Older stock – liability or asset?

Future resident appeal?– If lettable now, will it remain so in 5 or 10

years time, as older people’s aspirations rise?

What to do with the building?– Re-model existing building?

(but is this cost-effective?)– Demolish and build new?

(If so what should replace the old? Is the site big enough to achieve economies of scale and scheme viability?)

– Sell? Part of broad asset strategy?

– Are other sites more suitable for new housing for older people

– Is the existing sheltered suitable for other groups? (students, key workers?)

– Is the existing sheltered housing site better suited to new general needs housing?
