LOCATION The village of Erbistock sits on the banks of the River Dee, within a designated Conservation Area due to the beautiful surrounding countryside and a number of buildings with historical importance, one of which being The Boat Inn. The village has good road communications, being close to the intersection of the A539 and A528, which links easily to the A483. Despite its rural location, it is within motoring distance of the towns of Wrexham (5 miles), Llangollen (12 miles), Whitchurch (14 miles), Chester (19 miles), Shrewsbury (23 miles) and only 3 miles from the busy Bangor on Dee racetrack. The Boat Inn is a Grade II Listed property of immense character that appears to be constructed of stone under a pitched slated tiled roof to the main, and the original building is reputed to date from the 17th Century and takes its name from the hand operated chain ferry which once crossed the river at this point. The property is split into two sections with the original traditional ‘Olde Worde’ public house housing three interconnecting trade areas. The later extension to the rear houses a large conservatory dining room and a function suite. It also has the benefit of a separate owners dwelling being a detached three bedroom house in an elevated position on the site overlooking the adjacent river and countryside.

Over time the Boat has established itself as a popular dining venue destination, attracting people to this secluded and stunning location perched on the banks of the River Dee. Since our client purchased the business in 2011 they have continually invested in the fabric and furnishing of the building to provide a quality trading environment. Despite its success, our client has decided it is time to retire and would like to offer the opportunity to purchase this well established business in quite an outstanding beauty spot. PROPERTY DESCRIPTION Main Entrance to Three Interconnecting Trade Areas on stepped levels of immense character throughout. The main section having a stone flagged floor with exposed wood beamed walls and ceiling, large inglenook fireplace with open fire and former bread oven, wood panel fronted bar counter, loose tables and chairs for approximately 10 customers. The middle section has exposed stripped wooden floor, heaving beamed ceiling feature fireplace having brick surround, wooden fronted bar counter from servery, fixed bench and loose seating for 15 customers, steps down to the:- Lower section with flagstone and earthenware tiled floor, heavily beamed ceiling, fireplace having stone surround and a mixture of dining chairs and tables for around 20 customers.
