Land LeaseHome base prices are lower because the cost of the land is not included in the purchase. Typically,
land prices could add an additional $75,000 to the cost of a home. Land lease homebuyers can
keep that money liquid.
Real estate taxes are lower. You are taxed on the assessed value of your home only, not the land.
Your monthly land lease covers your garbage removal, Homeowners’ Association dues and on-site
community management.
Villa land leases also include yard and lawn care as well as snow removal services.
On-site management gives residents freedom from governing the community. Establishing,
regulating and enforcing community rules can often give rise to neighborhood politics. At Alden
Place, the management company shoulders this responsibility, not the Homeowners’ Association.
Any community that assesses fees will have increases. Alden Place offers protection against
arbitrary increases, using the Consumer Price Index (CPI) to calculate adjustments.
Land lease payments are “locked in” for the first full three years and every two years thereafter.
Land lease prices are capped after the 11th year or 5th adjustment for the rest of your lifetime
ownership.
A land lease does not prohibit a mortgage. Many Alden Place residents have secured mortgages
to finance their homes. Settlements are simple and streamlined.
Selling your home is just like selling any other home. You may list your home with an Alden Place
representative or a real estate agent of your choosing.
Any equity you accumulate in your home is yours.
Land lease prices are determined by homesite location, ranging from $370 to $495 per month.
