The boiler system shall be enabled whenever the heating flag is ON.
The heating flag shall be programmed to operate as follows:
May, June and September
Occupied Mode
ON when OAT is less than 10 Deg C or the lowest room temperature is less than 21 Deg C.
OFF when OAT is above 15 Deg C and the lowest room temperature is above 21 Deg C.
Unoccupied Mode
ON when OAT is less than 8 Deg C and the lowest room temperature is less than 17.2 DegC.
OFF when OAT is above 9 Deg C andthe lowest room temperature is above 17.2 Deg C.
The operator can set the heating flag to MANUAL ON or MANUAL OFF if comfort conditions cannot be maintatined by the
programmed set points
The heating flag will be returned to AUTO control when the OAT rises above the programmed high limit set points orfalls
below the preprogrammed low limit set points as follows:
May, June and September
Auto ON when OAT is less than 2 Deg C.
Auto OFF when OAT is above 15 Deg C.
October to April
Auto ON when OAT is less than 3.9 Deg C.
Auto OFF when OAT is above 18 Deg C.
The boiler system heating return water temperature set point shall be reset based on OAT as follows:

Boiler Staging:
To maintain setpoint, the lead boiler starts. If the lead boiler has started, but the setpoint has not been reached
within 5 minutes, the lag boiler is also started. Upon call for heat, if the lead boiler fails to start within 20seconds, the
lag boiler is started
Pump Control:
Heating pump shall run continuously as long as the heating enable FLAG is ON.
Heating boiler low water temperature alarm:
If hot water return temperature drops below 21 Deg C an alarm shall be generated. Alarm shall reset when
temperature rises above 26 Deg C.

The chilled water system shall be enabled whenever the cooling flag is ON.
The cooling flag shall be programmed to operate as follows:
May, June and September
Occupied Mode
ON when OAT is greater than 15 Deg C or the highest room temperature is more than 25 Deg C.
OFF when OAT is less than 10 Deg C and the highest room temperature is beow 25 Deg C.
Unoccupied Mode
Chilled water system is OFF.
October to April
Cooling flag is OFF.
When cooling flag is turned ON;
The Chilled Water and Condenser Water Pumps are commanded to start. When the chilled water pumps prove on, the
Chiller shall be enabled after 5 minutes of pump run time and will maintain its integral chilled water set point.
When cooling flag is turned OFF;
The Chiller will be disabld, then the Chilled Water and Condenser Water pumps will be disabled 5 minutes after the chillerhas been disabled.

Unoccupied Mode:
Unoccupied mode shall be enabled when TOD schedule is inactive. The unit shall be disabled. The unit shall cycle
ON to maintain unoccupied space heating setpoint of 16 Deg C (Operator adjustable). During unit cycling, Outdoor Air
Damper minimum position is 0%.
Occupied Mode:
Occupied mode shall maintain a space temp set point of 22 Deg C (Operator Adjustable).
Zone Optimal Start:
The unit shall use an optimal start algorithm for morning start-up. This algorithm shall minimize the unoccupied
warm-up period while still achieving comfort conditions bythe start of scheduled occupied period.
Heating:
The controller shall measure the space temperature and modulate the heating coil valve to maintain heating set
point.
Heating shall be enabled whenever:
The zone temperature is below heating set point.
AND the supply fan status is on.
Cooling:
The controller shall measure the average space temperature and modulate the cooling coil valve to maintain the
cooling set point.
Cooling shall been abled whenever:
The zone temperature is above cooling set point.
AND the supply fan status is on.
Supply Fan Control:
The supply fan shall run anytime the unit is commandedtorun, unless shutdown on safeties.
Economizer:
The controller shall measure the mixed air temperature and modulate the economizer dampers in sequence to
maintain the mixed air set point of not less than 10c. The economizer is to act as the first stage of cooling.
The economizer shall be enabled whenever:
Outside air temperature is less than 22 Deg C.
The economizer shall close whenever:
Mixed air temperature drops below 10 Deg C (adjustable).
OR on loss of supply fan status.
Alarms shall be provided as follows:
Low Zone Temp: during occupied mode, if the zone temperature is less than the heating setpoint by 7 Deg C.
High Supply Air Temperature: during occupied mode, if the supply air temperature is greater than 49 Deg C.
Low Supply Air Temperature: during occupied mode, if the supply air temperature is less than 11 Deg C.

Unoccupied Mode:
Unoccupied mode shall be enabled when TOD schedule is inactive. The unit shall be disabled. The unit shall cycle
ON to maintain unoccupied space heating setpoint of 16 Deg C (Operator adjustable). During unit cycling, Outdoor Air
Damper minimum position is 0%.
Occupied Mode:
Occupied mode shall maintain a space temp set point of 22 Deg C (Operator Adjustable).
Zone Optimal Start:
The unit shall use an optimal start algorithm for morning start-up. This algorithm shall minimize the unoccupied
warm-up period while still achieving comfort conditions bythe start of scheduled occupied period.
Heating:
The controller shall measure the space temperature and modulate the heating coil valve to maintain heating set
point.
Heating shall be enabled whenever:
The zone temperature is below heating set point.
AND the supply fan status is on.
Cooling:
The controller shall measure the average space temperature and modulate the cooling coil valve to maintain the
cooling set point.
Cooling shall been abled whenever:
The zone temperature is above cooling set point.
AND the supply fan status is on.
Supply Fan Control:
The supply fan shall run anytime the unit is commandedtorun, unless shutdown on safeties.
Economizer:
The controller shall measure the mixed air temperature and modulate the economizer dampers in sequence to
maintain the mixed air set point of not less than 10c. The economizer is to act as the first stage of cooling.
The economizer shall be enabled whenever:
Outside air temperature is less than 22 Deg C.
The economizer shall close whenever:
Mixed air temperature drops below 10 Deg C (adjustable).
OR on loss of supply fan status.
Alarms shall be provided as follows:
Low Zone Temp: during occupied mode, if the zone temperature is less than the heating setpoint by 7 Deg C.
High Supply Air Temperature: during occupied mode, if the supply air temperature is greater than 49 Deg C.
Low Supply Air Temperature: during occupied mode, if the supply air temperature is less than 11 Deg C.

The humidifier is enabled when the supply fan proves on, and the Heating Coil Valve (HCV) position is 5% or
greater. The humidifier has it's own humidistat, and controls it's own setpoint.
