COORDINATIONCO-1. THE CUTTING OF EXISTING CONSTRUCTION AND FINISHES SHALL BE REPAIRED WHERE CUT OR DAMAGED BY OTHER PORTIONS OF THE WORK BY TRADES PEOPLE WHO ARE BY TRAINING AND EXPERIENCE QUALIFIED TO MAKE SUCH REPAIRS, SHALL PERFORM THE REPAIRS.

CO-8. PROVIDE SHOP DRAWINGS AND COORDINATION DRAWINGS TO GUIDE THE FIELD INSTALLATION OF ALL SYSTEMS. THE CONTRACTOR AND HIS SUBCONTRACTORS SHALL NOT USE THESE DIAGRAMMATIC CONTRACT DOCUMENTS AS THEIR SHOP AND COORDINATION DRAWINGS.

CO-9. IT IS THE DESIGN INTENT THAT ALL DEVICES MOUNTED ON WALLS SUCH AS LIGHT SWITCHES, ELECTRICAL RECEPTACLES, THERMOSTATS, TEMPERATURE SENSORS, SECURITY CARD READERS, MOTION DETECTORS, OCCUPANCY SENSORS, FIRE ALARM DEVICES, DIMMING CONTROLS, ETC. SHALL BE FURNISHED IN THE SAME COLOR. THE COLOR OF THESE DEVICES FOR THIS PROJECT SHALL BE COORDINATED WITH THE ARCHITECT. THE CONTRACTOR SHALL COORDINATE THIS REQUIREMENT WITH ALL TRADES.

W-2. ALL SOUND RATED PARTITIONS (STC) WALLS OR PARTITIONS SHALL HAVE AN ACOUSTICAL GASKET AND OR ACOUSTICAL SEALANT AT THE TOP, BOTTOM AND SIDES WHERE A SOUND LEAK COULD EXIST. ALL PENETRATIONS THROUGH SUCH PARTITIONS SHALL BE GASKETED AND SEALED ALONG THE PENETRATION PERIMETER.

W-3. ALL FIRE AND OR SMOKE PARTITIONS, FIRE BARRIERS AND FIRE WALLS SHALL EXTEND FROM FINISH FLOOR TO WHERE IT MAY BE SEALED, SUCH AS THE UNDERSIDE OF THE STRUCTURE OR DECK AND BE ENTIRELY SEALED OFF WITH FIRE SAFING MATERIALS PER AN APPROVED FIRE RATED ASSEMBLY IN ACCORDANCE WITH U.L. DESIGN. ALL RATED AND SMOKE WALLS SHALL BE LABELED EVERY 10'-0” WITH 3” HIGH STENCILED LETTERING WITH WORDING SUCH AS “2-HOUR RATED FIRE BARRIER”, PROTECT ALL OPENINGS” OR VERBIAGE APPROVED BY THE LOCAL BUILDING OFFICIAL OR FIRE MARSHAL. LETTERING AND ARROWS MAY ALSO BE UTILIZED TO INDICATE THE DIRECTION OF THE FIRE RATING.

W-4. METAL STUDS SHALL BE ATTACHED WITH TWO SCREWS AT 16” O.C. IN THE BOTTOM AND TOP TRACKS UNLESS DEFLECTION TRACKS ARE UTILIZED UNLESS NOTED OTHERWISE.

W-5. ALL INTERIOR WALLS ARE TO BE 3 5/8” METAL STUDS WITH ONE LAYER OF 5/8” GYPSUM WALLBOARD UNLESS NOTED OTHERWISE BY A WALL TYPE.

1. The Contractor is responsible for verifying all underground utilities and the removal and capping of all utilities necessary for the accomplishment of the work of the Contract Documents. All abandoned, nonessential or otherwise not specifically shown to be re-used mechanical, plumbing or electrical utilities that are exposed after demolition work shall be removed and/or capped at the point of origin. Consult the Architect or Owner if questions arise as to whether service shall be disconnected or remain.

2. The Contractor shall exercise due care and diligence in protecting critical components or utilities to remain and to prevent their accidental destruction or interruption. Discovery of unforeseen conditions regarding these components should be brought to the attention of the Architect for consideration before commencing with demolition work. Damage to any building or site components that are not described in the Contract Documents shall be repaired to the satisfaction of the Owner at the Contractor's expense.

3. The Contractor shall remove and properly dispose of all materials identified to be demolished. Items requested by the Owner to be salvaged shall be removed by the Contractor, marked as “Salvage” and stored at the site for the Owner to dispose of.

4. The Contractor shall provide barricades and fencing as required during demolition to protect persons and property adjacent to the Work and to prevent unauthorized people from entering the project area and provide necessary signage to direct pedestrian and vehicular traffic for the general population and building occupants during demolition activities. Temporary barriers and the wetting of materials to prevent air borne particles and dust from leaving the demolition area and causing damage to adjacent areas or property shall be included within the base bid.

5. The demolition drawings are intended to provide a description of the scope of demolition to be included in the Work. The drawings may not accurately depict all existing conditions to be encountered. Details and notes shown for specific conditions also shall apply to similar conditions throughout the Work. It is the responsibility of the Contractor to visit the site and examine the conditions to properly estimate the scope of the demolition work.

6. Refer to other engineering drawings within the Contract Documents for demolition work to be performed by other Subcontractors. Avoid duplication during bidding. Contractor shall coordinate the work of Subcontractors to ensure that all demolition work is included in the base bid and properly managed throughout the project.

7. All non-essential components of the existing construction that will interfere with the installation of the work of the Contract Documents shall be removed.

8. The Owner will occupy the building during construction. The Contractor is responsible to maintain all means of egress from the facility. Corridors shall not be substantially reduced in width, exit signs shall not be blocked from view and all egress doors shall remain operable.

9. Contractor shall include all costs for demolition work required for routing of all utilities, thermostats, grilles below slabs, inside walls and above ceilings and necessary repairs to match adjacent surfaces and finishes.

2. Unless noted otherwise, suspended grid ceilings shall be centered in all spaces.

3. Unless noted otherwise, all ceiling heights shall be installed 8'-0” above the finished floor elevation.

4. Provide access panels where required for access to equipment or devices located above continuous hard ceilings. The Contractor shall coordinate the reflected ceiling plans with engineering drawings for access door locations. Where ceiling access doors are required in public areas such as lobbies, public restrooms and conference rooms, access doors shall be through a removable grille in lieu of an operable access door. All access doors shall be indicated on coordination drawings and coordinated in the field with the Architect / Engineer.

5. See engineering drawings for mechanical and electrical devices that are within the scope of the project but which are not depicted on these drawings.

6. Unless noted otherwise, all devices including, but not limited to, lights, speakers, mechanical grilles, and switches shall be centered within the ceiling tile where indicated.

7. Contractor shall provide all necessary framing and cross bracing for gypsum ceilings and vertical walls that define a break in a ceiling plane.

8. All suspended ceiling work shall meet the requirements of all applicable codes and standards. Determination and evaluation of applicable code requirements, the engineering design of the system, and the installation of mechanical and electrical equipment within the suspended ceiling assembly shall be the responsibility of the Contractor or specialty Subcontractors. If required by code, an engineer licensed in the state in which the project is located shall design the system and submit design documents and calculations to the Architect for review.

9. Seismic requirements for floating ceilings shall meet the requirements of all applicable codes and be install per manufacturers recommendations.
