Highlights of the Meeting of the CCV1 Board of Directors PRESIDENT’S REPORT

Social Rep, Dee Ruger has resigned creating an opening on the board. A “want ad” will be published in the newsletter.

I have updated some of the information in the Welcome folder that Martha Spalding gives out to new members.

A resident has complained about the constant ringing of wind chimes caused by the recent high winds. Please be considerate of your neighbors by taking down your chimes if you are planning on leaving for the summer or during the holidays and even if you are home on a windy day. Thanks everyone.

The board of directors decided that the April Newsletter will be the last one until the fall. If we need to get information to the membership over the summer we will use eblast to members email addresses. If you have changed yours or not submitted one, please update Treasurer Steve Williams.

Starting May 1, Titan Trash will pick up trash on Tuesdays and Fridays and recyclables on Wednesdays at an additional charge of $2.00 a month. This is not optional: All customers using this company will receive this service, which returns to twice a week pickup on September 30.

Vice President Ginny Mindel will handle affairs while I am away for the summer. If anyone has a problem, please contact Ginny or any member of the board. Our phone numbers and emails are listed in this newsletter and on the website.

TREASURER’S REPORT- Steve Williams

I am happy to report that all but one home has paid their dues. This home will be paid up upon selling. I

appreciate the board’s support of my efforts to collect the dues!

ARCHITECTURE COMMITTEE REPORT- Gene Dunsirn

The committee received five requests during the month of April. I will be away for the summer months and Fred

DAngelo will chair the Architecture committee. See website and this newsletter for Fred’s phone number and

email address.

Please remember that when you plan to change the outside appearance of your home, you MUST submit a

request to the Architecture Committee. Forms are easy to fill out and are found on the website.

The five request were: Install dual pane windows over openings in garage wall; add iron fencing to top of back

wall and replace gate; add black steel fencing to top of back wall and replace gate; replace gates and paint house

and trim per colors submitted; paint house, wall and garage door per samples submitted.

YARDS AND ALLEYS REPORT- John Bergstrom

Steve Williams and I met with the owner of a vacant lot to discuss the unpruned trees, dead cacti, packrat nests and litter. The lot has since been cleaned up.

All CCV1 houses are required to have a lighted lamppost during the night. I have replaced 6 light bulbs. We are finding that those lamps that use a solar light are not staying lit and are not very bright at all. According to Pima County law, it is the responsibility of the homeowner to make sure to replace or repair the lamppost. Some lampposts have switches inside the house that sometimes get turned off so make sure this has not happened at your home.

Discussion was held with the board as to what is acceptable appearance to a vacant lot. After the discussion, I

agreed to write a piece for the Vista Voice. [ see page 3]

ACCEPTABLE CONDITIONS FOR VACANT LOTS - John Bergstrom

I’m addressing some issues with our vacant lots. First-of-all, it’s a misnomer. They have not been built on, but

can be anything but empty. There’s always something there, be it trees, shrubs, or other vegetation.

So, what is an “acceptable” condition? One with tree limbs pruned off-the-ground, broken limbs removed, and

no uncontrolled overgrowth on to neighbor’s properties or alleys. No accumulated litter, dead cacti or packrat

nests. Also, no small trees or vegetation growing under larger trees with no apparent purpose or balance. Green

Spring or Monsoon growth is acceptable if it stays low and not overgrown. A personal or professional

evaluation during our two rainy seasons and timely corrections would-be-appreciated.
