Frank is a quiet, hardworking, and a highly respected member of our Kings Park family. If you’re new to Kings Park, take a walk around the property on any morning and you’ll find him working hard to manage the everyday maintenance that keeps our Kings Park buildings functional. Kings Park News wanted to learn a little more about this kind and thoughtful man we greet every day on our morning trek across the parking lot. Check out the interview below... KPN: When did you start working at Kings Park? FC: I started working at Kings Park on November 29, 1989 KPN: How did you learn about the position? FC: I found the job through Summit Property Management. KPN: What do you remember about the 1997 fire? FC: It was December 18, 1997 about 10:30 AM. I was pressure cleaning the C building when a person told me the B building was on fire. It was a nightmare. KPN: Describe an experience and/or person at Kings Park that has warmed your heart. FC: Mary Hill- man has always supported and encouraged me. KPN: What are three things you wish every resident knew about you and/or your work? FC: (1) I am a hard worker. (2) Residents are always chatting with me – and they are respectful - but I don’t like to have long conversations with them. While I appreciate their friendliness, I get to paid to work. I don’t get paid to socialize. (3) Kings Park is a nice place to live and to work. After 30 years, I’ve never had a problem with anyone. I am grateful for this. A common suggestion repeatedly heard, in meetings, surveys, hallways and walkways, is the need for Kings Park Committees. At the root of the suggestion is reality: It takes a lot of people to effectively run a community and the board of directors cannot do it alone. In fact, residents often raise their hands to help with everything from gardening and crime watch to social events and parking compliance. And then nothing happens. Below are a few comments from the recent winter survey:

• If they (the board of directors) needs help, they should form volunteer sub-committees. - BL• Committees should be established to bring in more owner opinions. - GG• Kings Park needs more resident/community involvement in the form of committees. - WS

What is missing in our intent to create committees is action and leadership. Below are the steps needed to move a committee from a good idea into an actionable and effective team that makes a real difference for our community:

Instructions: How to start and manage a successful commmittee:

Step 1. Define your goalsClearly define what you want to accomplish and make a timeline for completion.

Step 2. Step Up and LeadContact the board and let them know you are starting a committee. Inform them of the committee’s intention and possible outcomes.

Step 3. Engage OthersReach out to your neighbors and/or contact Kings Park News and we will help promote your committee.

Step 4. Set a regular meeting schedule with an agenda.Determine a regular meeting day and time. Include a start date and an end date. Be sure to have an agenda at every meeting. Follow through by stickingto the schedule and the agenda.

Step 5. Communicate with the board.Report your committee results to the board of directors. They will make the final decision and/or find the funding to meet the committee’s objectives.

28% of survey respondents answered correctly According to Florida state law, our board of directors has broad sweeping authority to make decisions on behalf of homeowners.

While the Kings Park board of directors prefers to communicate their decisions to homeowners as a courtesy, but they are not required to do so by law. For this reason, it is important that we take the annual elections seriously and every eligible homeowner should seriously consider serving at least one year on the board.

An interesting fact uncovered in our winter survey:The only communication some Kings Park residents have with the Condominium Association is through postal mail sent by TMG Properties.

The Condo Curmudgeon Says...Safer-at-Home is Working for Me, Bitches!The Condo Curmudgeon is loving the Safer-at-Home directive recently instituted by state and local government. While it is not mandated, the residents of Kings Park seem to be in compliance, and the Curmudgeon is loving it.

For example, the antisocial Curmudgeon usually picks up his mail around midnight because that’s the time he doesn’t have to engage with the neighbors. During Safer-at-Home, he can walk to the mailbox around noon with sheer delight at the absence of other humans.

Also, since the Curmudgeon only shops once a month, he has a colossal supply of antibacterial soap and toilet paper that he stores in an off-site storage facility secured by kryptonite locks and wild beasts.

In preparation for the scary coronavirus, the Curmudgeon headed out to hoard some additional rations, when he saw a woman from the A Building roaming the aisles of Publix wearing a plastic water bottle over her head. While he thought his neighbor’s protective virus-gear a bit unfashionable, he also thought it was a brilliant idea. So, when he arrived home, he hopped online to shop Amazon and searched for water bottle virus-gear in assorted shapes, sizes and colors for his stylish friends. Suddenly, he remembered he didn’t have any friends. With that thought, the Condo Curmudgeon was again delighted by the Stay-at-Home directive.

Still, the Curmudgeon longs for the days when he can return to complaining about every decision made by the board of directors, the mundane misdeeds of his rule-breaking and inconsiderate neighbors and his favorite past-time, monitoring the trash bins.
