Description

The Old Rectory is located in a beautiful village a short distance from Cheltenham. This classical historic family house has been updated to a high specification throughout by the current owners with enormous care and attention to detail ensuring that the charming period features have been retained and carefully restored. They include wood panelling, an impressive Inglenook fireplace in the Drawing Room, Cotswold flagstone floors, exposed beams and Cotswold stone mullioned casement windows, some of which have wooden shutters and seats. Another principal feature of the property are the large elegant reception rooms, which are perfect for entertaining with high ceilings and views over the gardens.

The beautifully designed gardens incorporate a traditional garden pond with a stream, large sweeping lawns, a kitchen garden and a grass tennis court. The well-established borders are stocked with specimen trees, shrubs, roses and flowers which offer colour and texture all year round. There are many distinctive trees, some of which are hundreds of years old. The main house has a beautiful purple flowering wisteria, a mature magnolia, roses and clematis covering the main east–facing aspect.

A handsome Cotswold stone Coach House, which is ideal as separate accommodation for guests, relatives or staff, forms a very attractive courtyard with the house. This also includes very useful store rooms and a secure double garage.

The Old Rectory is well placed for access into Charlton Kings (3 miles) with its good range of day-to-day shops, schools, dentists and doctors. The service station, village shop/post office in nearby Andoversford village are within easy reach for the daily paper.

History

The Old Rectory is listed in Pevsners’ Architectural Guide to Gloucestershire as 17th century with later additions. English Heritage list The Old Rectory as Grade II of Architectural and Historical Interest and as a former rectory dating back to the 17th century with early 18th and 19th century additions. The property is approached off the lane through wooden double gates set in high Cotswold stone walls. Mature Yew trees mark part of the drive, which leads to the front door. An immaculate lawn is bound on one side by a wide, well stocked flower, rose and shrub bed. This bed leads into the attractive terraced garden with waterfalls and small ponds, Cotswold stone paths and steps integrated into the beds of beautiful acers, variegated shrubs and ornamental dwarf trees and flowers.

The lawned tennis court is set in a magical location, partly enclosed by mature trees and raised mature flower and shrub beds. A paved path runs all the way around and steps lead up to the box garden. Well- stocked raised flower beds are interspersed with a variety of mature specimen trees. A magnificent ‘drift wood’ sculpture occupies a prominent position: The Baying Stag by James Doran-Webb – October 2010.

The main feature of the lower garden is the beautiful pond and the small stream the runs down the northern boundary. Several wooden bridges cross the stream with access to all the lawns. Several areas have been created to sit and enjoy the views over the gardens. This lower garden is enclosed by a low Cotswold stone wall with wide well-stocked flower and shrub beds. There are many distinctive trees such as the large hornbeam by the gate, magnolia, weeping willow, yews, beech trees and sycamores.

The pond has a safety grill just below the surface, which can be walked on. Attractive flower, hostas, shrubs and ferns border the pond giving colour and texture. Waterlies and reeds occupy the ponds edge.

The secondary drive has a cattle grid and double wooden gates, which lead to the garages and back door for easy day-to-day use.

To the west is a small orchard enclosed by post and rail fencing. This space is divided to offer tiny enclosures, ideal for family pets, sheep, goats or ponies. Wooden shelter.

The Kitchen Garden is well tended and is currently planted to supply the house for the year. It is partly enclosed by beech and conifer hedges to give shelter and sun traps. There are many vegetable beds, a netted soft fruit cage, mulch bins and cold frames. Attractive espaliered fruit trees, beech and clematis clad wooden archways and a network of paths. The recent addition is the attractive Victorian styled greenhouse, which has water, power, heating, tomato beds, work tops and a quarry tiled floor. Cold frames.

The west-facing courtyard is ideal for out door entertaining. From the courtyard there is access to the boiler room, which houses the central heating boiler for the main house and the water softener. Separate gardeners WC.
