Upon review, a call will be made to confirm logistical requirements. Signage: All signage must abide by the following guidelines:

x Signage must be pre-approved by the PMO. Unauthorized signage, or signage determined to be detracting from, or damaging to, the property in any way, will be removed, repaired and any expense incurred shall be billed back to Tenant.

x Signs must also be free-standing. No penetration of any surface (grass and DG included) is allowed, nor attachment to any property feature with adhesive or any product that will leave behind a residue.

x Signs must not interfere with, be incorporated with, or block any building signage. Cleaning: Cleanup of any and all debris in and around the Premises is the responsibility of the Tenant. No

outside janitorial companies will be permitted on site. Should additional cleaning be necessary, the PMO reserves the right to hire janitorial services and bill back Tenant for a reimbursement. Tenant may request an estimate of costs prior to the event; please allow forty-eight (48) hours for provision of such estimate.

Should steam cleaning be necessary on the lot due to excessive staining during the event, Tenant shall be responsible for reimbursement of such cleaning services to the PMO.

Loading Dock: The loading dock is for short-term deliveries only, and only available for use upon inclusion in

the approved scope. All heavy use must be scheduled before or after business hours (scope and schedule to be approved by PMO). Any member of the security personnel acting on behalf of the management team, reserves the right to direct traffic, monitor and regulate loading dock activity at all times.

Restrooms: Tenant’s affiliates shall only use restrooms within Tenant’s Leased Premises. Music: Music on the premises is allowed and must be in accordance with all applicable Burbank

Municipal Codes (including, but not limited to, the Burbank Noise Ordinance). Additionally, a permit may be required by the City of Burbank. Tenant is solely responsible for determining permit requirements and for proper application and procurement of permits. Any failure to secure a proper permit which results in a fine will be the sole responsibility of Tenant.

Testing of sound systems/equipment must be pre-arranged with the PMO. The PMO reserves the right to stop any music or noise-causing activity should it become disruptive to normal building operations or other occupants.

Vendor: Tenant and its affiliates parking must be coordinated in advance with the PMO. The Security

staff and Parking Coordinator acting on behalf of the PMO, reserve the right to direct traffic, monitor and regulate loading dock activity at all times.

Additional Rules:

x No cables, wires, ropes or other type of equipment shall be run up any building stairwells, or across any path of travel without prior PMO approval.

x Cookers/BBQ/Smokers in compliance with BFD codes shall be permitted with prior approval. x Any open flame work will require a hot work permit in compliance with BFD codes. x Tenant guarantees that all equipment and vehicles are properly maintained and pose no fire hazard or

dangerous conditions to life or property. x No adhesive of any kind, or similarly-applied product, (including but not limited to, tape, glue, caulk,

etc.) shall be applied to any surface on the property without prior approval from the PMO. x No stacking of items in areas that have not been cleared by PMO for use. x Crew to be advised not to linger, and or sit on other Tenant’s props/sets/golf carts/etc.

GENERAL DISCLAIMER: The PMO reserves the right to alter these guidelines at any time, with or without prior notice, if any event activity or guest is deemed to be damaging or detrimental to the property in any way. Tenant accept full responsibility for the behavior of their employees, guests, vendors, and invitees, acknowledges and accepts that any expenses incurred by the PMO, for any reason related to the event, will be billed to them for prompt reimbursement. Management also reserves the right to deny any request.

Please complete the following form for all event requests. Forms should be emailed to the Management Office, [email protected] as soon as possible and no less than forty-eight (48) hours prior to the event date to allow for proper review, coordination and approval. Management staff can also be reached Monday through Friday, 8:30 a.m. to 5:30 p.m., at (818) 840-3000 or via the Electronic Tenant Handbook (ETH) system. Exhibit B Insurance Requirements

All companies performing work on The Burbank Studios lot, in any of its buildings, or using the loading dock area at any time, must have a current Certificate of Insurance on file with Worthe Real Estate Group in accordance with the following insurance requirements:

• Employers Liability $1,000,000

• Commercial General Liability (“CGL”), Bodily Injury and Property Damage including Premises-Operations and Products-Completed Operations, Blanket Contractual, Independent Contractors, Personal and Advertising Injury, XCU Hazards Coverage, No Insured vs. Insured Exclusion or Limitation

$1,000,000 per occurrence, $1,000,000 personal and advertising injury, $1,000,000 general aggregate (with a per location endorsement specifying the Property), $1,000,000 products-completed operations aggregate

• Commercial or Business Automobile Liability, Bodily Injury and Property Damage (including owned, non-owned, leased and hired vehicles)

$1,000,000 each accident

• Workers Compensation In compliance with requirements of the State where the Property is located

• Umbrella or Follow Form Excess Liability At Least As Broad As Primary CGL

$5,000,000 per occurrence, $5,000,000 annual aggregate

• Garage Keepers Legal Liability (when applicable) $1,000,000 Subject to a deductible provision not to exceed $250 per occurrence

• Garage Liability Insurance (when applicable) $1,000,000 Combined Single Limit

• Non-occupational and Disability Insurance, if required by the State where the Property is located

• Fidelity Bond coverage on a blanket basis covering Contractor and all those of its employees who have access to or are responsible for the handling of Agent’s or Owner’s funds, in an amount as Agent or Owner shall reasonably request, having such deductible as shall be determined from time to time by Agent or Owner, and naming Owner as a loss payee

NOTE:

With respect to CGL and Umbrella/Excess Liability coverage, Catalina Media Development II, LLC, M. David Paul Development, LLC and The Worthe Real Estate Group, Inc. (“Worthe”) and all Related Interests must be named as an additional insureds by signed endorsements, and on the Certificate of Insurance, both in form and content acceptable to Worthe.

Certificate of Insurance is to be furnished evidencing compliance with all insurance requirements. Each policy shall be endorsed to provide Worthe with not less than thirty (30) days prior written notification in the event of cancellation or non-renewal. Tenant or Vendor/Contractor, as applicable, shall provide complete copies of its insurance policies to Worthe upon request.

Certificate shall state, and each policy shall be endorsed to provide, that “Such policies are primary and non-contributory and any insurance carried by Worthe is excess.”

Please note on the certificate the name of the project and/or client that this certificate is being requested for.

IMPORTANT NOTICE:

DIFFERENT AND/OR ADDITIONAL COVERAGES MAY BE REQUIRED IN THE SOLE DISCRETION OF WORTHE DEPENDING UPON THE NATURE, SCOPE AND RISKS OF THE OCCUPANCY, WORK OR SERVICES.

Contractor shall carry the above indicated at his/her own expense.

All policies shall provide, by policy provision or endorsement acceptable to Worthe, for waiver of the insurers’ rights of recovery (by subrogation or otherwise) against Worthe, Agent and Owner.
