GENERAL :- Attic conversion with dormer window to rear. Single storey extension to rear. Where building to boundaries the adjacent owner is to be informed under the terms of the Party Wall Act 1996 and its provisions followed. All dimensions must be checked on site and not scaled from this drawing. Any dimensions given are in millimetres. The Contractor is responsible for checking all dimensions on site prior to commencement of the works with any errors being reported to KJM Design as soon as possible. Any construction work carried our prior to receiving all necessary approvals for Planning/Building Regulations is entirely at the householders / Clients risk. PART P BUILDING REGULATIONS ELECTRICAL SAFETY:- Where electrical work is required to comply with Schedule 1 of the Building regulations it will either: a. Be carried out by an individual or company registered under the competent persons scheme . b. Be carried out by an individual or company who will provide a certificate in accord with BS 7671 upon completion. c. Where work is carried out by an individual or company not described above the installation will be tested by a person competent to do so under the provisions of BS 7671 and a certificate issued to the applicant in accordance with the testing requirements of the British Standard. 1. EXISTING MAIN ROOF STRUCTURE :- The existing main roof structure comprises roof tiles to 100x50mm rafters at 400mm c/c, supported on one number 150x50mm purlins per pitch. Ceiling joists are 100x50mm at 400mm c/c to traditional lath and plaster ceiling. Existing roof structure to be assessed by a structural engineer and any alterations to be carried out in strict accordance with structural engineer’s details and calculations which must be approved by building control before works commence on site. The existing roof condition must be checked and be free from defects as required by the Building Control Officer any defective coverings or felt to be replaced in accordance with manufacturer’s details. 2. THERMAL BRIDGING :- Care shall be taken to limit the occurrence of thermal bridging in the insulation layers caused by gaps within the thermal element, (i.e. around windows and door openings). Reasonable provision shall also be made to ensure the extension is constructed to minimise unwanted air leakage through the new building fabric. 3. SITE PREPARATION :- Ground to be prepared for new works by removing all unsuitable material, vegetable matter and tree or shrub roots to a suitable depth to prevent future growth. Seal up, cap off, disconnect and remove existing redundant services as necessary. Reasonable precautions must also be taken to avoid danger to health and safety caused by contaminants and ground gases e.g. landfill gases, radon, vapours etc. on or in the ground covered, or to be covered by the building. 4. MATERIALS AND WORKMANSHIP:- All works are to be carried out in a workmanlike manner. All materials and workmanship must comply with Regulation 7 of the Building Regulations, all relevant British Standards, European Standards, Agreement Certificates, Product Certification of Schemes (Kite Marks) etc. Products conforming to a European technical standard or harmonised European product should have a CE marking 5. EXISTING STRUCTURE :- Existing structure including foundations, beams, walls and lintels carrying new and altered loads are to be exposed and checked for adequacy prior to commencement of work and as required by the Building Control Officer. 6. BEAMS :- Supply and install new structural elements such as new beams, roof structure, floor structure, bearings, and padstones in accordance with the Structural Engineer's calculations and details. New steel beams to be encased in 12.5mm Gyproc FireLine board with staggered joints, Gyproc FireCase or painted in Nullifire S or similar intumescent paint to provide 1/2 hour fire resistance as agreed with Building Control. All fire protection to be installed as detailed by specialist manufacturer. 7. EXISTING TO NEW WALL :- Cavities in new wall to be made continuous with existing where possible to ensure continuous weather break. If a continuous cavity cannot be achieved, where new walls abuts the existing walls provide a movement joint with vertical DPC. All tied into existing construction with suitable proprietary stainless steel profiles. 8. PROPOSED ROOF STRUCTURE :- The existing rafters are to re-inforced with 150x47 C16 at 400 c/c connected to existing with 100x3mm. Wire nails at 400c/c with min. 30mm edge distance. 110mm Kingspan Kooltherm K7 insulation set beween rafters at 400c/c with min 50mm ventilation gap maintained to underside of sarking felt as above to underside fixed with a further 37.50mm Kingspan Dry-lining Kooltherm K18 insulation ( including 12.5mm plasterboard - vapour check type, manufactured fixed ) fixed across face of rafters. To give a total thickness of 135mm Kingspan finished in 12.5mm P/B to give a U-value of 0.18. Or alternative to achieve required U-value of 0.18. New steel ridge beam to structural engineer details supported at existing gable walls. Support provide to rafters at eaves on via stud at 400c/c with doubled 125x47mm bearer to top with angled fillet to top supported on new bearer beams. 100x47mm C16 for restraint to eaves to existing rafter feet. Existing vents at eaves level are capable to provide 25 000mm2/m. New vents at ridge to be provided with a capacity of 50 000mm2/m. All roof-lights to have EDN type flashing for flush fit installation. Roof-lights to be double glazed with16mm argon gap and soft low-E glass. Window Energy Rating to be Band C or better. Roof lights to be fitted in accordance with manufacturer's instructions with rafters doubled up to sides and suitable flashings etc. 9. DORMER FLAT ROOF CONSTRUCTION:- Three layers of built up roofing class 3 to BS 747 finished with bitumen-bedded stone chippings to a depth of 12.50mm. The top layer to be mineral surfaced bituminous fully bonded to glass fibre based underfelt layer. Vapour barrier on 19mm WBP plywood to BS 1455 all laid to falls via softwood firrings. Softwood treated timber flat roof joists as specified 170x47 C16 at 400mm c/c with min. 100mm end bearing. 100mm Kooltherm K7 is required between the joists and 42.5mm Kooltherm K18 under to provide a 'U' value at 0.18 or better. Height of firrings to suit 50mm ventilated air gap between insulation and plywood. 12.7mm Duplex Gyproc plasterboard and skim finish ceiling internally. Vertical tiles set to battens and felt on 22mm marine grade ply - for walls which are more than 1000mm from boundary and on 9mm Supalux Promat cement particular boards ( for half hour fire resistance ) - for walls which are within 1000mm of boundary, set to framing. Insulation between and over studs; 100mm Kingspan Thermawall TW55 between plus 22mm Gyproc Thermaline Basic over with VCL fixed to internal face of insulation. Finish with 3mm skim coat of finishing plasterto give a U-value of 0.28mm. All junctions to have water tight construction, seal all perimeter joints with tape internally and with silicon sealant externally. Double rafters each side of new dormer window. 10. EXTERNAL WALLS AND FOUNDATIONS :- The external walls are to be in a facing brick to match existing comprising of 103mm brickwork to the external leaf with 1.1.6 cement/lime/sand. 100mm cavity with 100mm Rockwool'Full-fill' Dritherm or other approved insulation material. 100mm thermal insulating blockwork Celcon or Thermalite on the inner leaf with mortar as before, 13mm thickness British Gypsum plaster, all to achieve a'U' value of 0.28. Cavity wall insulation carried below dpc and overlapped by 150mm with floor insulation and to meet with roof insulation at top of wall. Cavity insulation carried the full extent of gable walls. Cavity must not be closed at eaves with blockwork. All cavity closers to be insulated. Insulation in accord with 'robust construction details'. All external and internal leafs are to be securely retained by approved stainless steel wall ties to BS1243 positioned 450mm apart vertically and 750mm horizontally. Dormer to be set in by more than 200mm Roof lights will not project more than 150mm. Dormer face and cheek will be tile to match existing. General: If the building work is carried out close to a public sewer then the sewage owner should be contacted and if required a build over agreement entered into before works commence on site. The foundation depth stated on this drawing is the minimum depth you should excavate to. If there are any trees within 15m of the excavation site then they should be identified and checked against NHBC guidelines 'building close to trees' thereafter a revised foundation depth/design may be required. If any doubt surrounds the exact species/type of any tree within the 15m zone of influence then a tree specialist should be employed. 9mm Supalux Promat cement particular boards ( for half hour fire resistance ) - for walls which are within 1000mm of boundary, set to framing. All new drainage and sanitary pipework, including layout, materials, bedding/surround etc, must be discussed and approved on site by a Building Control Surveyor prior to installation. Air and running tests will be required on completion of works. New roof tiles to be selected for suitability for shallow pitch roofs. The new tiles are to be laid as per manufacturer’s instructions to suit shallow pitch roofs down to 15 degrees. Where possible colour of new roof tiles to match those of the main roof as closely as possible. The residential sprinkler system is to be designed and installed to BS 9251:2005 incorporating BAFSA technical guidance note No.1 June 2008 by a suitably qualified specialist- which must be approved by Building Control before works commence on site. The air bricks shall allow the passage of 3000mm2 for each metre of running wall. Any trunking or pipes needing to carry ventilation air should be min. 100mm dia.

General:

If the building work is carried out close to a public sewer then thesewage owner should be contacted and if required a build overagreement entered into before works commence on site.

The foundation depth stated on this drawing is the minimum depthyou should excavate to. If there are any trees within 15m of theexcavation site then they should be identified and checked againstNHBC guidelines 'building close to trees' thereafter a revisedfoundation depth/design may be required. If any doubt surroundsthe exact species/type of any tree within the 15m zone of influencethen a tree specialist should be employed.

9mm Supalux Promat cement particularboards ( for half hour fire resistance ) -for walls which are within 1000mm ofboundary, set to framing.

All new drainage and sanitary pipework, including layout,materials, bedding/surround etc, must be discussed and approvedon site by a Building Control Surveyor prior to installation. Airand running tests will be required on completion of works.

New roof tiles to be selected for suitability for shallow pitch roofs. Thenew tiles are to be laid as per manufacturer’s instructions to suit shallowpitch roofs down to 15 degrees. Where possible colour of new roof tilesto match those of the main roof as closely as possible.

Priority order for surface water is 1. Soakaway which must be designed to complywith BRE 365. The soakaway should be a minimum of 5m away of any building andbe at least 1 cubic metre in size. 2. A watercourse or 3. A sewer. Rainwaterconnections to foul sewers may only be made where soakaway and watercoursecannot be used. On completion the system is to be water pressure tested and cleansed.19. TIMBER PARTITIONS:- 100x50mm vertical softwood studs at 600c/csecured to 100x50mm head and sole plates. Noggins at 600mm intervals. 12.7mmGyproc plasterboard and skim finish to both sides. Provide 25mm Isowool APR 1200sound insulation to partition voids at bathrooms & around bedrooms to comply withE2 requirements for sound deadening. Floor joists to be doubled up when runningparallel with and under timber partitions. Stud to eaves to be 100x100mm at 400c/cwith 125x47mm doubled bearer beam to top with timber fillet to provide support tore-inforced rafters to roof set on new main bearer beam. Insulation between and overstuds; 100mm Kingspan Thermawall TW55 between plus 22mm Gyproc ThermalineBasic over with VCL fixed to internal face of insulation. Finish with 3mm skim coatof finishing plaster to give a U-value of 0.28mm. All load bearing stud partitions tobe 100x100mm C16 at 400c/c with min. 12 mm ply or OSB face to either side.20. INTERNAL WALL LININGS:- Exisitng gable walls at loft to be upgraded withKingspan Kooltherm K18 insulation system comprising 62.5mm KingspanKooltherm K18 ( containing 12.5mm P/B-vapour check type ) insulated Dry-liningboards ( fixed to timber/battens ( 50x25mm at maximum 600mm c/c - the wider sideof the timbers to faced the solid wall ) all to provide a 'U' Value of 0.28 or less all tobe skim finished.21. FIRE PRECAUTIONS: - All doors to stairway serving habitable rooms are tobe FD20 doors with 25x38mm rebates ( existing to be replaced with new ). 18mmfireline board to underside of new staircase to skim finish. Mains operated, selfcontained and inter linked smoke alarms must be provided at each landing level. Thesmoke alarms must conform to BS 5446 : Part 1. All units to have recharchablebatteries in case of mains power loss. New attic floor to have Rockwool flexislab onchickenwire as above. Any glazing to the stairway enclosure to be replaced withfire-resisting (un-insulated) glazing retained by a suitable glazing system and beadscompatible with the type of glass.22. FRAMES, CASINGS, SKIRTINGS, ARCHITRAVES :- New externalwindows to be UPVC and double glazed. Internal door linings shall be 100 x 38 withplanted stops. Skirting boards shall be 100 x 19mm. chamfered. Architraves shall be75x19 chamfered. Window frames to be double glazed with safety glazing to alldoors, side panels, and all areas extending below 800mm from floor level. New orreplacement windows double glazed with 16mm air gap or 12mm argon filled gapand a both finished soft low 'E' coating to achieve U-value of 1.6. New doors withmore than 50% internal glazed area to have a U value of 1.8 and 1.8 if less than 50%internal glazed area. Installed either by Fensa registered installer or compliance viacertificate from L.A. Building control. ( fee Payable.) Max. area of windows, doorsand roof lights should not exceed 25% of floor area of the extension.23. ELECTRICAL INSTALLATION:- All electrical work required to meet therequirements of Part P (electrical safety) must be designed, installed, inspected andtested by a competent person registered under a competent person self certificationscheme such as BRE certification Ltd, BSI, NICEIC Certification Services or ZurichLtd. An appropriate BS7671 Electrical Installation Certificate is to be issued for thework by a person competent to do so. A copy of a certificate will be given to theCouncil. Mains operated linked smoke alarm detection system to BS 5446 - 1:2000and BS5839-6:2004 to at least a Grade D category LD3 standard and to be mainspowered with battery back up. Smoke alarms should be sited so that there is a smokealarm in the circulation space on all levels/ storeys and within 7.5m of the door toevery habitable room. If ceiling mounted they should be 300mm from the walls andlight fittings. Where the kitchen area is not separated from the stairway or circulationspace by a door, there should be an interlinked heat detector in the kitchen. Installlow energy light fittings that only take lamps having a luminous efficiency greaterthan 45 lumens per circuit watt and a total output greater than 400 lamp lumens. Notless than three energy efficient light fittings per four of all the light fittings in themain dwelling spaces to comply with Part L of the current Building Regulations.24. GAS INSTALLATION AND HEATING:- Extend all heating and hot waterservices from existing and provide new TVRs to radiators. Heating system to bedesigned, installed, tested and fully certified by a GAS SAFE registered specialist.All work to be in accordance with the Local Water Authorities bye laws, Gas safetyrequirements and IEEE regulations. Heating and hot water will be supplied via a wallmounted condensing vertical balanced flue pressurised boiler with a min SEDBUKrating of 90%. No combustible materials within 50mm of the flue. System to be fittedwith thermostatic radiator valves and all necessary zone controls and boiler controlinterlocks. The system will be installed, commissioned and tested by a "competentperson" and a certificate issued that the installation complies with the requirements ofPART L.25. NATURAL AND MECHANICAL VENTILATION:-

a) Habitable room:- Rapid ventilation - 1/20th of floor area - for a hinged or pivot window

that opens 30° or more, or for sliding sash windows. 1/10th of floor area -for a hinged or pivot window that opens less than 30°.

- Background ventilation - 5000 mm²b) Kitchen:

- Rapid ventilation - opening window- Background ventilation - 2500 mm²- Extract ventilation fan rates - 30 l/s adjacent to a hob or 60l/s elsewhere

Extract as above required for Kitchen at ground floor. Location of mechanical ventilation devices in rooms:

a) Cooker hoods should be 650mm to 750mm above the hob surface (or followmanufacturer's instructions).

b) Mechanical extract fans should be placed as high as practicable and preferablyless than 400mm below the ceiling. Refer to Appendix E Approved Document F forfurther guidance of installation of fans in dwellings.26. STAIRS :- Dimensions to be checked and measured on site prior to fabricationof stairs. Timber stairs to comply with BS585 and with Part K of the BuildingRegulations. Max rise 220mm, min going 220mm. Two risers plus one going shouldbe between 550 and 700mm. Tapered treads to have going in centre of tread at leastthe same as the going on the straight. Min 50mm going of tapered treads measured atnarrow end. Pitch not to exceed 42 degrees. The width and length of every landingshould be at least as great as the smallest width of the flight. Doors which swingacross a landing at the bottom of a flight should leave a clear space of at least 400mmacross the full width of the flight. Min 2.0m headroom measured vertically abovepitch line of stairs and landings. However, if there is not enough space to achieve thisheight the headroom will be satisfactory if the height measured at the centre of thestair width is l.9 m reducing to 1.8m at one side of the stair. Handrail on staircase tobe 900mm above the pitchline, handrail to be at least one side if stairs are less than1m wide and on both sides if they are wider. Ensure a clear width between handrailsof minimum 600mm. Balustrading designed to be unclimbable and should contain nospace through which a 100mm sphere could pass. Allow for all structure as designedby a Structural Engineer.THE CONTRACTOR SHALL ALLOW FOR MAKING GOOD OF ALLDISTURBED WORKS.Other Notes , Alterations.1. All existing foundations, beams and/or lintels accepting additional load, are to beexposed, if necessary, for consideration by the Building Control Surveyor andupgraded if found necessary. All materials can be deviated from with an alternative ofsimilar or superior properties. All deviations to be approved prior to installation bybuilding control officer.

BCO AMENDS:

- Chimney stacks/flues where adjacent to raised building/loftconversions, to be suitably increased in height. Section 73 ofThe Building Act 1984.

- The residential sprinkler system is to be designed andinstalled to BS 9251:2005 incorporating BAFSA technicalguidance note No.1 June 2008 by a suitably qualifiedspecialist- which must be approved by Building Controlbefore works commence on site.

- Insect mesh is required to the flat roof dormer eaves.

- All doors to rooms (including bathrooms) opening onto thestaircase must be half hour fire resisting.

- All external walls adjoining timber floors should haveairbricks to BS493 ensuring that vent. air will have acontinuous path between opposite sides of all sub-floorvoids. The air bricks shall allow the passage of 3000mm2for each metre of running wall. Any trunking or pipesneeding to carry ventilation air should be min. 100mm dia.
