SITE ANALYSIS DIAGRAM + KEYPROJECT BACKGROUND
This project forms part of a masterplan to develop facilities as part of the expansion of the University of Gloucestershire. This student accommodation proposal is set to provide a maximum of 200 beds on campus that will be required to house increased student numbers.
The scheme has already received Outline Planning Approval. The site for this project is located on the former Debenhams cricket pitch site, recently purchased by the University, situated to the West of the Oxstalls Campus.
The site is partially bounded by residential properties along Estcourt road and Estcourt Close. These neighbouring properties have been considered at every stage of the design proposal. The design team have explored appropriate solutions to meet the University’s needs whilst whilst enhancing the site for all stakeholders. All proposals have investigated screening solutions for acoustics / aesthetics / privacy etc.
Along the Eastern boundary is a site containing the Estcourt Park allotments, separated by the Public Right of Way. The site also shares a boundary with the Estcourt Close allotments to the North West of the site The design team have considered the treatment of the boundaries and the operation of the allotments, etc. through consultation with allotments users / groups.
Specific planning conditions relate to the provision / upgrade to access to the allotments (in addition to various public rights of way / cycle paths) and these were considered via option studies and through to the final design.

SITE ACCESS AND MOVEMENT
The site location offered few options for vehicular access however all options were explored. The conclusion of these studies was that Estcourt Close provided the best connection to the site.
The vehicular access to Estcourt Close will be limited. The only parking on site is 10 accessible spaces for student blue badge holders, to meet planning conditions.
Pedestrian access to the site will be restricted to a gate from the Public Right of Way. This will be located several metres along the path and therefore day to day movement of the students and any likely gathering points will be located as far away as is feasibly possible from the neighbouring dwellings, without compromising access for allotment owners.

PRE-PLANNING APPLICATION SCHEME
• As designs developed the team were more drawn towards an organic design where the 3 blocks are cranked to form sinuous shape.
• This solution allowed for more natural, sculpted landscape proposals, profiting from its environment.
• The blocks were arranged closer to the Eastern Boundary.
• The majority of student activity is shielded from the adjacent houses.
• The landscaping proposal creates a community atmosphere to mirror the activity in the adjacent allotments.
• The landscaping proposal offers ecological enhancements, protecting existing wildlife, allowing it to thrive.

CURRENT SCHEME
• The buildings were further tested in orientation and position on the site to work within the constraints of all parameters and conditions.
• Block A + B are 3 storey wheras Block C has been reduced to 2 storeys to satisfy condition 17. This creates a form that is staggered in height from the South to the North of the site.
• The blocks are orientated and rotated to achieve greater distances from the residents along Estcourt road whilst avoiding Flood Zone 2 and 3.
• The blocks are positioned to create two distinctly different landscape environments to either side of the blocks, one a response to Estcourt Park allotments and the other a response to the private residences on Estcourt Road.
• This scheme allows for one main pedestrian access off the PROW.
OUTLINE PLANNING SCHEME SHOWN IN CONTEXT OF THE MASTERPLAN
• Accommodation was designed to be distributed between 3 blocks
• Emphasis was placed on cycling, reducing vehicular movement
• Pedestrian access shown from the Public Right of Way, creating links with the existing campus.
• Buildings were located near the Eastern boundary of the site.
• Landscape proposals showed Sustainable Urban Drainage solutions and ecological enhancements.

SITE PLAN STRATEGY
The site plan strategy aims to provide student residences that sit comfortably within their environment and respond to the rear of the private residences on Estcourt Road and Estcourt Close on one side and to the Estcourt Park allotments and the Public Right of Way on the other.
The Landscape solution towards the residences therefore favours an open grassed landscape interspersed with tree planting that will mature in time to provide height and breadth to soften the existing site and provide screening. The use of increased tree planting across this part of the site is possible now that it is no longer intensively used for sports. The open grassed areas will however allow for recreational leisure activity from students.
The Landscape solution towards the Public Right of Way and Estcourt Park allotments is intended to create an ecological environment which supports the green credentials of the University and work in harmony with the allotments. It will build upon initial necessary flood prevention features and through applications for grant support, aim in future to create an orchard and other features intended to foster an interest from the student community to engage with the allotments and grow their own produce. Through this, a stronger community will flourish.
ECOLOGYA large aspect of the landscape strategy focuses on ecological enhancement due to the rich natural environment already in place.The surrounding ecology has been taken into great consideration with no unnecessary cutting or removal of shrubs and vegetation. Bats and birds are left with a rich environment to forage and nest/roost. Wildflower meadows and wet swales are proposed which form part of the drainage/flood strategy and also provide a rich habitat for local wildlife.This careful consideration into the proposed landscape reflects and complements the natural site itself and that of the allotments adjacent.
ACCESSPedestrian and vehicular movement for the public along the Public Right of Way will not be impaired but will benefit from introduction of lighting to make a safer environment for students.

BEDROOM ACCOMMODATIONSTAIR AND LIFT CORE
ELEVATION STUDIES
Elevation studies were undertaken to develop an architectural language that would complement the greenfield site and residential areas, whilst offering the students extended views into the landscape.
The palette of materials comprise mainly of traditional textured brick, offering a more residential aesthetic. In key locations the brick mass is recessed to reveal glimpses of a contrasting material such as timber. This change in material will highlight entrances for wayfinding and offer a warmer feel to the canopy areas.
Glazing elements are fixed and have been designed to maximise the daylight into the internal spaces, as well as provide students with views into the landscape. Louvres are integrated into the window units as part of a natural ventilation strategy. Due to the glazing being fixed, noise is restricted.
