RE: Resurvey of Lot 45 Highland Lakes Phase One Subdivision
Variance Request Letter
Dear Mr. Smith:
We are writing on behalf of the Owner to request variances from the subdivision regulations for the
proposed Resurvey of Lot 45 Highland Lakes Phase One, seven-lot subdivision located north of House
Bend Road and bordering Lake Tuscaloosa. The following variances are requested:
1. Half-Street Improvements
2. Capped Sewer
3. Drainage Study
4. Lot Configuration
Justification for these variance requests are as follows:
1. Half-Street Improvements: House Bend Road is currently 22’ wide paved road with drainage
ditches along each side. No curb or gutter exists in the vicinity of the proposed subdivision.
The development of this subdivision will have a minimal impact to House Bend Road and does
not warrant half street improvements.
2. Capped Sewer: No public sewer exists in the areas surrounding the proposed subdivision. One
private onsite sewer system exists on the property. Application is made with the Tuscaloosa
County Health Department for an additional 6 private onsite septic systems. The City of
Northport operates the nearest public sewer system to this development, with the closest point
of this public sewer being approximately 8,000 linear feet by way of shortest public road travel.
Assuming an all-gravity system could be achieved to reach the nearest point of public sewer,
with the minimum number of manholes required, the minimal cost of construction of such
sewer line would be approximately $450,000. Therefore, a variance of capped sewer is
requested.

3. Drainage Study: The proposed subdivision will consist of 7 residential lots, with a proposed 6
additional residential locations. The property is approximately 11 acres, but no new
infrastructure is proposed other than residential homes and a shared driveways. The proposed
impact on drainage is minimal and does not warrant a full drainage study.
4. Lot Configuration: Lots 1 through 3 are proposed not perpendicular, but in a manner to best
utilize the area and slopes as well as the existing drive and one existing structure.
