The Terrace is a development in St Peter’s Lane, Canterbury of nine town houses and two 2-bedroom apartments. St Peter’s Lane is a secluded location, lying at the heart of the historic City and close to all the amenities that it has to offer and just a short walk from Canterbury West station, which offers a regular high speed rail service to and from London.

The development is arranged in the form of a terrace with

each house having a shallow front garden separated from the

pavement by a low wall. The front elevation will be traditionally

detailed as a Georgian terrace and will be three storeys in

height with a parapet and a steeply pitched slate roof.

Individual flights of stone-faced steps, with sweeping period

detailed metal handrails, are provided from the pavement

to the front doors of Units 1 to 9. The change in ground level

means that the height of each flight diminishes towards St

Peter’s Street.

The front doors have a fanlight and are surmounted by a simple lead roofed porch supported on brackets. Units 1 to 3 have a porch slightly recessed into the living room.

The front elevation will be constructed in a traditional hand-

made multi-red brick laid in a Flemish bond pattern, with

purpose made painted timber front doors and multi-paned

painted timber double glazed windows, with rubbed brick

arches over in a contrasting red brick, and cast iron gutters,

hoppers and downpipes.

The design of the rear has a more contemporary feel with

double glazed powder coated aluminium windows and a

patinated zinc cladding to the second floor.

Each home has the benefit of a 10-year BLP Secure Home Warranty, which is backed by major multi-national insurance provider Allianz. The building has been architecturally designed by award winning architect’s CPD Architecture Ltd.

The properties will be traditionally constructed in brick and

insulated block, with a beam and block insulated concrete

floor to the ground floor of the town houses and to the floors

of the apartments, and timber floors to the upper storeys of

the town houses. All homes are provided with a fire alarm,

security locks to doors and windows and an electrically

operated gated entrance with CCTV surveillance. Each

home is also fitted with a NACOS approved burglar alarm.

Each home will be designed and constructed to meet a high

standard of acoustic performance.

Unit 1 will be sold freehold with a garage. Units 2 to 9 will be

sold freehold with a car parking space located in a shared

car parking court, which will be owned by a management

company in which each freeholder will have a share. There

will also be obligations on the freeholders not to change the

physical character of the development.

The two apartments will be sold on a long leasehold basis

(199 years) with the freehold and common areas being

owned by a management company in which both of the

leaseholders will have a share.

The homes will be built to be more sustainable which

will ensure that the development delivers a lower

carbon footprint.

Externally, the properties have a traditional appearance,

in keeping with the historic character of St Peter’s Lane

designated as part of a Conservation Area, recognised as

being of national importance.

Each of the town houses will have a small, fully landscaped

front garden and a decked patio garden to the rear, with a

purpose built garden shed and bin store. Units 1 and 9 will

have balconies on the first floor and Units 2 to 8 have a Juliet

balcony on the first floor and a balcony on the second floor.

The apartments (Units 10 and 11) will both have balconies, with

a shared bin and cycle store on the ground floor.

A footpath will provide a rear pedestrian access to Units 2 to 9.
