It has been a banner year the most active that I have seen in my 3 decades of selling in the area. Since February values have taken off, new ground was laid and old records smashed. The number of properties that saw multiple offers was almost shocking, as we were introduced to the type of market that Toronto has seen for the past few years already.

Many homes sold within just a few days of being listed and the pace has been hectic. Buyers hoping to purchase often were faced with disappointment as their offer simply wasn’t high enough over asking price to win. If there ever was a seller’s market, 2016 was it.

In October, new rules were placed on the mortgage industry in an effort to curb the excitement and we have yet to see its outcome. I don’t care how old I am, it will probably never change, that little bit of excitement in anticipation of another Christmas. You don’t know it, I am sure, but when it comes to this time of year, I as old as I am, am like a little boy again. Waiting in anticipation of the lights, the sparkle of the tree, the snow (yep) and the meals, gifts, friends and family that all make up this time of year.

2016 has shown us many blessings and another, yes the best, sales year we have ever had. Starting in February things took off like Santa’s rocket sled. Before you knew it sales were brisk and prices rose steeper than we have seen in my decades of selling. Listings came and went quicker than many people could gather their thoughts thus losing out. It was a frenzied pace, not a fun one to buy in, in many places with multiple offers but only one successful being the norm.

As the year progressed, little changed and records were broken across the GTA. During this time we added another wonderful member to our team, giving us ‘The Power of 5’ members to serve our clients. Jen Unger, with her enthusiasm and guaranteed smile, a Caledon East and horse lady, joined us. We needed this addition to handle the pace in our new location at the top end of Caledon entering Mono. Our log ‘show place’ is a traffic stopper and what a place to decorate for the Holiday Season…you must make an effort to pop by.

As busy as the year was, the entire team have great memories of not only our business adventures but our daily lives as well. Being sure to take time to enjoy life’s pleasures that without the support of a team like ours would almost be impossible.

My summer adventure saw me aboard my boat on 4 of the Great Lakes in new and familiar ports. The luxury of such a holiday is just one of the blessings with family and friends that makes working hard worth it.

2016 will finish off for me with my two grand-children that affectionately call me ‘Grandpa Moose’. They live in Sault Ste. Marie, as do three of my brothers, so the Christmas Season will be shared with them in ‘Gods Country’ where I grew up.

The rest of our staff will be in various parts of the area and the country likewise enjoying the time off, so well deserved. With all the goings on this time of year, there is one priority we cannot forget. That is to remember how thankful we are for what we have.

For our daily blessings, not the least of which are our clients, friends and family that have shared the year with us. It is you, that help make us successful with your support, dedication, and loyalty.

To you and yours, where ever this jolly season finds you. May the Seasons finest be yours. May you be surrounded by those you care about and that care for you. May you enjoy the fruits of your labours and the joys and festivities of the Yuletide Season.

So there is no need to wait to list when the rest of the street does. Get the jump on them and take advantage of the fact that there is little ‘for sale’ today. Less competition means buyers have fewer to choose from, putting you in the driver’s seat.

It has been a banner year the most active that I have seen in my 3 decades of selling in the area. Since February values have taken off, new ground was laid and old records smashed. The number of properties that saw multiple offers was almost shocking, as we were introduced to the type of market that Toronto has seen for the past few years already.

Many homes sold within just a few days of being listed and the pace has been hectic. Buyers hoping to purchase often were faced with disappointment as their offer simply wasn’t high enough over asking price to win. If there ever was a seller’s market, 2016 was it.

In October, new rules were placed on the mortgage industry in an effort to curb the excitement and we have yet to see its outcome. At the moment I am writing this, there have been several revisions, or tweaking of the new rules in order to try and make them fit our market place. It is yet unclear the entire impact that these, more conservative guidelines, will have but as far as we can anticipate it will probably not have significant impact on our area.

A lot of the rules will affect buyers who do not have large earning capacity. One of the main changes is a buyer now needs to qualify at the 5 year posted rate of 4.64% even if they are getting a mortgage rate that is substantially below that. In many cases, they simply will not qualify for a mortgage or in some cases even qualify for the one they have. They don’t have to ‘re-qualify’ so it will not impact those that currently own a home. However, if they sell their existing home, will they then be able to get another home? Sometimes the answer will be, no. It is no longer just a case of having the right amount of down payment.

Never mind those entry buyers though. This could have an impact on someone that has owned a home for years. They want to sell their larger home and even though they have good equity, if they want a mortgage, it is possible, they too will not be successful. I don’t care how old I am, it will probably never change, that little bit of excitement in anticipation of another Christmas. You don’t know it, I am sure, but when it comes to this time of year, I as old as I am, am like a little boy again. Waiting in anticipation of the lights, the sparkle of the tree, the snow (yep) and the meals, gifts, friends and family that all make up this time of year.

2016 has shown us many blessings and another, yes the best, sales year we have ever had. Starting in February things took off like Santa’s rocket sled. Before you knew it sales were brisk and prices rose steeper than we have seen in my decades of selling. Listings came and went quicker than many people could gather their thoughts thus losing out. It was a frenzied pace, not a fun one to buy in, in many places with multiple offers but only one successful being the norm.

As the year progressed, little changed and records were broken across the GTA. During this time we added another wonderful member to our team, giving us ‘The Power of 5’ members to serve our clients. Jen Unger, with her enthusiasm and guaranteed smile, a Caledon East and horse lady, joined us. We needed this addition to handle the pace in our new location at the top end of Caledon entering Mono. Our log ‘show place’ is a traffic stopper and what a place to decorate for the Holiday Season…you must make an effort to pop by.

As busy as the year was, the entire team have great memories of not only our business adventures but our daily lives as well. Being sure to take time to enjoy life’s pleasures that without the support of a team like ours would almost be impossible.

My summer adventure saw me aboard my boat on 4 of the Great Lakes in new and familiar ports. The luxury of such a holiday is just one of the blessings with family and friends that makes working hard worth it.

2016 will finish off for me with my two grand-children that affectionately call me ‘Grandpa Moose’. They live in Sault Ste. Marie, as do three of my brothers, so the Christmas Season will be shared with them in ‘Gods Country’ where I grew up.

The rest of our staff will be in various parts of the area and the country likewise enjoying the time off, so well deserved. With all the goings on this time of year, there is one priority we cannot forget. That is to remember how thankful we are for what we have.

For our daily blessings, not the least of which are our clients, friends and family that have shared the year with us. It is you, that help make us successful with your support, dedication, and loyalty.
