What do we do
We provide young entrepreneurs (aged 18-30) with heavily subsidised office space for a
two year period in order to make those first few years as comfortable as possible. Doing so
should help our clients businesses grow and develop in the future. This together with
dedicated one-to-one business advice and personal support will give every young person
the fundamental skills to succeed in business.
HYST will look to work with young people who have previously been; unemployed, under-
employed, disadvantaged in some way or totally new to the world of business. We enable
every young person to take responsibility of their own future and are willing to consider
anyone with the drive and determination to run their own business.
We are committed to working with young entrepreneurs in the local area, making their
businesses more competitive and sustainable to weather these early, daunting times. With
our support, we foresee a whole generation of young start-up businesses going on to
further develop their ventures, creating more jobs and contributing to the local community.
We are here to support young entrepreneurs from the humble beginnings of business
generation through to looking into the space available at HYST business incubation centre
(OneSixOne). Once our young business owners secure office space at OneSixOne the
support and guidance continues throughout their tenure. This then gives them every
opportunity to become commercially viable and allows the next generation of budding
young entrepreneurs to start their journey with HYST.

Our model

• Initial discussion and identification of current position

Our Stepped Rental Model
We support our tenants with our stepped rental model over a 2 year period
that protects them in the early years of business creation and growth. This
model is designed to support them to be financially stable and become
commercially viable as businesses over time. We offer month by month
break clauses to safeguard our tenants from financial insecurity.
The model is as follows
Tenants pay:
50% of what the commercial rent would be in the 1st 0-12 months (12
months)
25% of what the commercial rent would in in the period of 13-18 month (6
months)
Full commercial rent for the end of the initial lease period 19-24 months (6
months)
This gives our tenants the ability to grow organically with a support system
around them and the peace of mind that if “things aren’t working…….” they
only need to find one months rent

Tenants Association
We created the TA in September 2019 and concept is as
follows:
• Tenants pay a service charge after 6 months tenancy
(£25 a month on top of rent)
• Tenancy can apply to sit on the TA after 12 months
tenancy in the OneSixOne Community
• The service charge is wholly administered by the TA
and all funds go towards what they want to see
improved in their community space.
• This can include security, furnishings, decoration of
communal space and even events or socials with paid
for guest speakers.
• The TA meet monthly to discuss the wants and
desires for the coming month(s)

Work Experience – an opportunity to feed back to the DfE
• Over the last two years, many employers have been offering industry placements - an extended period of structured time that a student spends in the workplace, developing real skills and making a meaningful contribution to the organisation.
• Industry placements will be a fundamental part of T Levels – a new course designed by employers for 16-19-year olds, which combines classroom learning with a substantial placement.
• What might this look like in the current circumstances?
• On Thursday 18 June, the Department for Education (DfE) and SDN are hosting an important webinar for employers, giving an update on industry placements and T Levels, how they might contribute to your workforce development in the coming months, and the support now available.
• There will also be chance to hear from two high-profile employers who have already been offering placements. The session is free of charge. Find out more and register here
• Any questions about the session? Email [email protected]
