retail, residential, mixed-use and special use properties. Fry’s reps said they have no plans to close in the immediate future.

New Hotel in Woodland Hills Florida-based FPG Development group has broken ground on a six-story hotel at

5957 Variel Avenue. Possibly a Home 2 Suites by Hilton, the hotel would have 174 guest rooms with ground-floor retail, a meeting room, gym, pool and one level of underground parking.

New Extended Stay Addition Marriott Courtyard at 21101 Ventura Boulevard, Woodland Hills, has applied to add

another building on the property to house an extended stay hotel. The new addition would be placed on the back of the property near the pool.

ROCKETDYNE TO BECOME ANOTHER MALL OF AMERICA?The former Rocketdyne property bounded by Canoga and Owensmouth,

Victory and Vanowen, has remained undeveloped since the plant closed down. Current owner United Technologies Corporation bought it. According to all sources the property is still under contract to sell to Triple Five, owners of the Mall of America. Initial plans were to develop the parcel into a multi-use commercial, retail and residential development. No word on whether a theme park is part of the plan! Currently the old rocket engine plant is undergoing soil and water remediation.

ADLER PROJECT CROSSES CITY HURDLE - NEXT UP PUBLIC HEARINGAdler Realty Investment has received a mitigated negative declaration from the City of Los

Angeles - meaning they found no significant mitigation effects on the project, which is tiered off the Warner Center 2035 EIR. Planned for the 24-acre site at Burbank and DeSoto in Wood-land Hills are a 12-building, 2.6 million square foot complex consisting of 841 apartments, 168 condos, 1.14 million square feet of office, space, 80,000 square feet of ground-floor commercial space and a 228-room hotel. Next step in the planning process is a public hearing in February. Construction on the development is anticipated to occur in eight phases over a period of 25 years, concluding in 2035.

WESTFIELD PROMENADE ON APPEALWestfield’s proposal for the old Promenade Mall got a nod of approval from the city’s

Planning Department in July 2019 with one major modification. The plan as submitted to the city included a 15,000-seat stadium, which the Zoning Administrator cut in half to 7,500. The city also required the arena to be enclosed as part of their approval. The square footage of the stadium was unchanged under the approval.

The entire project is a mixed-use development on the site of the old Promenade Mall at Topanga Canyon Blvd. and Oxnard Street. It will have 1,432 multi-family residential units, 244,000 square feet of retail and restaurants, 629,000 square feet of office space and 572 hotel rooms. Several homeowner groups and individuals appealed the ruling based on the stadium portion, traffic and other issues. Westfield itself appealed the reduction of the stadium from 15,000 to 7,500 seats.

The July determination was not the final approval.

CAMBRIA HOTEL COMES TO CALABASAS: The new Cambria Hotel has broken ground at Las Virgenes Road and Rondell, adjacent to the

101 freeway and Agoura Road. The three-story hotel will have 125 rooms, a charging station, smart park, and 131 parking stalls to provide parking for hotel guests as well as ride-share com-muters. There will be access to a trailhead on the east side of the hotel. The hotel is being built by Choice Hotels and Weintraub Real Estate Group.

WEST VILLAGE CALABASAS OUTLINED: Story poles at the intersection of Las Virgenes Road and Agoura Road mark the

proposed development of West Village. The project from New Home Company is planned to offer 180 new housing units, inclusionary affordable units along with retail, commercial and 66 acres of open space on the 77 acre parcel.

Q ON VARIEL UNDER CONSTRUCTION The second project in Warner Center from California Home Builders is under construction

at the corner of Variel Avenue and Erwin. The Q is an original, urban-inspired luxury apartment community from the Evenhaim family. The seven-story building will feature 241 apartments, a parking garage, swimming pool, rooftop lounge and street-level commerical.

Q ON TOPANGA The massive Q Topanga apartment complex from California Home Builders is set to open

spring of 2021. The complex sits on the site of the old Off Broadway shoe store across from The Village, and is adjacent to the new Amazon grocery store, opening early 2020. The apartments will have a full-time concierge, valet parking, a full Equinox- level gym, massage room, dog wash room and Teslas with a driver. Q Topanga is being built by the Evenhaim family.

264 APARTMENTS ON VARIELBejing-based BCEG International has broken ground on a seven-story apartment

project. The building will have 274 units, with 11 ground floor work-life units, which cater to people who wish to operate their businesses out of their residences. There will be parking for 484 vehicles. BCEG bought the property for almost $20 million.

Other eco-friendly additions to the project are the trellis solar panels on the roof, which shade the top of the parking garage and offset a portion of common area energy costs.
