Description Available on the market for only the second time in its long history, The Chantry is a very fine period property situated at the end of a quiet cul de sac, which bears its name. It is adjacent to Bishopthorpe Palace, official residence of the Archbishop of York. The main house is a considerable size with up to 10 bedrooms and well-proportioned reception rooms and kitchens, plus wine cellar. There are some attractive period features to admire, including a variety of fireplaces, panelled doors, cornicing, deep skirting boards, high ceilings and hardwood flooring in the halls and drawing room. It has provided a wonderful home to the present occupants for over 21 years, but they are downsizing and the main house is now ready for refurbishment.

Magnolia Cottage Formerly the coach house for The Chantry, this building was in part converted to residential use a few years ago to provide an additional 3 bedroom cottage. Part of the ground floor has been retained for garaging and storage, but could (subject to consents) be incorporated into Magnolia Cottage to create quite a sizeable property in its own right. It currently shares the parking area and has its own private garden to the rear. It has been generating £850 per month since conversion, but that is now considered lower than current market rent. Dividing the grounds and selling Magnolia Cottage separately is a possibility in the future, subject to consents (if any). Vacant possession will be given on completion. History There has been a vicarage on this site since around 1269. Archbishops have lived there and it has been home to members of both the Terry and Rowntree chocolate families at one time or another. It even has links to Guy Fawkes, whose family is recorded as having lived there, with claims in some historical accounts that it may actually have been his birthplace. The oldest part of the current buildings (dining room, study and bedrooms above) was erected in around 1740. Substantial extensions were added in the early to mid 1800s. The house remained as the vicarage until 1932 when the current one on Church Lane replaced it. At that point, it was renamed The Chantry after the original Chantry House, believed built where the old tennis court is situated. In 1994, it was divided into a main home, business premises for outside catering and a separate flat on the upper floors. The business use ceased 7 years ago following retirement and the commercial kitchens reverted to domestic use, but the flat has been let separately until earlier this year.

Grounds The site extends to approximately 2 acres of lovely grounds, with the river on the East side, Ferry Lane to the South and the old churchyard and Bishopthorpe Palace to the North. There is a large stone flagged terrace beyond the drawing room which overlooks a sweeping expanse of lawn sloping away to where the boundary stops short of the river. There are some beautiful trees, including a spectacular blue cedar, copper beech, magnolia, weeping ash, monkey puzzle, various other hardwood, evergreen and fruit trees. The hard-surface of a tennis court still exists, played on regularly as recently as 15 years ago. The fencing has since been removed and the court left to spoil, but the layout and base should still allow for a new court to be put in. Bounding Ferry Lane is a part-walled garden, home to a dedicated vegetable garden – which would provide a potential building plot for anyone willing to fight a planning application (the current owners tried and failed 15 years ago). There is a further lawn to the north side, where the long tarmac driveway leads in from Chantry Lane towards a large parking area. Beyond that, there is separate vehicular access to Ferry Lane. Listing The whole property is Grade II listed, which includes Magnolia Cottage and the grounds. EPC The property is exempt as a listed building.

Location. Chantry Lane is a quiet street in a conservation area, with just 6 exceptional houses running along one side, all facing Bishopthorpe Palace. It is certainly the most sought-after street in the village and arguably in the whole York area. Bishopthorpe is one of York’s top villages, just South-West of the racecourse. It has an attractive core, with many shopping facilities, 3 good pubs, bus links, doctors and dentists, library, sports clubs, and a junior school rated as outstanding. The senior school catchment is for Fulford (outstanding) or Tadcaster Grammar (good). The excellent choices for private schooling in the area are all easily accessible from here – Bootham, St Peters, The Mount, St Olaves, Ebor Junior, The Minster School and Queen Margarets are all nearby, with Queen Ethelburga’s and Pocklington slightly further afield but within driving distance. Sale as 2 Lots The sellers would consider selling the Chantry on its own and retaining Magnolia Cottage themselves. They will not entertain selling Magnolia Cottage separately. The guide price is based on a sale of the whole site to include both houses. Disclosure of Interest The sellers are connected to Naish Estate Agents & Solicitors Limited.
