SituationSet in an edge of village position, The Old Rectory sits to the northern side of Cranford St Andrew, with its sister village to the East. Nearby lies the town of Kettering with extensive schooling, leisure and shopping facilities in addition to an excellent train service to London St. Pancras, with a quoted journey time of approximately 50 minutes. Within the two villages, there is a public house, primary school, tearoom in The Old Forge, village hall and church.

The well-known public schools of Uppingham and Oundle, together with Wellingborough School are a short distance away.

Neighbouring towns include Northampton, Wellingborough and Market Harborough, with the A14 link road giving access to the A1 / M1 / M6 approximately 3 miles distant. International air travel is available at East Midlands Airport, Birmingham, Stansted and Luton.

Sporting and recreational activities are well catered for in the area. Water sports including sailing and fishing on Rutland Water, near Oakham. Pitsford Reservoir at Brixworth and fishing on Eyebrook Reservoir near Uppingham and golf at Oundle, Wellingborough and Kettering.

The Old RectoryThe Old Rectory is situated to the edge of the village, is incredibly private and overlooks its own grounds. The approach to the house off Rectory Hill is via a driveway bordered with lawned areas leading to parking area to the front of the house.

Listed Grade II with origins from the late 18th Century, with later 19th Century additions and alterations, the house is of coursed limestone, with coursed ironstone and limestone dressings, under a slate roof. Through a course of sympathetic upgrading and refurbishment, the present owners have maintained the original integrity and character of the house, creating a clean and contemporary kitchen breakfast room balanced by elegant reception rooms. Through the majority of the accommodation, light and the beautiful views of the gardens and courtyard are introduced through large shuttered sash windows.

The front door leads to a small lobby before a large airy hall with high ceilings, central column with Corinthian detail and arches over, wood burning stove to one side and off this is the magnificent formal drawing room with canted bay, and the sitting room, both with extensive views over the gardens. A rear hallway leads to the study, which has an attractive fireplace with unusual tiled surround and windows giving views onto the gardens. Adjacent is a useful store room, cloakroom, secondary staircase and door onto the rear courtyard.

Off the principal entrance hall, an inner hall gives access to a third staircase, the kitchen and the large, wood panelled dining room.

The kitchen is very well equipped, with a large central island, wide range of cupboards and pan drawers, AGA and built in appliances, to include dishwasher, coffee maker, fridge and larder cupboard. Doors lead from the kitchen through to a useful utility, cloakroom, boot room and gym. Stairs lead up to two rooms on the first floor with some restricted headroom, ideal for storage.

To the first floor, five excellently sized bedrooms, four bathrooms, laundry and a cloakroom, with the principal bedroom, with dressing room being adjacent to the largest bathroom, with twin sinks, freestanding bath and rainfall shower.

The upper landing boasts a particular feature in the twin domed roof lanterns, introducing light into the passageway leading to the fourth bedroom.

Stairs lead from the first floor to the attic rooms, currently used as a media room and twin bedroom.
