The lands extend to 383 acres / 155hectares, which comprises c. 227 acres ofgrassland and 156 acres of woodland. Themajority of the land is undulating and wellsheltered. The grassland is well fenced withgood drainage and is well accessed fromboth public roads and internal roadways. In1742 over 150,000 trees, mostly Oak andspecimen varieties were planted each side of the river. This mature timber not only provides a valuable source of income but also isa great amenity for bridal ways, acting as a stock shelterbelt and, indeed, could provide the ideal basis for reinstating a driven shoot,the natural contours being excellent.

The original house was built in the early part of the 16th Century by the Fitzgerald family, a branch of the Desmond Geraldine’s,and embellished over the years it now presents a pleasant 6 bay mansion house with bright and spacious rooms set within a welltimbered and private river valley with views over the River Tay and surrounding pleasure grounds. In recent years the house hasbenefited from substantial, yet sensitive, structural renovations and is now presented in good condition.

Indeed, the entire estate has benefited from significant improvement works in recent years both to the infrastructure of the estate,with roadways reinstated, fencing replaced or repaired, specialist woodland management and grassland improvement works, alongwith renovations to the 3 estate lodges, stable yard (15 loose boxes) and farm stead.

The estate provides excellent sporting potential, the undulating groundand woodland providing a wonderful natural basis to create a premierpheasant shoot.

Salmon and sea trout run up the River Tay and there are several holdingpools on the 2 mile stretch of double bank river frontage within the estate.The River Blackwater is accessible at Lismore, about 30 minutes driveaway, and is renowned for its salmon fishing. The estate is within the heart of Waterford Hunt country and other huntswithin easy boxing distance include the West Waterford, Kilkenny andTipperary packs. There are 2 polo clubs within 30 minutes drive of theestate and potential to create a natural gallop within the Park Meadowlands.

Nearby Dungarvan has a deepwater harbour and its coastline has gained agood reputation for sailing, surfing and kite surfing. The Comeraghmountains provide a pleasant backdrop to the estate and when combinedwith the nearby Knockmealdown and Monavullagh mountains providegood hiking opportunities.

THE MANSION HOUSEMajestically set overlooking the River Tay and itsmeandering path along the river valley towards the sea atthe other end of the estate. Extending to some 1,150square metres / 12,378 square feet the current house datesto circa 1775, although it incorporates part of an mucholder structure. It has a homely character and includessome extremely fine reception rooms, generouslyproportioned bedroom suites and useful domestic offices.

Approached more usually from the village entrance asecond and finer approach is through the decorativewrought iron entrance splay that was added circa 1875and leads through the valley to the house, crossing theriver Tay in the process and giving marvellous views of thehouse, valley, surrounding lands and mountains along theway. The impending construction of a new estate / farmroadway to allow independent access to the arablefarmland, Melon’s cottage with adjoining stable yard andWalker’s cottage will allow the core estate to be entirelyprivate.

The pleasure grounds surrounding the house are largelyinformal and link seamlessly to the adjoining parklandthrough the intelligent placement of a ha-ha, givingunbroken views along the river valley.
