EAST PROVIDENCE, RI — Looks like Rhode Island is start-ing to get a bit of its swagger back, or at least enough toattract institutional capital to the Ocean State after most

took leave during the brutal 2008 recession. The newest exam-ple comes in a Florida investor paying a reported $25.0 millionfor Wampanoag Plaza, a grocery anchored infill shopping centerthat was sold by Cushman & Wakefield onbehalf of USAA Realty Advisors. The buyer isSterling Organization of Palm Beach.

“That did close,” C&W retail sales memberJustin Smith acknowledges of the 225,000-sfasset while declining to verify the pricing orother details. Smith was on a team led byRobert E. Griffin Jr. and Geoff Millerd that didgenerate “a ton” of interest despite being out-side the metropolitan Boston realm whereurban retail is especially popular. According toSmith, any hope of measurable yield thesedays will require geographic flexibility in one’sinvestment platform.

“Institutional buyers are increasingly will-ing to take a look at Rhode Island or go deep-er into New Hampshire and up into Maine,” hesays. “They will consider secondary markets,and that really is a sign of the times.” Even so,he stresses, investors will be selective in theirshopping outside core areas, requiring a meas-ure of stability or upside in making the plunge.In the case of Wampanoag Plaza, there was a“special story” to tell suitors, he relays, start-ing with a visible location at the corner ofRoutes 1A and 44.

“This is a nice cash-flowing property thatwas well-maintained by USAA,” Smith says, adding that thedemographics are favorable in being thickly settled by a popula-tion filled with consumer-age residents. That has enabled theStop & Shop anchoring Wampanoag Plaza to be among the gro-cery chain’s top performers, and the lease agreement for the65,000-sf store is a long-term commitment.

“Forty Pepes Farm Rd. is a highly desir-able property in a market with a very limitedsupply,” CBRE/NE principal Chris Couttssays of the asset that that Calare acquired inlate 2014, as previously detailed by RealReporter. tional building” that can be used for a variety ofspace needs, says Jacoby, and benefitted in hav-ing an institutional owner whose tenure incor-porated new HVAC, roofing and windows intothe two-story building that has received theEnergy Star label as a result. There is also“excellent frontage” on the expansive lot thatprovides for ample parking, according toColliers. The marketing team advising DeutscheA&W includes principal Scott Dragos withAnthony Hayes and Timothy Mulhall.

Buyer Vanderbilt Norwood LLC is man-aged by Leah Vazza. Jacoby declined to spec-ulate on what might be in store for 321Billerica Rd., but in the promotional cam-paign, the property was deemed viable forfuture upside through lease-up of existingvacancy. “The market is much improved upthere,” adds Jacoby. Occupancy was about 75percent in 321 Billerica Rd. at the time of itssale.

Vazza slipped into the Chelmsford owner-ship one day after bidding adieu to 244Vanderbilt Ave. following its sale to 244Vanderbilt LLC whose principals are AtaAtaienoghab and David Yazdi. They werefinanced by Boston Private Bank & TrustCo., which loaned $3.18 million on the 44,050-sf property. Dragos and Jacoby previously soldthe 35-year-old building to Vazza for $3.8 mil-lion in Aug. 2013 and once before that in June 2010 when theprice was $3.2 million. The building has clear heights to 22 feetand six loading docks.

With that asset tied up (for now), the Colliers crew is back upnorth of town waiting on final offers for 100 Research Dr. inWilmington, a 101,000-sf flex/laboratory building owned since2007 by the RAM Cos. of Scarborough, ME. Dragos and Jacobywere on the team which sold that asset to RAM when it was 65percent occupied. Leasing has now brought occupancy to 100percent and further value is anticipated thanks to permitsobtained allowing for site expansion on the 15-acre parcel. n

The health care assignment conductedlast autumn had four students interviewreal estate officials at major hospitals andconduct site visits to various health sys-tems on top of compiling data on salienttrends. The final copy was recently provid-ed Real Reporter with the findings certain-ly showing seismic shifts in care delivery,perhaps most overtly by the advent ofwalk-in clinics launched through a plethoraof sponsors including an entrepreneur fromUBS and other private investors to giant

pharmacy chains, hospitals and physician’sgroups, a collective movement the studyterms “retailization” of healthcare.

“The findings were somewhat surprisingon the retailization (strategy),” saysChazen, especially rapid acceptance fromboth consumers and providers to the con-cept that has day surgery, diagnostic test-ing and low-level maladies attended to intraditional retail suites. “It’s a fascinatingbusiness model that makes a ton of sense,”says Chazen, a view shared by Berman whoobserves that “they are growing like weeds”under such national players as AFCDoctors Express and ConvenientMD, eachwith multiple units across New England.

The regional kingpin has been CVS andits MinuteClinic that has seen revenuesfrom that operation soar from $50 millionfive years ago to $200 million in 2014,according to the report that says 20 millionpatients have used a MinuteClinic and theyhave a 95 percent customer satisfaction rat-ing. The report further shows the RhodeIsland-based pharmacy and others areexpanding on a national scale, with much ofthe growth not surprisingly coming in areaswhere populations are also expanding.

“The industry is moving off the hospital

campus model into a community baseddistributed delivery system,” explainsBerman in what she calls “a quantum shiftfrom episodic-based hospital and outpa-tient centers to providing care that ismore consumer-centric and spontaneous.”Berman says she got her flu shot at BJ’sWholesale Club this past year, whileChazen points to a strip center near theBrandeis campus in Waltham that has aDoctors Express and a dental office shar-ing quarters with Panera Bread and PartyCity. Another in Chestnut Hill is in a prop-erty featuring a Wegman’s, giving care-givers options to spend time shoppingwhile their loved one or patient is tendedto at the facility which is more advancedthan most in terms of services.

That project reflects a desire amonghealthcare groups to use demographicsand income levels to place off-site centersin affluent areas, a trend that pre-datesRomneyCare but was prompted by thesame engines of having more convenientvenues for both patients and physicians,greater cost efficiency and freeing up spacefor inpatient and research needs in majorclusters such as the Longwood Medical

Heretofore, therehave been fewer patient options in rural orlower-income communities inMassachusetts, the report relays, with anunderserved community having to wait anadditional 20 days for a new patientappointment. Another study shows overthe past year a 19 percent drop in primarycare physicians accepting new patients.

In both instances, the retail model andRomneyCare could be the solution,

Chazen says, maintaining the universalcoverage eliminates trepidation amongproviders that their services will not beaffordable to enough customers in a sec-ondary market. Majorhealth issues such as astroke will still mandateemergency room response,but the study indicates lessacute care can be effective-ly delivered in a retail envi-ronment, even for certainequipment and technologythat takes up substantialspace or needs the walls tobe reinforced more thannecessary in a typical mallsetting. “It doesn’t need tobe in $80 a square foot office space,”Chazen says.

The report maintains those institutionswhich pay attention to the here and nowwill pay off down the road. JLL HealthcareSolutions Managing Director Chad Pinnellagrees, observing that many “are starting

to think like retailers and reach consumerswith the right facilities in the right loca-tions” to support the mother ship.“Consumers have many choices in today’s

competitive landscape, sohealthcare organizationsthat go above and beyond incatering to the patient pop-ulation will be the most suc-cessful in the future.”

Plentiful parking alsoenhances the experience,with that aspect extremelylimited in the LMA andother downtown spots.Chazen says the cost differ-ence is dramatic as well, cit-ing one study showing

treatment of bronchitis in an emergencyroom to be $665 compared to $114 in anurgent care center while an earache wouldbe $400 to $110. Wait times are a fractionof that found in an ER, he adds, generally35 to 40 minutes as opposed to three tofour hours in the ER. n

Prior to that pact, abig splash was made inBoston’s South Stationdistrict when JLL bro-kered the $114 millionsale of 745 Atlantic Ave.on behalf of BeaconCapital Partners to anaffiliate of OxfordProperties. The first-class, 175,000-sf officebuilding is one of thecity’s top Hub sales of2015, although not theonly one completedunder the JLL flag. Theteam that includesManaging DirectorJessica Hughes and VicePresidents RobertBorden and MatthewSherry was also exclu-sive agent at One MilkSt., a Central BusinessDistrict office and retailbuilding that yielded$18.2 million in its pur-chase by a New Yorkfirm in May, as firstdetailed by RealReporter. As for the other half of the billion-dol-lar amulet, JLL is poised to make a strongrun at that figure given the listings still inplay, among them the NorthPoint develop-ment in Cambridge said to be under agree-ment to DivcoWest for a whopping $300million, plus downtown office buildings in18 Tremont St. and 230 Congress St. in theFinancial District and 131 Dartmouth St.in the Back Bay. In the suburbs, JLL has1099 Rockland St. in Hingham listed for

the Grossman Cos., Ballardvale OfficePark in Wilmington is being peddled forGriffith Properties; and 154 CampanelliDr. in Middleborough, a 257,800-sf indus-trial building dating to 2000, is also on theblock.

“Our pipeline is really stacked,” saysPetz who is not hazarding any estimatesabout 2015 volume but concurs that “weare off to a great start” while praising JLL’sspirit of cooperation among the CapitalMarkets, structured finance and leasingand research divisions for helping to buildthe investment sales platform so quickly.“Our leasing people deliver some of thebest market information around, and thatis a real help,” says Petz, whereas the debtgroup led by Heather Brown and JonathanSchneider has already arranged financingin excess of $356 million YTD involving 2.3

million sf of space. Several Capital Marketsclients have been in that mix, among themRJKelly at 100 Quannapowitt Pkwy. whereJLL secured $22.8 million from CambridgeSavings Bank, and 480 Sprague St. whereGriffith Properties and Echo BridgeCapital borrowed $11.3 million fromCustomers Bank.

Given the recent surge, Petz says JLLis anticipating more hires to the CapitalMarkets group, but says the formulaalready created needs to be preserved.“We have built a very collaborative culturewith some really talented, cool people, andwe don’t want to change that (environ-ment),” Petz says. “Everyone is workingextremely well together, and we havesome exciting things in store, but we doexpect to bring more people in as we getbigger, including more producers.” n

Skeffington and other TranswesternRBJ professionals involved were not avail-able when therealreporter.com firstunveiled the 830 Winter St. sale that set arecord $572 per sf for a suburban lab build-ing in being acquired by King StreetProperties and Carlyle Group. The nine-fig-ure transaction was among TranswesternRBj’s largest ever, Skeffington reports,wrapping up a 10-year-old hold byIntercontinental which had paid $51.2 mil-lion for the building in 2005 and filled it tocapacity after purchasing 830 Winter St. at35 percent occupancy.

“Intercontinental really hit a home runon that one,” Skeffington says, with 830Winter St. serving as a price alternative to

All told, TranswesternRBJ has already record-ed over $145 million in

the recent closings not counting 80 CentralSt. That plus other considerations could putthe figure towards $175 million in the com-ing weeks. n

scored 83.5 out of 100 on whether arespondent was likely to recommend thefirm to a business associate or colleague.The closest ranking to Cresa was 33.3. On“ease of doing business,” Cresa was at 9.61out of a possible 10.0 followed by DTZ at8.58 and C&W with 8.05. On the other keycategory, “Best Overall,” Cresa posted90.8 percent followed by C&W at 70.6 per-cent and DTZ at 70.0 percent. Accordingto Watkins, which has conducted the sur-vey every other year since 2005, a scoreover 50 would be considered “good” forthe latter category and anything over 70deemed “excellent.”

The lopsided results were not lost onSciolla, placing its relevance on both theserious competition being reviewed andalso the respondents, those being 273 cor-porate real estate executives from 257companies including North America’slargest space users in such fields as bank-ing and finance, healthcare, manufactur-ing, retail and technology. Watkins says87.6 percent of the respondents “controlor influence the corporate real estate deci-sion process” for their organization.

“I can’t say I’m surprised we did sowell, but I was obviously thrilled how itturned out given the participants were anobjective group and it was nice to see howwe measured up in their eyes against the

big boys,” Sciolla tells Real Reporter,adding, “We were really ecstatic we gotsuch high scores in all the categories,especially the top three.”

In assessing just why the results wereso stark, Sciolla credits being right sized tothe point of having principals activelyinvolved in client relationships while stillcontinuing to increase its platform andoperate throughout the US, its stable ofprofessionals now approaching 1,000strong. But Sciolla maintains the basic dif-ferentiator is being laser-focused on thetenant side of the aisle while many of the22 other firms in the Watkins survey areadvising both landlords and space users.

“I think the message is starting to res-onate that there are inherent conflictsfrom representing both sides in the samenegotiations, and people are becomingmore educated on what the tenant’s expo-sure can be on a lease transaction,” hesays. “Our message has been out there 20years now and it could be it is finally get-ting through.”

The firm founded by former DigitalEquipment Corp. real estate executiveWilliam Goade has ridden that concept togreat heights as the Watkins review indi-cates, and being able to distinguish one’scompany appears to be increasingly criti-cal as the same study showed 37 percentof CRE providers now use just one firmcompared to 27 percent in 2009. Eventhose willing to split the business are

shrinking the pool to using a handful ofproviders, Watkins shows. The survey alsoquestioned whether respondents expectto spend more on CRE services going for-ward, of which 34.9 percent said theywould spend more, 14.3 percent indicatedthey would spend less and 50.8 percentforsee no change in their budget.

The 10 other rankings include how“business savvy” a group is, whether it“delivers results on-time and within budg-et,” “adapts their services to fit a client’sneeds/culture,” how well it “understandsand avoids conflicts of interest,” where thefirm ranks on reputation and industryrespect, and how rational a company’s pric-ing is for services. The firm’s financialhealth, use of technology and internal per-formance monitoring were also bests forCresa, which was in the top five for the finalitem, that being which firm has offices in allthe major global markets where the clientdoes business, in that instance CBRE finish-ing No. 1 followed by JLL, DTZ and C&W.

Besides Cresa, several operations withBoston offices also fared positively in thesurvey. DTZ was in the top five for nine ofthe 10 extra categories and came in sec-ond on six of those 10 metrics. JLL was inthe top five for eight of the 10 and tooksecond place four times. In addition tojoining Cresa and DTZ in the three leadingcategories, C&W was in eight of theremaining 10 metrics whereas CBREranked four times in the top five. n

A purchase of 575 Amherst St. for $2million to National Development is essen-tially a land play given a 51,875-sf industri-al building on the 8.5-acre site will bedemolished in favor of a 54-unit memorycare center, Bridges by Epoch. Based inNewton, MA, NatDev is an experiencedassisted living developer which hasteamed with Epoch Senior Living to createa series of similar facilities in NewEngland, with 575 Amherst St. slated tocome on line in autumn 2016.

According to Farrelly, “575 Amherst St.represents prime real estate just offNashua’s coveted commercial hub,” akaRoute 101A, a location that the experi-enced buyers considered the best avail-

able for visibility and presence in thedensely populated region and amidst thethrong of dining and retail options. Theproject “will benefit from its superioraccessibility and being at a heavily trav-eled, lighted intersection with signageopportunities,” outlines Farrelly, his teamadvising seller Nashua RE Holdings LLC.

As eclectic as those two assignmentswere, C&W encountered an especially rarerequirement in selling 29 Flagstone Dr. inHudson to RHM International, a companyinvolved in grid technology that paid $3.21million for the manufacturing/warehousefacility from C&W client Atrium Medical

Corp. The buyer’s one unusual tenantimprovement was a 65-foot silo in which itcan house a “Faraday Cage,” equipmentenabling electrical charges to be safelydispersed for testing purposes, in thisinstance to assess impacts from lightningstrikes.

“That’s a new one,” accedes Farrelly,who credits the lightning-fast response oftown officials in a zoning change to allowthe 15,000-sf addition. “Hudson is tryingto attract companies, and this was anexcellent example of everyone working toaccommodate the needs of a valued ten-ant who is bringing good jobs to the area,”he says. “It worked out great for every-one.” Another attraction for RHM, Farrellyreports, is from being in the SagamoreIndustrial Park that is designated anEconomic Revitalization Zone eligible fornew business tax credits.

Based in Beijing, RHM Internationaldevelops, manufactures and sells high-voltage electrical equipment aimed atincreasing the efficiency and reliability ofglobal power grids. The fully air-condi-tioned building it is moving to is set on 4.5acres and has five loading docks and twodrive-in doors. The building was renovat-ed and expanded to 44,500 sf in 2001 byprevious owner Parker-Hannifin. n

experts Michael Frisoli and MatthewMorgan representing Heritage Landing,whereas DTZ broker Colin Greenhalghnegotiated on behalf of WorldStrides.Although specific details of the agreementwere not provided by either party, mid-year office market figures seem to bearout the cost savings touted in making theleap from city limits to an inner-suburbanvenue. A Savilas Studley midyear reviewshows that while Route 128 South hasseen average first-class office rents rise4.2 percent since Q2 2014 to $22.14 per sf,similar product in Fort Point Channel isaveraging $53.50 per sf and the FinancialDistrict is at $43.04 per sf. Campanelli hasestimated at least a $20-per-sf rent dis-count for tenants making a few extra stopsalong the Red Line from downtown andthe Seaport, with the firm’s vertically inte-grated approach enabling further cost sav-ings in the formula.

As Campanelli puts a final push to com-plete leasing at Heritage Two where com-pany officials report “strong activity on all

the remaining space,” lobby renovationsare underway at Heritage One and now atHeritage Point, the 161,000-sf 108 MyrtleSt. asset bought for $8.6 million in a dealbrokered by C&W (which also soldHeritage One and Two in the June 2013exchange). Heritage Landing now encom-passes 518,875 sf.

A similar approach as that reapingrewards at Heritage Two are in store forthe other two structures, according toCampanelli, whose in-house constructionunit is overseeing that process.

Anticipating tenants who cater to“young, innovative companies who workoff hours,” Heritage Two features the first-ever Micro Market in a suburban building,an operation that can be accessed via atenant’s FOB at all hours with drinks,sandwiches and snacks available throughan automated pay station. There is also anew entrance for Heritage Two, modernconference center and the high-end fit-ness facility Sweeney deemed an attrac-tion for WorldStrides. n
