Marathon Area Information:

The City of Marathon incorporated in 1999, which set its boundaries, “from the East end of the Seven Mile

Bridge approximately Mile Marker (MM) 47 to the West end of Toms Harbors Bridge, approximately MM 60.

Being about 1 hour from Key West and Key Largo, Marathon is the Heart of the Florida Keys. The Marathon

area is an island community made up of some 60 islands. The islands of Marathon are Boot Key, Knights

Key, Hog Key, Vaca Key, Stirrup Key, Crawl and Little Crawl Key, East and West Sister’s Island, Deer Key

and Fat Deer Key, Long Pine Key and Grassy Key. Marathon is located directly in the middle of the Florida

Keys and is a world renowned fishing and diving resort destination. It is approximately 110 miles south of Mi-

ami.

Residents of this island chain recently incorporated their community into the City of Marathon. This is largely

due to local citizens wanting more local control of their government in an area largely regulated by federal,

state and county governments. Most recently the Islands of Islamorada incorporated for the same reasons

and there is movement in neighboring islands to also incorporate. Prior to the incorporation of Marathon and

Islamorada the only cities within the county were Key West, Layton, and Key Colony Beach.

The New York Times recently recognized us as the Family Destination of the Year due to the abundance of

family friendly activities and amenities the Islands of Marathon have to offer you and your family. Sherman’s

Travel named the Florida Keys in the Top 10 destinations for the Leaders of the Western World.

Marathon is a family oriented destination with many attractions for the entire family to enjoy such as the Dol-

phin Research Center, Pigeon Key Island, The Turtle Hospital, and Crane Point Hammock. Marathon’s own

Crane Point Museum & Nature Center announced this month plans for a zip-line canopy tour installation,

helping to further advance Marathon’s reputation as an outstanding eco-friendly family destination.

The Florida Keys, each month, host a myriad of activities including: numerous fishing tournaments of all

scales, annual art festivals with artists that attend from around the country, Marathon’s annual seafood festi-

val every year in March, Key West’s Fantasy Fest which is hel every year in October, award winning play-

houses, and monthly concert venues by the the Florida Keys orchestra and world renowned guest stars.

Development: The Marathon area is comprised of primarily residential properties, with many com-

mercial properties scattered along US #1, and a few Marinas along the shore line. On the Atlantic Ocean or

Florida Straits side of the Florida Keys is a string of barrier reefs four to six miles off-shore with the axis of the

Gulf stream two to four miles beyond, flowing northward. This band of turquoise and blue water contains

some of the finest sport fishing in the world. Snorkeling and scuba diving are very popular, especially at John

Pennekamp and Looe Key State Underwater Parks. Several motels and hotels are located in this region, as

well as numerous marinas and marine related commercial ventures. The economy is primarily supported by

the tourism industry from these natural features. Current commercial tourism development includes a new

Hyat and new Marriott in the final stages of construction. Proposed tourism developments include the addi-

tion of 27 units to the newer Holiday Inn and redevelopment of the Sombrero Country Club to included transi-

ent and/or vacation rental facilities.

Airport: Marathon also hosts the largest airport in the Florida Keys with a runway of 5008’ x 100’ of

grooved asphalt. The airport services private aircraft only with no commercial flights handled. The facilities

offer full service to private planes including: fuel, cleaning, maintenance, tie down & storage, and car rental.

Full detailed airport information can be reviewed at: http://www.ci.marathon.fl.us/index.aspx?NID=31.

There are also exciting water sports to try like kite-boarding, paddle-boarding, snorkeling, deep sea or reef

fishing trips, boating, jet skis, or maybe finding your very own private, secluded island or stretch of beach to

relax and kick-back!

The neighborhood is primarily suburban and approximately 75% built-up. Marathon is the primary shopping

area for the most of the Middle Keys. Within Marathon there are also major grocery, banking and retail out-

SWOT ANALYSIS for Marathon

Strengths

Unique destination (high demand) Accessible via drive, fly (Marathon Airport; longest

runway in Monroe Cty), and boat Caribbean feel within USA (paradise without the

passport) Affordable (better prices than Key West) Family-Orientated Destination

Quality activities (fishing, diving, boating, attractions)

Geographically positioned well within Keys (1 hour drive to Key West, 1.8 hour drive to MIA Airport)

Same distance to Havana, Cuba as Key West Largest inventory of waterways and dockage in Keys Competitive dockage & commercial rates Low tax rate (one of the lowest in the State) Infrastructure in-place (sewers, healthcare,

shopping/retail, other support industries) Marathon as a City is poised for growth

Keys as a whole have highest Occupancy-rate and ADR’s in state/region

18 Hole Championship Golf Course/Country Club

Recognized Marathon Yacht Club

Weaknesses

Tourism is seasonal (although this is slowly changing with stronger Spring & Summer seasons)

Economy still recovering Current lack of commercial air service (will change

as more hotel rooms come back online, are built as well as marina slips)

Opportunities Cuba opening up, loosening travel restrictions Marathon has Room to Grow (hotels, attractions,

etc) New developments in progress and others on

horizon (hotels: Hyatt & Marriott, high-end developments, Knight’s key, new businesses, etc.)

Land/space for accommodation properties available Additional boat slips/Marinas back on-line (ie: Faro

Blanco Marinas and 125 room Hyatt Place) Marriot Courtyard will be open Q4 2015; 95 rooms *Commercial Air Service (potential to add 50,000+

visitors annually) Name Brand recognition (flag properties,

restaurants, retail, etc) All-Inclusive (hotel, restaurant, marina) Resort

Model appears to be successful in Keys (ie: Hawks Cay, Tranquility Bay, Holiday Inn Express)

Costs of building/construction less than international island destinations

Premier destination properties in Marathon for visitors and locals using restaurant, shopping, etc.

Finding potential investors, partners, etc: favorable exchange rate for US dollar; US still safe place to invest-in (European Union, China, Brazil investors should be targeted)

Property valuations on the rise Point of Entry/Customs/Immigration (POE) (on-

track to attain POE by Q4 2015)

Threats Competition of other keys areas developing Key West (as always) Economy weakening again (price of gas/oil,

international economies & currencies) Consumer faith in economy (resulting from

economy)
