In an unpredictable business environment, facilities management outsourcing contracts must be as flexible and scalable as possible to address the changing business environment, including acquisitions and divestitures; site openings, closures and repurposing; changes in the scale and scope of services; and the addition of sites in other countries. Most customers also want to receive fluid, evolving services, not a static service base. This session will focus on ways to build flexibility and scalability into outsourcing contracts, whether at the outset of a new relationship or when reviewing, revising or replacing an existing contract. Flexibility and scalability can be built into many aspects of the contract, including the structure of the overall agreement, financial terms and incentives, grace or calibration periods, modification of KPIs and service levels, governance and change management processes, innovation structures and disengagement procedures. The session will draw upon the presenters’ experience in designing and negotiating facilities management outsourcing contracts in the United States and globally for maximum flexibility and scalability.

Client organizations and service providers spend an extraordinary amount of time, money, and effort on “Transition,” the period immediately prior to a contract go-live. What is less often discussed, and even more poorly defined, is “Early Stage Implementation” – the period following Transition. However, careful observation of outsourcing deals, regardless of generation, scale or objectives, reveals that this “post-Transition” period can be of equal or even greater criticality to long term success than the Transition period. This session will focus on defining the Early Stage Implementation phase, with a focus on the elements that are of critical importance early in a new agreement, including technology, baseline definition and financial reporting, as well as service provider talent. The session will provide specific examples of ‘wins’ during this period and explain the contractual and operational means used to attain them. It will also touch on how to refresh an incumbent relationship and further drive innovation and portfolio expansion.

Office Pavilion where she was the Director of Client Services overseeing the Fidelity Investments account.

Alicia’s previous roles include time at Shire, Akamai Technologies and Harvard University, all within Facilities

Brian Higgins is the Director for Americas Facilities Management at Honeywell International, Inc., a Fortune

100 diversified technology and manufacturing leader headquartered in Morristown, NJ, with sales of $40

billion. In this position, he is responsible for integrated facilities management (IFM) activities supporting

Honeywell’s Americas operations. Honeywell’s current IFM portfolio in Americas consists of over 250 sites

Jerry Nadeau is the Executive Director and Americas Head of Facility Operations, Novartis Business

Services (NBS). Jerry is responsible for Facility Operations at all Novartis Americas locations. Jerry

joined Novartis in 2013 from Aveo Oncology where he was the Director of Real Estate and Planning,

managing the company’s move and build-out at 650 East Kendall Square in Cambridge, Massachusetts.

He also spent 13 years at Biogen Idec in the Planning and Project Management groups and worked on the

Cambridge Citizen Growth Advisory Committee, which was drafted in 2000. Jerry has a total of 21 years of

experience in the Cambridge life sciences community.

Darren O’Toole is an Executive Director for Merck with responsibility for their IFM, Energy and Maintenance

Systems and Support CoEs Globally. An Electrical and Electronic engineer, he spent the early part of his

career in the Railway Industry before joining Merck in 2001. His experience in the Pharmaceutical industry

includes leading Maintenance, Engineer and Manufacturing operations. In 2009 he was asked to lead the

management of Bristol’s IFM Service Provider contracts in Europe and North America, both in their
