The August 2011 MLS statistics will be released on Tuesday morning, and here are some quick takeaways:

• August sales of single-family homes climbed 30.2 percent versus one year earlier. This increase follows home sales gains recorded in January, June and July of this year. All segments of the housing market, from the sub-$80,000 to the $500,000 and above, experienced positive sales in August. On a year-to-date basis, sales rose 1.8 percent.

• August marked the third consecutive month of increased sales and the fourth time in 2011 that sales volume entered positive territory.

• The average price of a single-family home rose 0.7 percent from August 2010 to $217,047, the second highest level for an August in Houston.

• The August single-family home median price was statistically flat at $159,000.

713-REALTOR•HAR offers 713-REALTOR® at no cost to its members (aside from the purchase price of the sign rider). REALTORS® are able to add a sign rider clip to their yard signs which reads “To Hear Listing Info, Call: 713-REALTOR…” with a blank to write in the MLS number for that listing.

HAR Tool of the Week

Weekly HAR Market StatSellers tightened the supply spigot, bringing fewer listings onto the market than during the same week in 2010. Without hesitation, buyers stepped up and absorbed more active listings than they did last year. Depending on how long this supply-demand balance continues, an assortment of other metrics could show improvements in the coming months beyond the expected seasonal fluctuations.

In the Houston region, for the week ending September 11: • New Listings decreased 13.6% to 1,654 • Pending Sales increased 29.6% to 1,073

• Closed Sales decreased 2.3% to 680
