Our MarketBarometer —the percentageof listings inescrow — con-tinues to bee x c e e d i n g l y

low. It was a meager 10 percent on October1, up a tad from the nearly invisible readingsof 8 percent on April 1 and 9 percent on July1.

The low reading, together with currenteconomic uncertainties, guarantees anotherweak performance during the fourth quarterof 2008.

Gross dollar volume for condo sales inthe Monterey Peninsula during the thirdquarter was down from last year, but up a bitfrom the alarmingly low number in the sec-ond quarter. The improvement, however, was

due entirely to the sale of three units atSpanish Bay during the quarter at prices thattotaled $5,827,250, or 28 percent of the totalvolume in the Monterey Peninsula in thequarter.

Our two largest condo markets areCarmel Valley and Monterey. Carmel Valleyheld up well in relation to last year with thesame number of sales, 10, and a gross vol-ume of $6.739 million, up from last year’sfourth-quarter volume of $5.98 million. Thetwo senior citizen complexes in CarmelValley, Hacienda Carmel and Del MesaCarmel, had three and two transactionsrespectively — not great, but at least some-thing — while Carmel Valley Ranch loggedthree sales in the quarter, with a healthymedian sales price of $1,080,000.

Monterey, on the other hand, suffered alarge decline from last year. Sales volumedeclined from $7,677,681 to $1,663,000, adrop of 78 percent. The number of units solddropped from 14 to 3. It was truly a terriblequarter for condos in Monterey.

PricesFor the most part, prices are trending

down, just like volume. The median condosales price of $568,250 during the fourthquarter in Carmel Valley improved over the

same period last year but was off the 2007median sales price of $642,500.

All the other markets declined, with theexception of Monterey, where the mediansales price jumped to $590,000 from

$472,500 last year, but on the meager vol-ume of only three sales.

There’s no doubt that 2008 will go in thebooks as one of the weakest condo marketson record.

Carmel-by-the-Sea: A 70-year-old female suspect wasfound to have an outstanding $10,000 felony warrant for an FTA[failure to appear] on several charges. Warrant control con-firmed the warrant. She was located at her residence and wastaken into custody without incident.

Carmel-by-the-Sea: Female called to report losing her wal-let while observing the parade in the commercial district. Shegave a brief description of the wallet and was advised to contactpolice if she found the wallet.

Carmel-by-the-Sea: A citizen reported two dogs were chas-ing each other and ran into the her from behind while on ScenicRoad. She was struck on the back of her legs while jogging. Shewas helped to her feet by citizens in the area. She described thedog owner as a male adult, approximately 37 years old, 6 feet 2inches tall, with short brown curly hair. He was possibly wear-ing a jean jacket with plaid on it and long pants that were green-ish khaki in color. The female contacted the dog owner, and hestated he did not see his dog run into her. The dog owner only

gave a first and last name. The dogs were described as grey incolor with white chest and belly — unknown breed. The femalereported the incident by telephone after leaving the beach.

Carmel-by-the-Sea: A 51-year-old male driver was arrestedon Ocean Avenue for DUI.

Carmel-by-the-Sea: Ambulance dispatched on a mutual aidto a San Antonio Avenue residence for a female reacting to med-ications. Patient transported Code 2 to CHOMP.

Big Sur: Report of a meal skip, $25 value, suspect notknown and no leads. Case suspended.

Carmel area: Female on Carmel Center Place wanted toreport that she may have possible suspect information to a theft.

Pebble Beach: Resident at Ortega Road and Forest LodgeRoad reported the theft of four “Yes on Proposition 8” signsfrom his front yard within the last week.

Carmel Valley: A Carmel Valley resident reported her 16-year-old daughter as a runaway. Case continues pending locationof the juvenile.

SUNDAY, OCTOBER 26

Carmel-by-the-Sea: Fire engine and ambulance respondedto a structure fire on Rio Vista at 0413 hours. Engine establishedincident command. Fire was soon contained only to the structureinvolved. Command was transferred to the battalion chief upon

his arrival. Units returned to the station at 0644 hours.Carmel area: Past-tense burglary of a hair salon at the

Carmel Rancho Center via door pry. Hair products, towels andimplements were taken. No known suspects. Case continues.

Carmel Valley: Deputies arrested a male Carmel Valley res-ident for possession of stolen property after he left his car at thescene of an attempted theft from a nursery on Carmel ValleyRoad.
