As Christmas trees surround us in various shopping centres and those damn Boney M lyrics haunt us as we hum along, it’s quite clear that the holidays are upon us.
And thank goodness, as most of us breathe a collective sigh of relief in anticipation of long, lazy lunches and warm beaches. It has been an unpredictable year in terms of property and although we have no crystal ball, a number of industry stalwarts have had their say. Many believe the recession is still very much present and is here to stay for a little longer, while others see an upturn in the pipeline and encourage investment in property – residential and commercial – as next year will be a better one.
We choose to follow the optimistic route too and look forward to a great year in 2013 and the opportunities it may bring. And we are not the only ones celebrating. This issue is brimful of festive Property Dinners: La Balise Marina in Mauritius celebrated its successes; Smith Tabata Buchanan Boyes Table View introduced its new loyalty programme; Tongaat Hulett Developments revealed its Bridge City development on Durban’s outskirts; and Just Property Group toasted a year of success at its awards evenings.

The search for quality
The search for quality can explain relative performance on the JSE
over the past 12 months. However the more important issue for
investors and their portfolios is whether or not considerations of
quality will continue to dominate outcomes in equity markets. Or in
other words, will stocks much more exposed to the business cycle,
like the commodity price plays, have their day again?
The state of the global economy and expectations for global growth
do not yet appear much improved. While the risks of a financial
collapse in Europe have greatly diminished, the prospects of faster
growth in Europe, Asia or emerging market economies generally
have not improved. If anything slower, rather than faster, global
growth is being predicted. Better economic news from the US is
being balanced by fears of a fiscal cliff that the economy may fall
over unless Congress and the President can agree on a mixture of
expenditure reductions or tax increases before automatic cuts and
increases are imposed on a fragile economy.
It would appear that a strong recovery in commodity prices is not
to be expected any time soon. Nor, consistent with the outlook
for commodity prices, is there any reason to expect any upward
pressure on global interest rates for the foreseeable future.
Accordingly, dividends yields (and strong balance sheets to support
dividends) are still likely to continue to command investor attention

For almost 20 years Margot Janse
has been creating parties on the
taste buds of patrons of The Tasting
Room at Le Quartier Français, in
Franschhoek, which has kept them coming
back year in and year out. But as all long-
standing, top institutions go, great food
is not always enough. Reinvention is the
secret ingredient for longevity and success,
something that Margot as well as Susan Huxter,
owner of Le Quartier Français, take seriously.
This year it was Margot’s ‘baby’, The Tasting
Room, that was chosen for a makeover. ‘I have
been executive chef at Le Quartier Français for
17 years and the reason I’m still here is because
we evolve constantly. We felt it was time to
take some bold steps with the look and feel of
The Tasting Room,’ says Margot.
Those bold steps meant stripping away
the fine-dining cliché and making guests feel
at ease and that there is something special in-
store for them – the food. To help achieve this
effect, she enlisted her brother Herbert Janse,
who has a background in set and theatre
design. Herbert hopped on a plane from
Holland to transform the restaurant and, with
his flair for the dramatic, created a stage for
Margot’s culinary offerings. ‘The decor reflects
the inherent qualities of Margot’s food,’ says
Herbert, ‘the unexpected and adventurous.’
The refurbishment was extensive, the main
job being the extension of the dining room.
New floors, lighting and furniture were added,
as were interesting design installations that
liven up the space, including a wall feature
made of multicoloured rope inspired by the
surrounding mountains of the Franschhoek
Valley, and a chandelier-type light made of
2 000-odd balls, some of which glow.
‘The room and the food connect and work

For almost 20 years Margot Janse
has been creating parties on the
taste buds of patrons of The Tasting
Room at Le Quartier Français, in
Franschhoek, which has kept them coming
back year in and year out. But as all long-
standing, top institutions go, great food
is not always enough. Reinvention is the
secret ingredient for longevity and success,
something that Margot as well as Susan Huxter,
owner of Le Quartier Français, take seriously.
This year it was Margot’s ‘baby’, The Tasting
Room, that was chosen for a makeover. ‘I have
been executive chef at Le Quartier Français for
17 years and the reason I’m still here is because
we evolve constantly. We felt it was time to
take some bold steps with the look and feel of
The Tasting Room,’ says Margot.
Those bold steps meant stripping away
the fine-dining cliché and making guests feel
at ease and that there is something special in-
store for them – the food. To help achieve this
effect, she enlisted her brother Herbert Janse,
who has a background in set and theatre
design. Herbert hopped on a plane from
Holland to transform the restaurant and, with
his flair for the dramatic, created a stage for
Margot’s culinary offerings. ‘The decor reflects
the inherent qualities of Margot’s food,’ says
Herbert, ‘the unexpected and adventurous.’
The refurbishment was extensive, the main
job being the extension of the dining room.
New floors, lighting and furniture were added,
as were interesting design installations that
liven up the space, including a wall feature
made of multicoloured rope inspired by the
surrounding mountains of the Franschhoek
Valley, and a chandelier-type light made of
2 000-odd balls, some of which glow.
‘The room and the food connect and work

The winemaker at Hartenberg Estate
for the past 19 years, Carl SChultz,
tells us what we should be drinking this
summer and why the estate is world
renowned for its Shiraz.
Where did your interest in winemaking
stem from? My father specialised in
teaching biology and botany and we
often did field trips helping to collect
plant specimens. From an early age I
knew that I would follow a career devoid
of jacket and tie and instead involving
plants, whether forestry, fruit farming or
viticulture. What has been your career
highlight? It’s been the pleasure of
helping to help build a strong, quality-
driven brand over two decades. From
an awards point of view, probably a
few highlights, such as the Diners Club
Winemaker of the Year Award in 2005,
the Merlot’s being adjudged the world’s
best at the 2008 IWSC in London, and
in May this year, our Stork Shiraz 2008’s
taking the world no. 1 spot at the 2012
Syrah du Monde in France. What should
we be drinking this summer? Definitely
Riesling, preferably South African. The
grape is globally considered as one
of three noble white wine varieties,
originating in the 1500s. It’s also probably
the most versatile grape on the planet.
Riesling can be enjoyed as an aperitif or
with Asian-fusion-style cuisine, all the way
through to desserts. Why is hartenberg
known for its Shiraz? Hartenberg Shiraz
first came to prominence in the late
1960s, in an era when Cabernet was king.
The estate broke the mould, focusing on
Shiraz, first sold under the Bertrams and
Montagne labels. Over four decades, the
knowledge and experience with the grape
was honed and perfected. Add to this the
fact that the site that Hartenberg is on is
now regarded as one of the very best in
the country and, on occasion, one of the

what is your speciality in this
field? My speciality is undoubtedly
communication; I relate to people and
interpret their needs, regardless of
age, nationality or background. Being a
gemmologist and pursuing a love affair
with diamonds is central to my creative
flair throughout the design process. These
attributes, combined with the invaluable
privilege of having been trained by Olga
herself, have served me incredibly well
and allow me to design and share my
diamond knowledge with my clients.
Where do you draw inspiration from
when designing? Before joining the family
business, I was a graphic designer and art
director and ran my own design agency.
This professional foundation was essential
to helping me embrace an out-of-the-
box approach to the creative process. At
design college I was always taught to ‘be
a sponge and let life be your source of
inspiration’. While I have transitioned into
a different career, I continue to push the
boundaries of my creativity by keeping
this lesson in mind. what excites you
about South African jewellery design?
We are a rainbow nation featuring an
abundance of cultural diversity. This
generates a tremendous amount of
creativity, as we draw inspiration from
our surroundings. As a result, we aren’t
as reliant on international fashion trends
and are not pressured into adapting
the world’s mass-produced designer
brands. We embrace our identity as South
African designers and utilise our beautiful
natural resources, such as gold, platinum,
diamonds and tanzanites. And to a true
designer, there is no better feeling!

pulling up to this home in Higgovale, the first thing you notice are the roofs, and you do a double take, because they seem to be suspended in empty space. The
series of roofs are made of glass with an exposed steel covering and supported by steel posts that melt into the views of Table Mountain. In reality, the roofs sit atop four pavilions that make up this distinctive home by architect Paolo Deliperi.
The client’s brief called for maximised views of the harbour, the City Bowl and Table Mountain, lots of natural light, privacy from the neighbours, and separate accommodation for the client’s children. This led Paolo to design a home with not much bulk under one roof.
‘My response was to break the building up into four separate pavilions, each with its own function, and to put these at the extremities of the site,’ says Paolo. ‘This creates a village-like feel, so that from the level lawn the neighbours are blocked out, and from any position you are only aware of your own building, the mountain, the city, the harbour and the sea. This gives you the sensation that you are the only one there, despite being surrounded by neighbours.’
A defining feature of this project is how dramatically the site of this 772 m2, four-bedroom family home changed. ‘It was a very steep site, which would have resulted in an unusable garden if we hadn’t taken great care in designing the external works in a sensitive manner so as to accommodate both a level lawn and a tennis court,’ says Paolo.
When he first started working on the project, the 2 550 m2 site’s overgrown garden was filled with alien trees. The original house was built in the 1960s

Taking the concept of an urban tree house to the max, this home in Upper Fernwood Estate in Newlands is an exercise in green peace

Upper Fernwood Estate in Newlands is an area of exciting tension, where some of the country’s most exclusive, centuries-old, or in some instances,
ultra-modern, homes stand among some of the most revered natural vistas and protected ecology in the southern hemisphere. This home amplifies the tension between contemporary design and its surrounds: Table Mountain nature reserve.
For Dion Max Walters of Bomax Architects, it’s a home built with the environment in mind, in form as well as function. It is ‘a great example of the work that Bomax Architects has become known for – sustainable solutions for contemporary architecture’.
Izak and Heidi Joubert, the clients, who admit to having very specific taste when it comes to architecture
and design, decided the only way to achieve their desired look was to build from scratch. ‘We wanted a compact yet spacious home that required very little maintenance,’ says Izak.
When the 580 m2 plot became available in Upper Fernwood Estate, they jumped at it and enlisted Dion, as he had done a few other homes in the area that matched their taste. When discussions ensued, the idea of an urban tree house was seized upon, as building upwards would maximise the relatively small and narrow plot.
The three-level home comprises a garage and full staff quarters on the lower level, the living area and guest bedroom on the ground level, and the top level with the main and second bedrooms – both en suite – as well as a third bedroom used as a child’s play
area and study. ‘With such a small plot, we had to get as much living space as possible as well as create a continuous line of sight,’ Dion explains, ‘line of sight’ meaning having a view from wherever you stand in the home while retaining a sense of privacy.
And views, well, those are one of the defining features of this home. Every which way you look are tapestries of calming green – the back of Table Mountain and the reserve to the north and the hills of Bishopscourt, mansions dotting them, and Kirstenbosch. Like something out of a storybook.
There is an undeniable sense of continuity between the interiors of the home and the peaceful surrounds, aided by floor-to-ceiling glass windows throughout and the use of sustainable oak timber. Another material that has been used extensively, to

surprising effect, is off-shutter concrete, creating a neutral canvas where the other materials, particularly the timber, can take centre stage. ‘Although we wanted to stick to the concept of a tree house, we also wanted to bring in a hard-edged contemporary feel,’ says Dion. The concrete achieves just that. Dion explains that the concrete, more than just providing a certain aesthetic, was part of the methodology used to create a sustainable home. ‘Concrete absorbs heat during the day and releases it at night. This is a great way to control temperature, and the entire roof of the structure is comprised of concrete slabs.’
The sustainability credentials of this home are many and impressive, from the passive design elements that prevent the house from consuming too much energy to the Morsø fireplaces that are designed to burn slowly
and thus don’t use much fuel. Dion adds, ‘For this project, solar studies were done on the location, as Newlands doesn’t get as much sunlight as other areas in Cape Town. The studies were done for all glazing and overhangs, to make sure a balance of direct sunlight penetrates the house.’
And what about those scorching Cape Town summers? ‘Well,’ he says, ‘we’ve maximised the natural ventilation, especially evident in the partly covered outside patio and pool deck that flows seamlessly from the open-plan living area.’
This is Izak’s favourite node, and on those hot summer days, with such robust greenery and peace that comes with having a nature reserve on your doorstep, you’d have to agree with him that there is something intrinsically cool about living in a tree house.

• Plan your party thoroughly and well in
advance. Know what menu will suit your
guests, the weather and the type of party
result you want to achieve. For example, don’t do a sit-down dinner
if you want guests to mingle or dance. Make sure when planning the
menu that you are aware of all the dietary requirements. If you are
cooking, prepare whatever you can in advance.
• Staffing a function is to me one of the most important things that a
host must not skimp on. If you employ barmen and waiters and brief
them thoroughly, you and your partner are freed up to mingle with
your guests. Another benefit of this is that at the end of your event,
your house is clean.
• If you are bringing in a catering company, choose seasonal items for
the menu – it will be more cost effective. Don’t book a caterer at the
last minute. The more time you give the caterer to put together your
event and visit your house, the better your result will be. Make sure the
caterer is given the exact time your guests will be arriving and that the
caterer arrives a minimum of two hours ahead of your guests, to set
up and to brief staff. Clear your kitchen of your personal items ahead
of time. If your event is for more than 80 guests, a tasting is essential.
If you have a colour scheme, make sure the caterer is aware of this, to
match up garnishes or other small touches.
• Create an atmosphere: light candles, dim the lights, put on some
great music. If you are seating guests at dinner, don’t seat partners
next to each other, and definitely plan and pre-seat your guests, as
this encourages guests to talk and makes for a far more interesting
evening. Take time to focus on small details – these are always noticed.
Arrange some flowers, make an effort with an arrival drink, and
perhaps have a great serviette detail. Don’t forget to place flowers
or candles in the guest bathroom; there’s nothing worse then a dirty,
messy bathroom.
• Make sure you have all the correct drinks to match the food, or a
special drink that only some VIp guests drink. Make sure you have
enough ice and lemons for the bar and that all your drinks are properly
chilled. If you are planning a big party, have a reputable taxi company
close by to arrange safe transport home for those guests who
are over the limit.

• Without sounding too formal, the first
place to start is your colour palette. i would
suggest a palette (and decor at that) which could possibly last longer
than your party. Why does your party need to end after the night?
Choose decor that doesn’t need be taken down after the actual event,
and let the merriment linger for a little longer than a few hours. White
and monochromatic tones, such as greys and black, are safe starting
points and won’t fight with your existing home decor. Plus, if you add
a splash of bright colour to your palette, the monotones will provide
the perfect backdrop for it to stand out. Mint or apple greens are great
against black and white. Turquoise blue looks very strong against
shades of grey. Soft pink, soft grey, and black-and-white work really
well together.
• Flower arrangements will make your home come alive and look
festive, whatever the occasion. I like informal arrangements of
branches or sprigs of seasonal flowers from your garden, such as
magnolias and blossoms. i love to place these long branches in a
cluster in oversized vases, sometimes with only one branch per vase.
Other options, including proteas and other types of indigenous flowers,
can be found in abundance at the flower markets all year round.
Another way to display your flower is by casually hanging several
strings of flowers from a rustic rod, creating a flower curtain. You can
make these strings of flowers out of paper, if you require a little more
longevity from your flower curtain. These curtains can be used in the
centre of a room as a screen, or in a doorway, or above your table, or
even against a blank wall, creating instant art.
• Another great idea is to create a wall or ceiling of white balloons.
White is best because when light shines through the balloons it creates
a soft ambient light. in order for it to have an impact you need to use
as many large balloons as possible, strung tightly together.
• If you don’t go with the balloon idea, try a cluster of Chinese
lanterns or paper hanging flowers indoors and outdoors. These are
very inexpensive and create a dramatic effect when many are used
together. they also create a lovely soft ambient light. You could also
hang clusters of them (using white ribbon to suspend them) from a
string of fairy lights. And if you require something more striking than
the plain white shades, then paint them – in black-and-white stripes, or
gold, or silver.
• Floor cushions and makeshift swing beds are great for
accommodating lots of people and give a casual and easy atmosphere
for after-dinner festivities. Creating this setting outdoors is fantastic,
with fairy lights and candles placed around the garden and in the trees.
And to take this theme even further, hang a sheet or a white screen in
the garden and make your very own outdoor cinema, with cushions

Leading legal firm Herold Gie Attorneys has recently swapped its former offices in Darling Street for state-of-the-art premises in the
newly constructed Wembley Square 3 commercial precinct

They say change is good – just not when it’s happening to you. As one of the country’s oldest legal firms, change must indeed have been challenging for Cape-based law
firm Herold Gie Attorneys. Established in 1894, the venerable law firm had been entrenched in a historic building in Darling Street since the 1940s, but with its lease expiring in April 2012, and realising that an in situ refurbishment would prove too disruptive to its operations, Herold Gie Attorneys chose the optimal alternative of relocating to new premises.
The firm has moved from four expansive floors in a Heritage building to occupy almost two floors of the brand-new, three-storey Wembley Square 3 building on the corner of McKenzie and Wesley streets in
Cape Town. This buzzing node used to be a largely industrial precinct up until 10 or so years ago. It is ideally situated to provide spectacular panoramic views of the city and Table Mountain yet retains its proximity to the CBD for daily business. Amenities include a Virgin Active gym. Other major tenants are New Holland Publishing and Amazon.com. Further improvements to the area are expected, including an upgrade of the park on McKenzie Street.
The decision to move away from the Cape Town CBD was not taken lightly, explains Herold Gie Attorneys Director Stefan le Roux: ‘The inner city, although it has been upgraded in many areas, does not always meet the expectations of our clients. Easy access, sufficient parking and a modern and relaxed
ambience were paramount.’ Stefan adds: ‘The brand mandate was twofold: to communicate its established expertise, excellence and long-standing reputation in the marketplace, yet bring it all bang up-to-date, operating from a super-modern arena that ticked all the boxes in terms of corporate infrastructure as well as client needs. We also still needed to be close to all the law courts and other state institutions, so options were fairly limited in some respects. Edward Black of Maxi Group compiled comprehensive reports on a number of the buildings. We viewed 10 shortlisted properties. Ultimately the Wembley Square building offered all we needed.’

The building has state-of-the-art VRV air conditioning, LED lighting and floor-to-ceiling thermal-reduction glazing, all of which should go a long way towards reducing the firm’s carbon footprint. Architect Jan Desseyn designed the floor plan to incorporate a library for the firm’s collection of ‘vintage’ books, which now form part of an accent wall encased in modern glass panels adjacent to the marbled reception area.
Many of the Herold Gie staff members have served 25-years-plus with the firm, so the new aesthetic took some getting used to. It is certainly a well-executed change. The old offices were large and had plenty of nooks and crannies in which to store and stack papers and files, but there is much more efficient use of space in the new premises.
Commercial interior specialist Victoria Bauer of Just Office has incorporated high-density filing cabinets that deal perfectly with the sheer volume of documents. Victoria explains, ‘A great deal of attention was also given to creating a neutral, peaceful environment as well as recycling and reusing existing furniture where appropriate. We re-covered chairs, reframed existing artworks and refurbished furniture,
and then incorporated these with new modern pieces for a completely fresh look.

When people hear the term “northern suburbs”, it’s usually the well-established suburb of Durbanville that comes to
mind. But in the last decade, Plattekloof, its southern neighbour on the other side of the Tygerberg Hills, remarkable growth.

You enter Jaci’s Safari Lodge in Madikwe

an old-fashioned wooden swing bridge. It
hangs over the brush and swings tentatively
with every step – an exhilarating start to your African bush
adventure. The bridge leads to the main lodge, where ‘old
fashioned’ ends abruptly.
The lodge is beautiful. It is divided into separate areas
and the furniture and upholstery are bold and proudly
African, with bright, colourful printed fabrics covering the
sofas and classic armchairs in the lounge area and blocks of
colour used for the dining room chairs in the restaurant area.
The main lodge is made up of an upstairs bar, curio shop,

surround it ensure that it’s a popular chill spot between meals.
Jaci’s Safari Lodge prides itself on putting guests first
and the staff try to accommodate your every whim. From
providing special noodles for the kids’ dinners on request
to supplying babysitters free every evening, it’s the special
care and attention to details that make the lodge and its
staff stand out.
Only eight suites (luxury tents) are available, so it is
an intimate experience. These large canvas villas are of the
Out of Africa variety and sit on concrete slabs with under-
floor heating. The bathtub is also made from concrete and
can fit the whole family, while the outside showers allow
you to engage with nature at will. The front flaps of the tent
remain open throughout the day so that you’re looking out
onto nature at all times until evening falls. On your return
from the evening game drive, you find your room has been
zipped up – you don’t want to sleep with the monkeys – and
the deliciously romantic mosquito nets have been dropped
(Madikwe is a malaria-free area).
Of course, you would not be visiting Jaci’s if you were
not a fan of wildlife. Jaci’s boasts one of the biggest wild dog
populations in SA. The Big Five is also present. We saw four

of the Five on our first day, including being greeted by a
large herd of elephants before we’d even reached camp.
Kids can join in the fun too on a Jungle Drive just for
them – we learned first-hand about various animals’ prints,
what they eat and so forth (yes, we trailed along, but it’s great
fun to view animals with a bunch of enthusiastic youngsters).
Some mid-afternoon snacks, with cold beers for the
adults, ensured the drive home was comfortable and relaxed
– apart from the four female lions who crossed our path and
appeared to be stalking their evening meal … Or us.
Besides the two daily game drives, there are also two
swimming pools for the warmer months as well as a spa and
a kids’ play area, but we recommend just chilling, because
you couldn’t choose a more beautiful destination.
Dining out is somewhat different here. Brunch is
served after the morning game drive (rusks and coffee are
mandatory accompaniments) and then dinner after the
evening game drive. Three-course meals are the name of
the game. You will certainly not go hungry, and on special
evenings the camp offers buffets and entertainment in the
bomas. What’s not to like? Eat alongside an open fire under
the stars and then fall asleep to the sounds of hyenas laughing
in the distance. It is a genuinely African experience.

La Balise Marina hosted a fruitful Property Dinner at The Peach Tree Restaurant at Southern Sun The Cullinan
It was a balmy spring evening on the Foreshore and Southern Sun The Cullinan was abuzz as the Springboks posed for an official photograph. But that wasn’t the only thing causing a stir at the
hotel. The Property Magazine was hosting another of its famous Property Dinners, this time in conjunction with the hotel’s Peach Tree Restaurant and Mauritian property developers, La Balise.
Guests kicked off the evening with bubbly and canapés at the pool. Some had already bought into La Balise’s new development, La Balise Marina, while others were potential buyers. A range of different professions from agriculture to investment were represented, but the common thread was the guests’ passion for all things nautical. La Balise Marina, situated in the Black River region on the western side of Mauritius, is the perfect place for the ocean enthusiast to buy property.
La Balise General Manager, Dominic Dupont, explained, ‘The concept is really the lifestyle. It’s about having your boat in front of your house, in a safe environment.’ The Mauritian authorities had
carried out a battery of tests all over the island to try to find the best place to build a marina. Seven potential locations were found, but Black River came out ahead of the rest.
It was time for our guests to find their own moorings. They had the back room of The Peach Tree Restaurant all to themselves, the wine flowed, and each course prepared by Executive Chef Lindsay Venn was better than the last. Perfect strangers just moments before, they quickly became fast friends, finding common ground in their love of life, the sea, and the promise of paradise in La Balise Marina. The 6 ft-high poster at the foot of the table could have come from the souvenir shop of heaven itself – it simply showed a lone yacht on the azure waters of the Indian Ocean sailing towards a verdant isle. Everyone looked upon this idyllic image as Dupont exclaimed, ‘That’s it – La Balise Marina is exactly that picture!’
But Mauritius is not just a place for hopeless romantics with too much salt water in their veins. It is a stable country with excellent growth potential, said Diane Watkins, business development manager
for Espral International. ‘They are a people and a government who against all odds are determined to make it work for all who live there, not just a minority.’ Foreigners can get residency by purchasing property in an Integrated Resort Scheme (IRS) as sanctioned by the Mauritian Government and within two days after that they may register a business.
Investing in Mauritius is rather savvy. Many people see the island as becoming the new Singapore and much of Asian and Indian money that flows into Africa goes via Mauritius. La Balise Marina is a shining example of an IRS, and there is an agreement in place that it will remain the only marina in Mauritius where foreigners may buy real estate.
After the last of the panna cotta had been scooped out of the bowls and the dregs of the dessert wine polished off, it was time to call an end to a magical evening. Just Property Group had every reason to celebrate on a cool evening at the opulent Table Bay at the V & A Waterfront – it was marking its tremendous growth with a
prestigious awards evening.The first to be held nationally for the group, it
recognised top performers and gave the team a chance to let their hair down. Tributes were paid to some of the best industry players before the music picked up and guests showed off their dancing talents.
Just Property Group National Administrations Manager Wendy Allnatt commented that the food and the venue were outstanding, as diners, dancers and award-winners soaked up the event beneath a beautiful chandelier in the Victorian-inspired location. Welcomed with delicious drinks by Creation Wines, who also provided generous vouchers in the goodie bags, guests immediately relaxed into an enjoyable affair.
Explaining the reason for the event, Wendy said, ‘It’s an opportunity to highlight how we have increased our national and international footprint over the past year. New franchisees met their fellow franchisees operating in their region. It was a great opportunity
for networking. These awards instil a good work ethic in our franchisees and agents, as they all want to win first place at next year’s awards evenings.’
In the past year, Just Property Group, comprising Just Letting, Just Residential and Just Commercial, has implemented its Mastery Programme, which acknowledges the agents as industry leaders, Wendy explained.
There are three categories within the Mastery Programme: Silver, Gold and Platinum. Agents’ progress is based on how long they have been working for Just Property Group, their qualifications, the number of deals they have concluded and the gross commission they have earned for their franchises. These targets are increased as agents move up from Silver to Gold to Platinum.
The overall winners at the Just Property Group Cape Town Awards Evening were Johannes van den Berg, Emmy Swartz and Phialene van der Merwe.
Once the formalities had been concluded and the top achievers commended, guests were treated to a grilled Mediterranean vegetable tower for starters and seared mustard sirloin or lemon-herb chicken fillets for mains. These came with succulent side
dishes of savoury rice, sautéed new potatoes with Peppadews and feta, and cauliflower au gratin with Parmesan cream.
For dessert, a citron tart slice with pistachio ice cream and macerated strawberries tickled the taste buds. Topped off with delicious drinks from Creation Wines and presented on beautifully set tables, it all made for a satisfying meal.
The evening was a great success, and as the music picked up the guests were caught up in the festive vibe. AV Direct ensured that the sound was up to scratch, that presentations ran smoothly and that those who wanted to show off their moves on the dance floor had crystal clear music to dance to.
Triumphant, the Just Property Group had every reason to dance a little jig.

Studying the property market cycles of the past is perhaps the only way of catching a glimpse into the property market of the future, writes RE/MAX of Southern Africa CEO, Adrian Goslett

Wouldn’t we all love to be able to see into the future? In 1903, the president of the Michigan Savings Bank advised Henry Ford’s lawyer
not to invest in the Ford Motor Co. His reasoning was that the car was merely a novelty, a fad that would soon pass. I wonder what he would have said today.
Although there is no sure-fire way for property investors to know what will happen in the property market in the future, sometimes the best way to look forward is to look backwards and see what lessons there are to be learnt from the past.
Timing is crucial to the return on an investment property, although property is far more forgiving than other forms of investment. While purchasing investment property is not for the faint-hearted, knowing what to look for and when to buy will make the process far less daunting for the novice investor, and, once mastered, could lead to financial reward.
If we look at the property cycles of the past few decades, we will see that there is a definite pattern that can be followed over a period of nine years. Every nine years there is an economic downturn, which takes an average of 10 months to complete from the top of the cycle to the bottom. The bottom of the cycle usually lasts approximately 24 months, followed by a slow, solid upturn to the top, with a recovery period of about 64 months. Currently the South
African property market is in this phase of recovery. The prevailing conditions of this phase of the cycle, such as interest rates at a low that we have not seen in the past 39 years, along with more affordable property pricing, make this an ideal time to invest.
Since the beginning of 2011 there has been a marked increase in activity in the property market because of stronger demand from buyers and because financial institutions are showing a greater appetite for risk. The increased demand for property has continued into 2012, as more buyers are able to meet the criteria required for bond approval. And while there are still opportunities in the market in general, some regions have reported a shortage of certain types of property. Those investors who want to make the most of their property investment should strike while the iron is hot.
When the market turns, property prices will begin to rise, and those who stood by idly without making the most of the current market conditions will lose out. It goes without saying that more profit can be made from buying property in a recovering market and selling in a boom period than if the property were bought and sold in the boom period.
Although an emerging property market is the ideal time for investors to buy, the same rules should still apply: investors should not rush into any transaction without conducting the necessary research.
Having considered all the necessary aspects, such as the location and the type of property, well-informed investors will be able to recognise a good deal when they see one.
Firm knowledge of the market, as well as having an idea of what properties are selling for in certain areas, will allow investors to identify and differentiate between an overpriced property and one whose price is market related. Purchasing a property that is priced outside the market’s current parameters will only erode the chances of seeing a healthy return in the long term.
The cyclical aspect of the property market means that investors will always have to contend with the lows, and make the most of the highs. However, despite the peaks and troughs, property continues to be a sought-after asset that appreciates in value over the long term.

boulders and perfect beaches spring to
mind. Covered in dense tropical forest,

palm.
Emulating this natural beauty sounds
impossible, but Eden Island, a luxury

to Seychelles’ biggest island, Mahé, is

Planted with indigenous and endemic

the island’s many microclimates.

moved in, with resident herons stalking
the beaches and flocks of tiny jewel-like
crimson and orange birds darting in and
out among the frangipani trees

giant snails, also big fans of the island’s
lush foliage. Oh well, you can’t have it all.
